The Maddox Apartments

I would not recommend I read a review posted months ago and it was the same exact problems I was dealing with. Constantly smells like smoke and not just from cigarettes in the stairway and the halls. As soon as you make it outside it literally smells like dog business strong and pungent and it’s the worst when it rains. Walls are so thin you can hear everything. Courtesy officer does not answer or respond for hours he actually asked that I call the police for a noise complaint I didn’t think that was necessary. I had sent several messages about multiple things through there resident portal

This is for the apartments in Duluth Georgia please remove this.This apartment complex is infested with mold. I have talked to maintenance and they stated that these apartments will not be remediated that the mold will be cleaned with bleach as they were instructed to do. I have not gotten a resolve and been living here for 5 years going on 6 looking for somewhere to go because they don't want to fix the mold. I live in 203 And it is considered respiratory mold Asparilligus if spelled correctly. There is no concern even with me being a tenant here as long as I've been here. I could say more. Someone

Let’s start off with i loved living here, until new management came. These apartments do NOT care about the residents at all. They will NOT work with you, they are all about the money. Maintenance takes forever to come, I had a crack in my ceiling due to bad weather….the maintenance guy came days later and only put putty over a WET SPOT . No telling what is currently under that possibly mold ?? I never leave reviews but I’m disgusted. Susan is rude and gives strange looks. Be very careful when renting here, you have to deal with people smoking right in the stairwell of building 1 to be exact

UPDATE: mgmt will reply to all reviews but their bad review comments say crap like they want everyone to enjoy living here, or they want to learn more about the problems or contact the office. IM CLEARLY STATING THE ISSUES. All of this has been reported to the office. NOTHING is done to correct it! If mgmt wants people to enjoy living here then correct the issues! Don't give me meaningless words. The office does nothing. How much more clear do I need to be??

Do not waste your time at the Maddox. Gabby is very unprofessional and likes to hang up the phone on residents. Brenna Parker is rude and a money hungry scam artist. They make up fake fees to steal every penny they can from you. The walls are thin. Theres no privacy. The halls constantly smell and transfers into your apartment. There's better and nicer places in Katy. Chose wisely !

This is unacceptable, I do not recommend anyone to Apply for this apartment the parking is remarkably horrible. I can't even find one in the visitors spot. I'm constantly running late for work, getting lack of sleep and also I forgot to mention you will be towed for parking inside even if you payed to stay here this is horrible.

My family have lived at the Maddox apartments for a year now and we enjoy the pool, gym and sidewalks around the property to take walks. We love being in Katy and the neighbors are very nice too! Would definitely recommend to anyone searching for an apartment!

When I first came to look at this property I met Sara White (leasing consultant) who was absolutely delightful! I was so impressed with this property that I signed up immediately to lease an apartment for 12 months. I do not often make snap decision, but this was the exception. Sara explained in great detail all the features of the apartment home as we toured the B2 model layout.
I have just moved in this past weekend and so far the experience at The Maddox has been first class. My new apartment is beautifully designed with modern Samsung appliances. Yesterday morning when I got up I looked outside

The Maddox is really just ‘OK’ but definitely not for the money. The complex itself is very nice looking but the living in these buildings is not worth the price. The apartments are very cheaply built and flimsy. Sound insulation seems to be non existent. You can hear through the walls and feel people walking up the stairs and down the hallways. I can feel my neighbors close their patio doors and their air conditioners going on and off. You can hear everything outside and the noise from I-10 is deafening. Many days it feels like I live beside a race track. There is honestly no peace and quiet

Love living here! I needed to find an apartment in a timely manner and I'm so relieved to have found The Maddox Apartments. My apartment is beautiful, and more importantly, I feel very safe living here.

The Maddox by LMC is an exceptional choice! Brenna, Gilbert, Sara, and Fairuza go above and beyond to make this a place to truly call home. The community is quiet, respectable, clean, and new - and has tons of amazing amenities too. I couldn't be happier about my choice in choosing The Maddox over the newly built Alliance community across the street. You won't be disappointed! Kudos to Lennar for finding exceptional people and providing a unparallel living experience.

Let's just start by saying ONE OF A KIND!!! One of a kind in look, style and customer treatment! Fairuza and Gilbert we applaud you! Fairuza toured us several times even before the grand opening! She made a way for us to move into the apartment we wanted and fully furnished! No worries on contracting movers! Haha! Fairuza was so kind each and every time! Gilbert was also so amazing!
