Signed an 8 month lease agreement with 1st Lake Frenchman's creek begining in April 2021. First floor apartment smells of mildew. After storm, 1St Lake Property Management was releasing tenants from lease without any statements about doing so to renters with KNOWN DAMAGED APARTMENTS.
Central AC in unit never worked. They would only attempt to fill the unit with coolant gas despite the unit not holding any for more than a day or two.
Water leaked from upstairs units into my kitchen wall before the storm and after the storm they cut a huge hole in the hall and never attempted to communicate that

Please don’t move into The Crossing Apartments.When I moved in last year I’ve noticed when it rained my living room would flood near the window and cracks would start appearing in the wall when it rained which also cause mildew .When the carpet dried up it turned into a rusty brown color.They came by and painted over the walls which the same thing happened again.After Hurricane ida happened the wall was much more worse and started having yellow spots on it.The on site constructors came by recently and torn down the cracked parts in my walls and left.I haven’t seen them come back I called

First lake crossing ripped me off and I rented two apartment s from them. I was a very good tenant until I started complaining about a leak four years after living in my apartment in N103 my rigs had to be cleaned and sheet rock was painted over after the upstairs client left water on in the tub, another incident water leakage and ax unit leakage on my thanksgiving dinner. When my parents first moved in their apartment, the staff was wonderful & curtious (Amy was the absolute best). During these past two years, the quality of the apartments has decreased tremendously. There are several things broken & need replacing. Many ticket request have been made and nothing has been done. When my mother used to call and complain, I thought she was over exaggerating but being here for a couple months, I've witnessed the negligence first hand. I've been living at the River Wood apartments since December, 2009. I liked living at River Ridge because its s small, gated community and is not pet friendly. I don't like domesticated animals. Depending upon who the Manager is, and what maintenance man she has, the repairs can be made in a reasonable amount of time. I waited more than a month for a new dishwasher. There was always a reywhy I couldn't get a new one in a timely manner. I've had a leak in the upper left corner of my bedroom. BEWARE!!!! I lived at the Villas for 5 years and it was a very peaceful place to live, however throughout the years we dealt with different things. Our apartment had roaches all the time, I had to call several times a month to get the bathrooms vents cleaned because of the infestation. If you are in the first floor, be prepared to hear everything your upstairs neighbor does, everything. Our fridge was old and small. The environment is pleasant and the staff is top notch. They provide the best services possible and are extremely attentive to all residents. I have personally witnessed this first hand. It's a fun and very safe environment. They have officers that Patrol the complex on a regular and they have officers that live on property who are more than willing to address concerns of the residents and help making sure safety is a top priority. I really love Bella Ridge South and the staff.

Honestly, I am not the type of person to write negative reviews unless a company or establishment proves time, and again, that they’ve earned it. I’ve tried to give this place the benefit of the doubt because we’re all coming out of the pandemic and staffing isn’t what it used to be. My daughter rents an apartment at Premises managed by 1st Lake Properties. She has a roof leak that has mold growing on her walls and the manager could not be bothered to return her emergency call this evening, he had the operator relay the message that the roofers have been called but they can’t fix it until the rain stops. No offer to tarp the roof or make other arrangements to move her to a different unit. She can’t stay there with mold growing on the walls. Disgusting disrespectful management. I have had consistent issues at Lakes Of Chateau South since I moved in a year ago. I put in work orders only for them not to be fixed until weeks and weeks later I went without a washing machine for three weeks. I also was left with a leak in my roof for a week.
The dumpster site is always filthy with trash spread all over the parking lot but they had an issue with a box outside of my front door.

The worst management company I've ever rented from. They send a notice to residents a day after a hurricane that leaves thousands without power stating they will charge residents $100 for any food left in refrigerators and that they will inspect all apartments. Residents had no control over a hurricane and if they evacuated had no way of knowing power could be out for days. These people are completely heartless. Do not rent from 1st Lake Properties if you expect to be treated with respect and feel comfortable calling the place you rent home.

Lived in Oak Creek Apartments for 20 months now. A pipe busted in my wall while I was out of town flooding my apartment with 3 inches of water. When I was notified by the property manager the next day, I was told there was no water damage to my apartment and I did not need to drive into NOLA to check on my apartment and belongings. 3 hours later I was told the very same thing. The management team at Severn Pointe is abysmal. For the past four days, my AC hasn't been working. Since then, maintence has came every single day to try and fix it, and it breaks again. They put a portable on my living room, but none in my bedroom. So I've had to sleep on my couch in my own apt I pay rent for. I have pictures showing the temp of my apt to be 89 degrees. When I called the manager on duty, she told me that since I had a portable, "I was doing better than most people." Her name was Dina, or Dyna, and she hung up on me. This is the buyer beware situation. I rented from them for over two years only to learn that they are not a very honest company. After you leave there complex expect them to send you a bill if you don't like it They will put it on your credit. so I paid it off even though I didn't owe most of it. The cost to fight it in small claims court would be the cost to pay it they price it this way on purpose. Rent at your own risk. When trying to look up their Facebook page it's mysteriously not accessible with a three star review from all the poor reviews.

This is mostly for Windmill Creek North in Metairie, but I think it's important for everyone to read about 1st Lake properties and their crummy business practices.
I just received my deposit check back in the mail from living here for over a year and to be complete honest, it is an insult and a slap in the face. The deposit check is only for $113. In the letter attached, it claims that they detected urine on the carpets and that is why I'm not getting my full deposit back.
There is absolutely no way my cats peed anywhere besides their litter box. How anyone can in live in an apartment

I work 2nd shift and there is never any parking when I get home from work even though I'm paying nearly $1,000 a month in rent and supposed to have 2 parking spots. Pew moved to Kenner (lakes of chateau north) for two years while my husband did his fellowship at LSU. This was the WORST mistake we could have ever made. He have had nothing but problems. They charge a premium for rent. over $1500 for. 2 bed / 2 bath. They never fix things correctly. There is always some thing broken.
