It's hard for me to put a rating on this place. Again, as I said before, it has its good points and bad. After a year, for me, the good points are mainly the setting, the daily maintenance, and the staff. Anytime I have a problem with my apartment, it gets fixed within 24-36 hours (sooner if emergency). The staff are friendly, and the scenery is awesome.
However, I do have a problem with their overall construction maintenance. I have waited for almost a year (and still waiting) for rotten boards on and above my front door to be fixed. Its so bad, the boards fell off, but the maintenance

I've recently noticed a high rate of people moving out and this concerns me , we moved in because we were told it's a great place to live but I've been here 8 months now and we are seeing the same problems over and over , the gate is still not working and a lot of unwanted people coming in , clubhouse still not repaired , these are things we pay for ! We really like it here and want to stay but we also want what we were told we were getting when we signed the lease !

We absolutely love it here! We have had some problems with our AC going out but the maintenance man always came to fix it! Still adjusting but overall love it. Madison helped us find the perfect unit just for us and we love he for it!!!! We are right by the water and have an awesome view. It’s super convenient living closer to everything in town and even right by moody gardens. The ladies in the office are super nice and willing to help you with anything if you give the right attitude. Thanks Madison!!!

Girls in office will lie. Maintenance sucks, when they can’t fix a problem they lie and say that they were denied entrance. I complained about a bathroom for 4 months twice a month and they never fixed it in fact the 3 times they came they made the situation worst and later lied and said they were denied entrance also When I moved I cleaned the apartment and they still charged 250 for bedroom attached you will see the black mold infested bathroom and the cleaned bedrooms I left when I moved,

Another satisfied tenant! I have lived here five years and love it. I am so content that I never thought of jumping in with a review..I am always amazed at so many things offered at an apartment.. And surrounded by water! The staff is so helpful and I appreciate everything they do... During the freeze my battery went out in my temperature gauge and one of the wonderful maintenance guys came by with a battery

We moved and cleaned the apartment we even have photos and they still charged 250.00 for deep clean bedrooms. The gate was always open and it had dog waste on ground. Our bathrooms was reported with a leak for over 4 Months and the office lied and said maintenance was denied entrance even though we always let the maintenance guy in. We moved to island bay during pandemic sight unseen and we trusted that the amenities they had list was correct none of the amenities were good except pool and half the time it was closed or unsupervised children was in it. Nice place to live if you can put up with the RATS. Yes, rats. The management has deemed it appropriate not to fix large holes on the property caused by Hurricane Harvey almost 5-years ago. Dozens of complaints by residents later, a man falling in the largest hole (about 5 feet deep and five feet long.), they cover the holes with plywood, making them a great rat den. This place is bizzare. They can't do the little things right. But if you're late on your rent ...whoaa! They are right on that!

Black mold! Place is absolutely disgusting! That is not the worst part! The office little girls are liars, bullies, and harassing. Compassion is no where in vocabulary with these "mean girls"
Due to Covid I had to put a CDC declaration in place. They ignored it, took me to eviction court, they lost but charged ME $125 for court fees on resident portal! Extortion, and refusal to fix air and heat, leaks, backed up sinks, etc! I now am struggling with a serious black mold allergy from head to toe! Stay away from this place please!!!!!!!!!!

My girls and I moved in about two months ago. I have not been in an apartment for 15 years and was a bit nervous and management made it a breeze! Having the beach less than a mile away is amazing and what else better than the beach is the Bay!!!!! Island Bay!!!! Leasing specialists Leann has been very attentive, kind and courteous to my needs. The manager of the property and her staff have made it the most pleasurable living experience. I stayed here while taking some classes at Texas A&M and I must say, I liked it here better than campus. This apartment complex has a lot to offer with a fitness center, great outdoor space, and I get to fish when I walk out of my unit =) Who doesn't love fishing? This is one of the few places that allows dogs up to 100 lbs! Purfect for my furry 75 lbs friend who has her own pet play area. The maintenance team is always quick to respond to my concerns. I love the newly renovated unit I stayed at which made my unit feel bigger than it already was. Sheena, the property manager, is on site

Island Bay the structure has some problems that previous owning companies could have prevented by demolishing a building or two after Ike. But they didn't and the current team is working tirelessly to address the issues the complex has. Which brings me to the people. The current manager is the reason we stayed. STAY AWAY!!! This is one of the most dangerous apartment buildings with the most unprofessional staff. My car was broken into, I caught someone breaking into apartments, my neighbor was held at gunpoint, my friend's apartment was burnt down due to arson by a prior tenant, and there was a shooting here. The amenities promised are not available (gym hasn't had working machines for over 14 months) and the apartments are old, dirty, and smell like smoke. For your own safety, live somewhere else.

Wish I could give negative stars. STAY AWAY from this HELL HOLE!!! We haven't even lived here a full 2 months and all we have had is problem after problem in our unlivable unit. And our unit is supposedly their "most renovated and upgraded" of unitNot only was the apartment so filthy on move in that it turned our feet black despite mopping literally hundreds of times (see photo), but there were holes in the back walls of the cabinets where roaches would crawl into our pots/pans/food on move in day, there were no electrical outlets in the bathrooms, when we brought it to their attention

The leasing agent is friendly and helpful but the management is not.
They are snobbish and rude. They treat you like you are below them
Don't ask them a question or you will get the attitude
They act like you are a bother to them if you ask for information.
The manager and assistant are nicknamed "Cruella"
The owner needs to fire them before he goes bankrupt.
I don't recommend living here unless you enjoy abuse.

The prior bad reviews from people are all TRUE. We moved here in March. The upstairs neighbor has barking dogs that basically barked from 5:45 am until 6pm and then starts again about 1-3am. We have sent over 20 complaints, contacted Eurika, did signature receipt letters. NO HELP. The police got involved due to the neighbors aggressive threatening behaviors toward us, they didn't even call AFTER THE POLICE CAME, we tried their emergency number but it said dial 7 and then it hangs up on you. We literally have had to force their hand to respond for our cry for help, however they did nothing

We moved in April 2016, and was nervous because of the reviews posted on here!! However we have been here a month and nothing but positive things to say about the apartment, the location, and the people who work here! Clean Apartment when we moved in and well maintained landscaping!
Also note if there is a maintenance issue our experience has been that they fix it within a day, for example A/C filter or my husband accidentally putting the back of our outdoor chair in the window :/
Thank you Island Bay Resort for allowing all dogs, we can't thank you enough!

I would go negative stars if possible!! We are counting down the days until our lease is up!! Nothing but problem from day one.
Then the new management came.
HORRIBLE.
They never send out utility bills on time, change due dates with no notifications, charge crazy unreasonable late fees for things they never even billed for.
They are currently renovating, I get a "under construction" notice in my door almost daily. Some young kid slides it through the door and gawks through the windows while doing it. Constant noise and construction workers everywhere. There are old appliances,
