I've been living here for almost a month and it's been really great so far! All the staff is really nice and all the work orders get done quick. I like the fast internet and free coffee, plus all the bus stops are nearby. All the people who live here are super friendly too and I would recommend this to anyone considering living on their own for the first time!

No, we rent to anyone who meets our rental qualifications! Please contact the office for a list of criteria we use to qualify applicants for residency in our community. Individual lease liability essentially means that your lease makes you responsible for only your specific bedroom and portion of the common area.

Okay, we get it, Eric helped you quickly sign a lease so you think these are five star apartments but I assure you they are not. Staff is unprofessional, maintenance takes ages (even in emergency situations) not to mention the mold and roaches in each unit. I have lived here for the past three years and this past year has by far been the worst. The front office is also incredibly dismissive about roommate lease violations.

Lived there for less than a year but it was good. They are worth the price easily. My roommates were peaceful so that helped living there. Maintenance was pretty quick to fix things. Rooms weren’t really nice but I didn’t expect much with $500 rent. I didn’t have problems with pets or bugs or loud neighbors. Outside area was also kept clean

Although I do not live here yet I am very excited to be moving in this fall. The whole process was pretty easy. I worked with Eric and he helped me step by step through the leasing process and has been able to answer all my questions since then as well. I look forward to moving in and I hope the experience is just as good as it seems!

Eric did a great job showing my friend and I around the place! It was the first place we visited on our search for an apartment around UTK and it was my #1 choice since we went there. Eric was very knowledgeable on pricing, regulations, and on the particular details of leasing/renting these apartments. I think it’s a great value for what you get and they make their leasing process smooth, efficient, and straightforward!

UPark is a great place to live! Close to campus, but they also offer a bus service to and from campus. The semester pass is only $50. They have a nice workout room, quiet places to study and free unlimited printing. Their pool and hammock areas are also awesome amenities. Fast WiFi and nice furnished apartments. Their staff is also very nice and helpful! Highly recommend!!!

I'm so excited to live here in the fall! I toured a couple housing options and looked at even more online, but University Park checked all the boxes for me! It's close to UT's campus, has a nice apartment layout, tons of amenities and was reasonably prices unlike some of the other places I looked at. Eric was my leasing agent and he was wonderful! He was able to answer all of my questions and was always quick to respond! I'd never rented an apartment before, so it was really nice to have someone as helpful as him work with me throughout the leasing process. I can't wait to move in!!!

I was given a tour of the property by Ms Julia and she was absolutely wonderful. She was very knowledgeable about the amenities, policies and was able to answer every single question we asked. I very much enjoyed the tour. The property is beautiful, clean and very attractive. Cant wait to live here!!

They made the leasing process super easy and u stressful. They were very quick in getting me through steps such as background checks and reviewing documents I submitted. They definitely did not keep me waiting at all. Eric especially kept me very well informed of where I was in the leasing process and was very helpful answering any questions I had.

Great place and atmosphere for student to stay. Close to campus. For students who doesn't have car ride to campus, they provide daily KAT (2 route per hour) and you can purchase the semester KAT pass for only $50. The clubhouse is very nice place to study. They provide coffee and drink in the lobby. Fast internet.
On the down side, because of the pandemic. I need to move back home for the semester. They are not that very active for any student who moving out. It's very difficult to break the contract unless contact to the manager. The manager Ryan which very friendly helped me solve the situation
