Cumberland Place was my apartment home for approximately two years. The staff prides itself of beautiful grounds keeping, great amenities, and spacious floor plans. The maintenance team has always responded to any issues or concerns that I have had in a timely manner. I’ve paid all utilities and rent on time, and I never had any complaints from neighbors. I would like to call myself an exceptional and well-mannered tenant. I called the office on 11/24/21 approximately 3:30pm to inform them that I was on my way to return my keys. I found the Cumberland Apartments for my mom and placed her here over 8 years ago. While the apartment and amenities are nice as well as affordable, the quiet enjoyment act is obsolete. Management has changed overtime and this year has been by far the worst experience! My mom has made several disturbance complaints to Christian, as well as other office staff members, regarding her upstairs neighbor(s) and their erratic behavior. Overall the apartment complex has wonderful facilities and living spaces. But property management does have things to be desired. Answering phone calls is a big issue of theirs when Morgan, who works at the front desk, is not there. I had called multiple times regarding questions that I had with very little answer. Even when I’ve left voicemails, none of my calls were returned. Additionally a friend of mine was expecting to receive a call from the about a lease but has yet to receive it. As so many others have said already, good luck getting anyone on the phone when you have issues or concerns. I've called probably 6 or 7 times with separate issues over these 9 months and was always told they'll "have someone call me back". Usually that means 2 or 3 times of me continuing to call them back over the next few days until someone can figure out what they're doing and address the issue, which was usually pretty simple in the first place and should've never taken that long to resolve. I have honestly never ONCE gotten a call back from them when I had a concern, every single time it was

I lived at Cumberland Place for over three years. When I moved in the facilities were in better shape and management was much quicker to respond and more on top of their side of things.
The pools are good when they are maintained properly (their turn around time with pool repairs wasn’t always the quickest) and the gyms are pretty solid as well. Apartment size is big, price is fairly reasonable and location in Tyler is good!
My frustrations with Cumberland came around the last half of my time living there. The management switched over and while they are still friendly, when you can get time

I absolutely loved living here!! The only reason I moved is because I had to relocate for work out of state. I lived here by myself with my 2 dogs and not once did I ever feel unsafe. There are endless amenities and the complex is literally a community within itself with all it has to offer. Everyone is friendly and knows their neighbors and are always willing to help out where needed. For the Tyler area the price might seem a little high to some, but you get what you pay for. I have not personally rented an apartment from this place, but I do know several people who currently do. They have said that this is a pretty awesome place to rent from. The management has been accommodating and friendly for their request and everything. The common area, where the pool, Game Room, Theater, kitchen, and gyms are located is a pretty legit place to hang out in. There is also a pool table. The apartments themselves are very spacious and I personally like the layout of them. If I were to look for a place to rent in the Tyler area, I would definitely check this place out
