Note* Notice how management replies mostly to 5 star reviews. It’s because they bribe tenants to leave inaccurate and misleading reviews.
Cannot explain how outdated and blatantly stupid their parking situation is. Having to register guest vehicles daily or get towed by a sketchy towing company (known to mistreat the cars they tow) is ridiculous.
Management could do a much better job and making it easier for tenets to live here.
Not to mention the complex is always messy and dirty. Managements “efforts” could be put to better use.

Tell me why they decided to start towing people’s cars a couple days before the new year!! I’ve lived here since January and my car has been towed!! And so have my visitor’s too! They make you register each car every 24hrs which is ridiculous! Why not just give me a pass for my visitors to use for x amount of days instead of always registering. And the fact that MY OWN car got towed too and I LIVE here!!! Ridiculous!! Just a greedy apartment place who want to make a quick buck with the towing company at the end of the year

This is not a location where you should waste your money. They are completely unworthy of your time. The front desk is unreliable, the service is a joke, the walls are so thin that you can hear your neighbors every other week, and the general structure is substandard. They need you to register each vehicle every 24 hours, which is absurd! Instead of constantly registering, why not just offer me a pass that my visitors may use for a certain number of days? I've lived in this apartment complex since January and I have never delt with such an incompetent group of people. Maintenance is awful, rent being raise for no reason. Walls are thin so everything can be heard, low quality appliances and boor build of cabinets and floors. Would not recommend this apt to someone.

UPDATE—They are using a 3rd party towing company to remove our cars, we have lived here for months we should not have to register our car at our own home we were not parked under the car port or parked illegally this is absolutely ridiculous!! On top of that they damaged our car!
The towing of our cars if they aren’t register in the system is a bit much for me ours was just towed and we have been in the system sense September! So mad! We moved in and have had nothing but problems. Our floor had tears and bubbles in it… it is not hard wood more like a sticker which they won’t fix so I have holes everywhere in our living room. We have a severe soft spot in our floor in our bedroom and under out bathtub. We have had our fans “fixed” 4 times yet it is hanging from out ceiling about to fall and we can not turn them
On due to this so far 3 of our fans are doing this. Maintenance said it’s I. The drywall not a support beam that is why yet no one has fixed the issue and we have small kids and dogs this could fall

I’m seeing a lot of reviews that aren’t necessarily true about this apartment complex. I’ve been living here for close to a year now, and I’ve had nothing but good experiences with the management team upfront. The remark about making 6X more than your rent is just simply not true and exaggerated. Ultimately a beautiful complex, and it’s well kept for the most part. The only real issue I have is the Parking situation, but aside from that this is a beautiful complex.

After we signed our lease and received access to the apartment we discovered it had a MAJOR roach infestation and the apartment was covered in roach feces. Management had maintenance make multiple "attempts" to clean it but it remained the same. It was even in the closet and they just painted over roaches and their feces.. The entire apartment smelled so foul. They said I could move units but when I went to look at the other unit there were tiny live roaches everywhere. I fought with management and even their attorney to get my $300 app fee and 1st month's rent refunded but they

I have lived here 3 years there is good value in the rate. The staff is mediocre service techs are great. However there are boats, trailers, broken down vehicles with missing wheels parked in the public parking areas that looks trashy and cluttered and takes up space. This was not here when I moved in. And makes it difficult to find parking. The staircase is wobbly and unsafe I have advised management twice it needs replacement. Clearly our safety is not a priority since it has not been repaired. Overall a good location.

Excellent place to live, cost is on the higher end but pool is wonderful and pretty well maintained. Smart door locks and integrated thermostat control from phone are nice. Vehicles have been broken into, no security cams yet hopefully that gets resolved but otherwise great place to live!

Living here was a horrible experience. There was mold in the airvents in the showers and on the bathroom walls, the front desk women think they work on Wall Street the way they carry themselves. Yall work in an apartment leasing office calm the f**k down please. Running around like they are Mystery Inc looking to hand out leasing violations. Smelled like cigarettes in my unit. DO NOT MOVE HERE THEY WILL ADD EXTRA CHARGES ON YOUR BILL EVERY MONTH

I have lived here a year now and it is a beautiful complex in a great spot of town. The amenities are being constantly improved, the gym is a nice little spot when I don't want to go down the road to my gym. Dog park, volleyball, and pool is great additions. No hot tub:( my biggest wish is that they would add a hot tub to the pool area and I would never complain again!

I have a renovated apartment, it is aesthetically pretty but internally there are issues. Work orders are made and things are "fixed" for the most part, but not permanently fixed, we end up needing them looked at

We always pay our rent. So my husband and I were arguing about if we wanted to go visit his mom and aunt , diagnosed with covid 19 .
An out of jurisdiction cop paid by the apartments shows up and asks to come in the apartment #1127. We let him in . Then we tell him what we were discussing things and he demands that I go outside. So I look at my husband and my husband gave me the go ahead. As I'm outside the paid apartment police officer tried to tell me to take my husband to jail for being loud.

Poor management. Singled out about trash not being in trash binswhen put out but literally seen trash for 5 weeks on the ground of other tenants who obviously were not getting reprimanded and threatened with fines FROM MANAGEMENT. Very rude and does zero to help problems FROM MANAGEMENT. Asst mngr yelled at our kids at 3pm in the afternoon for playing outside. Then got threatened today for a lease violation because of my work duties and i work from home. Definitely not a place you want to be until management is replaced. There is one helpful person down there named Taylor. Shes good. Major mistake

There is never a real fix to a problem at these apartments- everything is just patched up. The apartment is very expensive for what you get. They are focusing to make the complex look modern and nice, but forgetting to make living efficient.

1. No sound insulation: The apartment removed all carpets from the top floors, which means you will hear your upstairs neighbor walk ALL night if they are not sleepers, you'll hear the morning alarms, drawers slide and toilet/showers run. Also, city train comes by 1-4xs night and keeps honking for miles.

The train by this apartment is very loud! Be aware, because they will not mention this when you are looking to lease. If you aren't from the area you won't know this apartment is right by a train track until your first night.

The train is so loud it shakes my whole apartment. On a good night only one train goes through, but sometimes up to 6 will go through on one night. This may not be a deal-breaker for you, but be aware! Especially if you are not familiar with the area.

Other cons include: LOTS of roaches and frequently broken smart locks and smart AC (prepare to spend lots on electricity

I moved in August of 2018 when the complex was under Greystar Management. Knightvest took over shortly after & began renovations. The units were in bad shape; mine alone had a laundry list of issues when I moved in (nearly every appliance was broken, and I've got the work orders to prove it), so I could only imagine the condition of others.

Sadly, the community is headed towards harder times. While the leasing agents are stellar, corporate management is another story. Knightvest in general does not enforce basic rules such as trash, 10-10 quiet hours or parking. They will send community

UPDATE: DO NOT CHOOSE THIS PLACE IF UOU WANT YOUR DEPOSIT BACK ONCE YOU LEAVE. THEY WILL FIND A WAY TO TAKE IT. Left my apt completely spotless and still charged me for "pet treatment," even though my dog never peed on the carpet. Oh and by the way, the manager who replied below never contacted me for advice on how to make this place better.

Avana Grant Palms was great. And the women that work at the front desk and maintenance are all so nice. But I'm not a huge fan of the way things are being handled anymore. They wanted to raise my apartment by $100 a month to renew the lease
