My son just got out the military (serving our country overseas), and went looking for apartments in Fort Collins. The Courtney Park Apartments took advantage of him by charging him a application fee and as well as a application deposit and misworded the paperwork. When he proceeded to get his deposit back, he walked in to get it, they refused to give him his deposit back and said "no, he signed the contract." He is a Veteran, going to start college and currently has no income. I do not recommend this apartment complex due to the fact that they may be taking advantage of getting people's money,

My brother just got out of the military a month ago and he put in an application for this apartment. They were adamant on the fact that if he paid the 400$ plus the application fee the "application deposit" would be applied to his security deposit. They failed to mention that after the background check was complete (which he passed quickly because of the military) , that If he chose not to go with the apartments, he would lose the 400 dollars plus the application fee. I know one apartment being off the market for two days is not worth $400.

Overpriced for the offerings. Concrete steps crumbling, safety hazard. Revoked majority of tenants' parking passes with no notice; most woke up to yellow stickers threatening to tow within 48 hrs despite being registered. Plus they started charging for specific spots that were previously included with lease. They also decided to mandate no one is allowed to smoke legal non-tobacco products at all. Well maintained, and quick with repairs. HOWEVER - we are only 9 months into a 12 month lease. They just gave us a notice that we have 7 days to decide if we are renewing our lease. If we stay, they are increasing our rent by $200/month for a renewal of a 12 month lease. New tenants are already paying $300/month more than we are for the same floor plan. If we do not decide within 7 days to renew, but still decide to renew properly in standard contract time frame, they are raising our rent by $500/month for the new 12 month lease. That is more than a 30% increase. 7 days is not enough time to decide

I chose not to live in Courtney Park however in my tour of this apartment I noticed several things that immediately felt like red flags. When you first pull in the complex looks older but renovated, but I was suspicious when the leasing agent pushed back on showing me the actual unit I would be living in rather than the model-I shortly found out why that was. The steps to the unit on the second floor were collapsing and looked unsafe to even step on. The entire apartment was not updated and looked far from the luxury unit I anticipated. I never lived here, so I can only speak about the time that I toured this complex. Depending on where you're located, the location near Harmony seems like it'd have great access, which is why I was interested in this complex in the first place. The model apartment that they had set up when I toured was beautiful. The place looked immaculate and I was envious of the office (sun room) area and the amount of closet space. I don't live here but I visit folks who do. Bright windows, updated fixtures, no sink in the bathroom (it's in the bedroom which is a little uncomfotable as a guest.) Seems well maintained and they've never had problems with any appliances or utilities. The mail seems a pretty far hike to the office instead of each building. No experiences with management. 4 stars instead of 5 for the bathroom sink and central mail.

We loved living at Courtney Park. We live in a place that doesn't even compare to the service that we received at Courtney Park. If the staff is the same, which it looks like it is from recent reviews, you'll get your work orders taken care of and anything relating to your apartment or lease very professionally and timely. The apartments are older there but well maintained. The amount of trees and open areas were amazing. We miss it a lot and may have to find our way back there.
