Do not lease UNIT 145, you’d regret it, just after I renewed my lease for 2020, I began hearing stomping noises right above me (mostly at midnight) I can’t count how many sleepless nights I had whilst living here, Management never did anything about it, they never even tried to offer any solution, the package receiving service is trash! Sometimes your package could go missing & you'd have to wait weeks for Luxer one to figure where your package is. If there is anything less than 1 star, it’s what Grady management deserves, WASTE OF MONEY!!! This ain’t no luxury apartment.

Horrible management!
I’ve never had to deal with the horrible things from any apartment complex.
They will tell you one thing and turn around a screw you in a way you would never imagine you will have to deal with.

I would NEVER recommend this place. I would not want any young professional like myself coming across this complex thinking that they are going to receive a high standard of luxury living, because trust me you will be bamboozled. My boyfriend and I have been living in the apartment since it was first opened in 2017. Since then we've experienced so many issues. This apartment has had horrible management since 2017, but most of our major issues are with the current management, which is Grady management. For anyone wondering. I would not advise that you consider living here. Communication with the leasing management and residents is horrible. I emailed them about dirt coming out of the faucet in June of 2020 (I also have videos and email time stamps to verify this accusation). I just got my faucets fixed last week 9/17/2020. Additionally, notifications of new parking decals were communicated through email only, (no postage signs in the building, no paper slips in door, no phone call) but email and according to the leasing manager through the portal. I applied for an apartment in early Feb. We did not go through with the process, but the $99 deposit that I put down has yet to be refunded. It's been an entire month, and I have been receiving numerous excuses via email and phone calls regarding their "System" being down.. for an entire month, I suppose!! The irony that someone is already living in the apartment that I put a deposit on a month ago, yet I have not received my money back is truly unprofessional!! Please contact me once my refund has been processed, I am not interested in speaking with anyone else and being fed a ton

Evolution is a mixed bag. If you're hoping for or counting on a relatively quiet living experience - whether to get a good night's sleep or to get some work or study done - I don't recommend living here. You might get extremely lucky and have all quiet neighbors, but it's much more likely you'll end up living near loud kids, or a neighbor who likes to party until 5 am even on weeknights, or both. If you do wind up with a loud neighbor, in my experience the management office won't help you at all.

Been living in the building for exactly one year now. The last management company was very unprofessional at one point one of the leasing agents suggested I bribe one of the staff.... The new management company can never keep track of anything and it seems as though nobody ever knows what's going on. I've had many discrepancies with my bill where I was overcharged and it took days/weeks for them to correct it.

By far the best place I have lived. Leasing office staff are amazing and friendly. The maintenance staff report to any on site issues immediately! Which is beyond convenient. The property is clean. Love the courtyards. The Gym is amazing with great equipment. Highly recommend this place to anyone looking for luxury living at a great price !!!

This is NOT a safe community! The negligence of the leadership hear has lead to allowing violence on to the property. If the gates were fixed, this would not be! Please look up the news article yourself! They do not respond to e-mails and do not communicate well in person either. This is a disgrace how they ave boarded up the fish tank. I signed a lease for luxury living. This is becoming a hole in the wall. Nothing like in the past. They do not even mange our accounts correctly. From my observation, they don't even have our updated lease. Illegal! They are falsely advertising what they offer

His an amazing and friendly leasing agent, he pays attention to details, listens to the guest and responds accordingly. I’m super happy I worked with him

I've been living here now for almost 2 years and it has gotten worse! So bad that they have come under new management. Some of the old office staff remains and it seems they kept the best (and even promoted one, Tai) and I have never had a problem with the maintenance team, Gerrod is the best! To be honest, it will be a miracle to see them bring this place up to "luxury" standards.

I have lived here for a little over two months now and my disappointment increases daily. From the time I signed my lease to when I moved in property owners & property management companies changed. This apartment community used to be one of the best in the area I know at some point there were even people on the waitlist for units. Ever since the change it has gone to hell. The new property manager is by far the worst manager I have ever come across. She is rude, condescending & has no grasp/understanding of how to actually manage a property. Update to my review:

There are many problems with the building.

