An individual lease is a per-bed lease. You sign a lease for a bed in the apartment and share common areas with roommates. This allows you to live with roommates without having to worry about whether they're going to pay on time. Fill out and submit your application, your guarantor's application, and your roommate preferences form.

The Foundry will have your car towed!!!! Signs on 2 dumpsters and on entry gate for towing enforced but nowhere in that complex does it say visitors must park in visitor parking. There is a small UNSAFE visitor parking against a fence by a dumpster, that does not have a towing sign, away from the complex with tiny signs that are barely visible. Management will tell you it is the tenants responsibility to tell their guests where to park. Apparently they need to post for visitors!!!! They use Muggle towing and it's just a small fee of $300 to get your car out. I am pursuing this!!!

I've been waiting to post this review, taking note of all the accumulating issues, hoping The Foundry would make improvements so I would not have to do this. To start, when I moved in, my unit had a literal hole cut out of the wall with pipes exposed, dirty and moldy baseboards, and popcorn ceiling crackling off. There were scuffs and paint all over the flooring and they took over a month to repair the issues. The leasing agent forgot to have us sign our lease for the entire first month we lived there. They allowed the washers and dryers (6 of each) to remain completely broken after the snowstorm

The Foundry was an experience that no one should willfully sign up for. Roaches don't pay rent, but they sure have a place at the foundry. I paid rent and did no move in for almost a month because roaches were not taken care of. The manager operates with arrogance and entitlement and runs over those who might not know better (the young students). There seems to be a lot of scheming people out of their deposits- when they know the place was never up to par to begin with .

I so much love and appreciate the good deeds The Foundry Apartment is carrying out. The management are thoughtful of their rentee especially during this period of the notorious pandemic (COVID-19). Jacqueline came in and turned my entire experience around. We had went through several groups of management. But Jacqueline made sure to address all the issues we were having. She was kind, patient & truly advocated for us to have a better experience. This was my first apartment so it only put the icing pn the cake how affordable it was to. I know the foundry will be in good hands & provide wonderful experience for future residents.

I’ve been here for three years and I must say they are horrible. They lie about things to get you in. Yes, the apartments are nice, but there are some dirty mfs that stay over here. When I first moved in my roommate was dirty so there were roaches took months for them to leave, I requested weekly for the apartment to be exterminated. The office lacks communication, they make promises they can’t keep and Tim my opinion they really don’t care. They send out more notifications about RENT being due then actually fixing and listening to concerns. I’ll just keep it short though, I prefer you

One of the most quiet places we have ever lived! management is very accommodating to all tenants needs & maintenance is always on top of work orders that we have sent in throughout the time we have lived here! if you need somewhere comfortable & conveniently in the middle of town to stay, this is the place to be!!

My son was planning to stay here while in school but I was denied on the application as a grantor and was told that he would be approved with proof of income and/or proof of financial aid. We were told to sign lease and submit application and deposit payment first. My son's financial aid had not been disbursed and he decided not to go to school this semester until everything was sorted out. I understand that the application fee is non-refundable, but they are now refusing to refund my deposit. l have called several times and have not been able to talk to anyone and no reply to my emails. I’ve loved my time here at The Foundry! Their large pool is great for bbqs, small hang outs and just lounging around the pool. Great set up. The apartments are cute, and they did a great job completing my maintenance requests. They’ve clearly been hiring to meet the needs of their tenants.
It seems like the past month, there has been a lot more communication on their end. Maybe new management? Definitely suggest this apartment complex!

We have a new manager now and she is great always so nice and helpful. Though maintenance needs a bit of work on responding to requests in a timely manner. The gates have not shut ever since I moved in. But especially on weekends there is at least one police officer here over night. There are problems with the property but I guarantee that anywhere you go there are going to be problems. COVID has caused a lot of issues. But the office staff are trying. They can only do so much.

Read every section of your lease. We wanted to sign a 6 month lease with a FIRST FLOOR HARDWOOD apartment. They said that's what we got. However they took advantage of excited teenagers. I read most of it but missed the lease. It was actually a year lease on the second floor with all carpet. When I talked to them they said it would be $400 to move and that we already signed the lease. Our AC has not been fixed since we moved in in October; they shut the water off all the time. They also never updated our fire extinguisher when we moved in when I made it very clear that it was almost a year

I've been living here for almost two months now and I like it. If you're looking for an affordable apartment while you are in school or trying to get your financial life straight, this is the perfect place for you. Be aware that affordable prices come with a catch. Yes the apartments are renovated, but to keep them affordable they have to use cheap renovations. I'm honestly content because it's exactly what I had in mind.

I would not live here. It may seem all nice and great at first but trust me it's not. The management here is horrible. The water here gets turned off at least 3 times a month for "emergencies" and is sometimes off for a full day. They constantly say the gates will be working, and it never has. There was at least 2 break ins while I lived there, and honestly I never felt "safe". Huge** issues with rent not being posted on the 1st of the month like they said, and it was a hassle to try and pay another way. Only convenient thing is if you attend UT Tyler, because it is right
