The apartment location was one of the only things I liked here. I lived here for 2 years and had 5 washer/dryers replaced, my dishwasher repaired, a new refrigerator, 2 new shower replacements and the list keeps going. I had to deal with an abusive couple who lived under me and management did not care that I was being woken up at all hours of the night for 9 months (before the police finally told tivolI they cannot return). The worst part, and the main reason I am writing this (after it already being a year since I moved out) is because the last few months I lived here I had mold and maintenance

Tivoli is the worst. While they allow two people in a room, are pet friendly, and close to campus, they have no other benefits. The staff is terrible and has no idea how to properly handle conflict. They want your money, don't care for your well being, and from what I've heard, they screw up out of your deposit. I wouldn't even recommend this place to someone I hated. It's dirty, old, and too expensive.

I lived in a 2BR/2BA apartment at Tivoli for 3.5 years. Tivoli is a moderately priced housing option (mostly for students) in the UCF area. Having visited most of the other housing options in the area, I was pleased to live at Tivoli, and overall I think they give you the most bang for your buck.
Pros:
- Within walking distance to UCF and Publix
- Free shuttle service to UCF provided during the week from 6:30am-10pm (excluding Fridays where they only run till 8pm)
- Large bedrooms, kitchen, and living area, especially when compared to other apartments in the area
- Readily available parking

If you live here I promise it will be a mistake!!! I have lived in many apartments in the UCF area and no others have been this awful! When my roommates and I moved in we were astonished by the poor conditions. I could not even move into my room on the scheduled date because my ceiling was leaking! The leak was staining the carpet and the wall. I gave them time to fix and it proceeded to move in on the new date. The ceiling was still leaking!!! Only when I called flipping out because my mattress was going to get ruined did they fix the ceiling but left the wall and carpet stains! Disgusting. Then

I have lived at Tivoli for over a year and would not recommend it even to my worst enemy. The rent is absolutely over-priced, for the amenities, for the service and for the treatment you get from the office staff. The only people at Tivoli worth your time are the very nice, very relaxed maintenance staff (which you will always see because something is always broken!).
The rent is completely over-priced. It includes nothing but cable and the prices jump with each year. The amenities of the apartment and the complex are nothing to get excited about, so don't think that your extra rent

I lived in Tivoli for one year with 2 other roommates and would not recommend it to anyone.
Pros:
Space: I lived in a 3 bedroom with 2 other girls and never felt crowded. You get a walk-in closet and your own bathroom which is nice.
Cons:
Amenities: Our dishwasher never worked. Also the dryer was so old it left rust stains all over our clothes. The apartments are really dated.
Rent: The rent is totally ridiculous, way overpriced for what you get.
Security deposit: They took 90% of my refund. I moved out May 2012 and to this day (Jan 7, 2013) have not received the small remainder of my refund

If you're a student looking for your first foray into living arrangements there really are far better options. The rent is far above what it should be for East Orlando living.
The spaces are of decent size, but the quality of materials put into the apartments is lackluster. Carpets stain easily, laminate on the cabinets starts peeling after time. You're more than likely to lose some of your security deposit thanks to this.