1. The gates in the garage are always broken and it takes forever for them to fix them.
2. People are extremely loud in the courtyards and common areas after 11pm.
3. Despite the no smoking rule, residents are leaving cigarettes ashes in the stairwell and courtyards. You can smell weed and cigarettes in the hallways.
4. The cleanliness of the hallways and residents leaving garbage on floor in the garbage disposal area. These problems are not only aesthetically displeasing, they also may cause health and safety problems for

As a business owner, living at the Evolution is excellent for growth of my organization. The spaces available for use with reservation or quick meet-ups are perfect settings to impress clients. I just signed my lease for a 3rd year and I have never had an unprofessional experience with any staff member. The maintenance is the most responsive team that I have worked with ever in my years of renting. Evolution at Towne Centre Laurel is more than just a wonderful place to lay your head, it is a community! So much so that they hosts events for leisure and informative sessions on how to make the community

DO NOT MOVE THERE!!!
This isn't even everything. You've been warned. Read the reviews and move somewhere else.
1. Worm infestation everywhere on the property. They get into your apartment and they are in the pool.
2. Constant loud partying past quiet hours which are never respected or upheld.
3. There are physical fights on property with tenants.
4. The new management is unprofessional and unreliable.They allow people to do anything.
5. Trash is piled up on the floors in the trash room attracting bugs.
6. The police are onsite at least 3 times a week.

Who thought you could find a family at an apartment complex!
I have been meaning to write this review for some time. I just completed a review for a customer service representative who went over the top to help me, and I realized at that moment that I never wrote the one I intended for Evolution who has given me superior customer service.

Is phenomenal and has everything you would possibly need to have a successful workout. My only problem is the walls are paper thin!! I live on the third floor and my neighbors stomp all damn day! Then there's a dog that lives around me and it feels like he/she is in my apartment(it barks sooo loud) the barking never stops. I've complained but nothing has happened. I mean i didn't expect any results it is an apartment complex and not a house. Also, guest parking is really over the top!

My sister and I have been looking for apartments in the area for almost a year now. We are relocating from Baltimore back to Prince George's County where we grew up. My husband and I were newlyweds and in search of our first apartment. We stumbled upon Evolution the middle of July 2017 and decided to go in and see if we could schedule a tour appointment. To our surprise they were able to see us immediately! Khiree was so Great and gave us a full tour of the building and showed us the available unit that fit our living needs. We were beyond impressed and decided to start the application process immediately. We moved in Aug 1st! We couldn't have picked a better place. The amenities are AMAZING, the building is kept immaculate 24/7 and the staff is even better

From the moment I walked in the front doors my experience has been top notch. Looked at multiple places and decided on living at Evolution. I could have got a bigger place for less money but i am always a big believer in quality over quantity. The leasing staff has been amazing. Very easy to work with. Highly recommend!!!

I am very excited to move in! Move-in day can't come soon enough! Me and my boyfriend are moving here for our first apartment together and this is just PERFECT. We heard about this apartment from another 2 properties who put in good word about checking out Evolution! I am so glad they did, because it was a hidden gem for us. Evolution is completely and intentionally focused on providing the young professional a place to call home. The welcome received on move in day reminded me of private resort vacationing. I'll not spill the beans for newcomers; just know it is a pleasant surprise. The staff know us all by name and are genuinely interested in us enjoying our stay. Don't be deterred if there is a wait to be buzzed in or if passerby's don't open the door. The security of the residents is top priority, which is a plus for me. Make sure to have an appointment so you don't feel slighted. The staff are working overtime

I absolutely love living here. Everything needed from the staff has been on point. The grounds are safe and neat, and parking is always available. I really like that my packages are delivered in a safe room until I can retrieve them. I’m happy here and plan on staying for a very long time.

My husband and I visited Evolution earlier today and were very displeased with how we were treated by the guy working there. We called and made an appointment for 3pm and arrived about 10 minutes early. There was no one in the office, so we assumed they were showing someone else around, which turned out to be the case.
