You can’t beat the price for North Austin.
Communication with the management office was spotty at times, as well as work orders being fulfilled.
Read the lease agreement very carefully.
They are like spirit airlines in that way.
Overall a good location and a decent community with Competent on-site staff.

12/16/21: Couldn't enter mailroom. Contacted friend. Main office changed code & emailed some neighbors but not us.
10/08/21: Mail carrier left me a key & a note (See photo) saying which parcel locker the key was for. When I opened my mailbox however, someone must have beaten me there as there was no key. I stand by my earlier suspicions that someone ill-meaning has the master key to our panel of mail lockers. I spoke to the front office & contacted corporate a couple of days ago, detailing ongoing Issues with mail security. They refuse to install cameras. Told me to "get a post office box." I

Living here overall is good. If I had more money I would definitely chose to live somewhere else in all honesty. If you are looking for something close to the domain/arboretum shopping areas this place should get 5 stars.
You will rarely be able to get in touch with the office via phone call but it depends on who is working. When signing a lease I maybe got a hold of them 1/5 times which was an absolute headache especially since there were issues with the documents not uploading and our initial signed lease getting lost. I lived at the High Oaks in 1987 in one of the lower floors. The rent was $342/mo which I thought was ridiculously expensive at the time-lol. But, it had a full size washer and dryer and modern (almost new) at the time. There was still vacant land behind us on the street that T intersects with Jollyvulle.
I was able to get out of the lease by complaining about a pool of water that collected that attracted endless mosquitoes, which violated a City code. In retrospect, it wasn't so bad back then.
There was no such thing as mandating that a resident subscribe to cable or anything else.

Another update. The mail office was out of commission for FOUR MONTHS. During those months we had to go to the nearest USPS. The people at USPS lost multiple checks, debit and credit cards, and packages in that time. They're just... gone. I don't blame High Oaks for USPS' mistakes, but there should have been another, more convenient way for the residents to have gotten their mail. You don't mess with peoples mail. NOW, the new mail building is open, and I've had a massive lock on top of my mailbox for 13 days now. I have reordered debit cards I have to get to to pay bills

I lived at high oaks for 4 years. The location is prime- all essentials (grocery, restaurants, hiking trails, etc.) one could possibly need are within a mile of the complex, and there are multiple bus routes that have pick-ups less than a 5 minute walk away. This location is a great spot for University of Texas students, as the express metro to campus picks up/ drops off from the corner of of the complex, and only takes ~25 minutes to arrive on campus.

I have lived in the area for years (including other apartment complexes along Jollyville) and have really enjoyed my experience at High Oaks. The manager, Brooke, always goes above and beyond to provide excellent service the few times I had had a question or concern and you can't beat the view or the centralized location for the price! Maintenance has always been timely with any request I've put in, whether big or small, and having your trash picked up at the door is a really nice convenience with small children. I would definitely recommend High Oaks if you are looking for an affordable apartment

High Oaks is a pretty calm area. while every apartment complex has its ups and downs, i've only had great experiences. the location is definitely something to consider because of the beautiful view of the green belt on the outer apartments. because of the location, you feel secluded and the atmosphere gives off a vibe where you feel like you're living in the country....yet you're half a mile from two major highways and the Domain & Arboretum. if you enjoy going out on weekends but do not like austin traffic, it's definitely a place to consider when finding your next place

Spent two years here and it was the best complex I've lived at in my years in Austin. There's really something to be said for an older, established community. The community always felt safe, the rent was competitive and affordable- most importantly. My maintenance needs were always met in a very timely manner as well. Because of the way the parking lots wind through, parking was always easy and I was always parked just a few steps away from my door. It is very simple and basic as it was built in the early 80's so nothing is modernized nut it serves for a good apartment and is in a great location. The location is so close to the Domain and downtown that is make it a prime spot to live. The area is safe and I never had issues when I would go running at night. Also the leasing office was very supportive when I needed to change my lease due to a break-up with my then boyfriend/roommate. They were very helpful with this process. I've lived here a few years and it's the quietest place I've ever lived - the walls must be really solid. The neighbors are nice and the staff has always been helpful, and the maintenance is handled quickly. The property was built over old creek beds, so has 'bridges' in places - the wood near my place is starting to deteriorate a bit, so it's showing its age, but looks structurally sound. [Update 2018-08-29: They just redid the bridge, and gave us $150/day credit when we couldn't access our apartments].

Old, expensive, leaky and poorly constructed. The location is nice, however under NO CIRCUMSTANCES would I recommend this property. STAY AWAY.

The first apartment I was moved out of because the master bedroom ceiling continually leaked during any days that rained (picture attached). After multiple "attempts" (picture attached) at fixing the ceiling (and not actually trying to fix the issue OUTSIDE) management chose to move me to another unit. You can see they patched the ceiling only to have it continue to leak through

I lived here for a year and had a very pleasant experience. I never had issues with the front office, whenever I needed maintenance done it was extremely quick and done well. The apartments are older than a lot in this area but the office really does try to take care of anything you need.
I never had an electric bill over $160 (I don't know what those other reviews are about, but that's outrageous)
I didn't have any issues with bugs (a cockroach every now and then, but hey it's Texas there's nothing anyone can do about that)

I recently moved out due to a relocation to another city in Texas after living at High Oaks for almost 5 years. Wondering why I stayed 5 years and giving the community 1 star? Because of the location-only 1 block to my work and I had a really great neighbor. To break it down:

My 10-month lease will be up in a month. I'm only leaving High Oaks because I decided to get a roommate and there was a nice option at another Northland Community. I lived in the southmost phase of the complex, near Morado Circle.
Utilities: My unit's water heater was pretty small, but I got accustomed to not turning up my shower pressure too high and not lingering too long. DON'T DO IT!!!! This place is ridiculous. We've been here for over four years, and believe me when I say I have regretted it just about every day. There are a ton of reasons, but I'll just name a few. You can NEVER get a real person to answer the phone at the office. They just don't give a s**t. They don't even get back to you timely when you have something that needs serious attention (a partial power outage, etc.). Don't expect any niceties or customer service - this is a business, not your home (at least that's how they treat it).

Please see my pictures they are the truth about High Oaks. If you read the reviews between Google and Yelp it is ABSOLUTELY correct. The apartments are old and the management team does not care. I'm only here because of three simple facts:
1) location

3) short term lease option
If I had an option, I would not have selected High Oaks. I own a luxury car and apparently its a no no in this over-exposed apartment complex. My window got broken (almost $800 to repair it), the previous month the car logo got removed by someone jealous, to say the least.
