We loved this flat, even tho there were leaks in the unit apparent during our walkthrough. We were assured those would be fixed upon move in. We applied and were given a verbal 60% discount. The software didn't work and we had to pay but were told they'd apply our credit back in 1months rent.
Well, our credit was pulled and apparently came back unapproved-- I'm a college prof, my partner is an OBGYN. This has never happened before, and hasn't happened in the now two rentals since. We were encouraged-- several times-- to use a rental guarantor agency that would cost us 1000s

If beautiful industrial chic loft apartments are what you are looking for, then Jemison Flats is the place for you! My unit has an enormous amount of floor space, spectacular views of the city, and excellent appliances. Each unit has its own unique floor plan and character. Amenities include a great workout room, secure parking deck, and the most beautiful courtyard (with large industrial waterfall fountain, grills, and fire pit) that I have ever seen. Many of my neighbors (other tenants) have become close friends, and people in the building are friendly and conscientious. Management and Maintenance

John was very helpful, informative, and responsive. The building is beautiful with tons of nice amenities. The lofts are very well kept. John answered all of my questions and they helped me see the building twice to make sure I am getting exactly what I want.

Yeah the units are cool and the building is nice, but there is a new company running the Jemison flats (SPM now) and this is what happens:
They increase right away everyone’s rent, up to +15%. I meant there is pandemic out there, not that I was expecting a lower rent, but this is too much and makes no sense. I see two answers here:
ONE: people at SPM have no sense of reality, and therefore no compassion.
TWO: just greed and no much to add here. Greed is one of the seven cardinal sins and it is for a reason.
Either way, several tenants, myself and a few friends had to leave.

We love living at Jemison Flats Lofts in downtown Birmingham. There are so many great restaurants nearby as well as the Pizitz Food Hall. The green space with a waterfall is a lovely place to have a cocktail. Each apartment seems to have its own personality since they are crafted from a 110 year old building. It seems that they tried to save architectural features like original wood floors. The ceilings are lofty and make the spaces seem large. The kitchens have been recently updated. The views are lovely...some are city views and some are views of Red Mountain. We feel secure with having an attached
