My buyer and I had a great experience with Steve and Bulldog Inspection Services. I especially liked how he explains his process at the beginning of the inspection. We had a concern with the sewer portion of the inspection, Steve offered to pause the overall inspection so the buyer would not be out of pocket expense if she decided not to move forward with the purchase. Steve came out when we were going through the process of purchasing our home in June 2021. Now, having lived in the home for a couple of months, we couldn't be more pleased with his inspection. There has been nothing wrong outside of what he noted in his inspection. We are first-time homebuyers and he made sure we knew what we were getting into with a 100+ year old home (a labor of love). Steve went though everything with me in regards of the house. Let me know what he was able to find that he recommended repairing and what I needed to prepare for. My realtor recommended him, went over things the day of the inspection and a three way call 2 days after for any a questions we had. He was able to see things I did not. I am a real estate agent and Steve at Bulldog was so great to work with! He was extremely professional and his inspection was thorough. Very professional. The 1st house I had inspected they called the inspection off because the inspector saw so many things wrong before he even got inside...and Bulldog didn't charge me for it. When you need a home inspection done(mine was for a house I'm planning to buy), this company is the one to go with.

We had two inspections done with our new construction home, one by Bulldog and one by Holmes Inspection.
We were very disappointed with the performance of Bulldog, and the lack of attention to detail and major errors compared to the solid/complete/detailed report provided by the Holmes Inspection Company. In addition, Bulldog was not competitive on price as it was higher for lower quality and less time spent at the home.
Major misses by Bulldog:
1. Gas leak
2. Freon leak
3. Main water supply line protection missing
4. Ducts crimped in attic, lack of airflow
5. Negative grading/drainage towards

I'm a first time home buyer, and in my opinion, if you are too, you need to hire Bulldog. Steve is a complete pro. Showed up early, answered all my questions thoroughly, pointed things during the inspection, and gave me a brief overview of the "bones" of the house. This was on a Saturday. I had my inspection report the next day. The report itself is incredibly thorough. There's pictures with indicators so you can clearly see what he's referring to in his notes, and he gives easy to understand recommendations for any issues he finds.

One star is giving way too much praise. You are putting trust into and inspection company/ termite inspection company to find issues in your home that you are about to purchase. Give this company ZERO TRUST. There is about $40,000 worth of problems to our home that we had purchased because Steve didnt care to do a thorogh inspection. The roof is a little five years old and leaks, multiple pipes are leaking, electrical issues, window issues, fireplace issues, wood rot, and last but not least a termite infestation. If he would have just appologized and said he makes mistakes, that probably would

We are out-of-state investors in Florida real estate, and buying property without seeing it firsthand can be quite a challenge. Steve is the solution to our problem - very professional, and his reports are so detailed that our contractors can prepare a bid based just on his inspection results, without needing to go out and see the house for themselves. The inspection was good. It was after the inspection which is the reason for the 1 star rating. Steve turned on the water under the kitchen sink. There was a leak, which he documented in his report. He did not turn the water back off. The leaking water caused damage to the hardwood floor. He didn't return calls and Steve refused to accept any responsibility for the damage, which was caused by the leak. Had he turned the water back off, there would not have been damage. Inspection fine...any problems...forget it. I will never use his services and will tell everyone I know to not use

Steve was very personable as well as professional. His inspection was very thorough and made us feel much more confident with our house purchase. He noticed several things that we hadn't seen and led to the seller agreeing to make the repairs! If we hadn't had him come out, we may have had problems in the future. We are very glad we chose him and would recommend him to anyone.

We hired Steve after reading his excellent reviews and we definitely were not disappointed. Steve took great care in being incredibly detailed and providing several photos for us which we really appreciated because we are coming from another state and were not able to be at the inspection. He also went over the inspection report on the phone with us and then gave us quotes for what the repairs should cost by a good contractor.
