Not as family friendly as one would hope, and not as many "extras" like most of the hotels in this area have. Lots of adult activities though!

Small RV park located next to Bucees, off I-35 northbound. It's noisy, but that's due to location. Not a pretty park, but functional for the price. Spots are kinda close , so you can hear neighbor next door (and they can prob hear you too). Dirt road all around with gravel lots (some in the back have grass). Safe with easy access to town.

This park is a good one. No troubles of any kind happen. It’s on I35 and there is construction but that everywhere. Staff is friendly and helpful.

I wish the 10pm quiet time curfew is enforced ! Our neighbors are out till 1 am every night being extremely loud ! Also, DO NOT expect to get your 100 dollar deposit back . They say they require a 90 day stay for refund …but they don’t tell you that when you check in …this is a trailer park level place , ZERO amenities

VERY RUDE OLD WHITE LADY AT THE FRONT DESK. After communicating with someone through the internet about available spots we decided to drive by and try to separate a spot with a deposit. We walked in and immediately were greeted with a very rude older lady. My husband said, " hi we spoke with someone through Facebook about availability spots so we came by to separate one" and she goes, " I don't know anything about that. We don't have any spots" we told her it wasn't for today but for later in the month and she clicks clicks clicks on the computer as if she was

This RV Park has a sign saying it is a Good Sam Park. It is not. I contacted Good Sam and they knew nothing about it. It does not look like the pictures and is made up of mostly people living there. There is little space between campers, no tables or room to sit out and not kept up.

Decent WiFi, that's about it. It is more like a trailer park than it is a traditional, come and go, RV park. Most tenants are in fact staying in RVs, but are long-term. I came to the area to work at a local power plant as a contractor. The job scope changed on a weekly and sometimes daily basis, some of which was a result of winter storm Uri. Towards the end of the job I was hoping to pay the weekly rate for two weeks, then if my stay needed to be extended, pay the difference to equate to the price of the month. The Manager would not work with me on the price, so as a result, I had to pay $920

Bill and his crew are very helpful and professional. We stayed here for two months and would still be there if not for a family emergency. The park is very clean. Location is perfect if you want to enjoy the hill country and Gruene. Over all the tenants were nice too, naturally you have your p.i.t.a ones. Rates were awesome, the only negative would be slow internet. Rest rooms and showers I never used, as my unit has a full size restroom.
