Update. I've been here a year and I have to say it's been a nice experience. I've always been treated well. Anytime I've had an issue mark has always been fast at addressing it. I'm not sure why it's only rated 3.8 stars. They keep the property kept up they mow your lot for you they have decent bathrooms and a reasonable price for this rv park being literally right down the road from all the restraunts and the river. Anytime I have seen Mari and mark I've always had a positive experience. I can't speak for everyone but I enjoy the stay. I encourage you to check it out. I was nervous at first bc

Nice park. Big field next to it for dogs. Super easy on and off I35. Very nice people very accommodating.

Very nice, owner is very nice. I have had the privilege of staying here for over 5 months. You will find this place clean and with very nice people.

We tried to stay here, but it proved difficult. There's no online booking, so I called and received a call back. I was told to text my name and arrival date. I did that, but never got a reply. When we arrived and pulled in, the facility was very tight and crowded. We never did find anything that resembled an office. We called the number posted near the front, but the mailbox was full. Having never left a deposit, we simply bailed out and stayed elsewhere. It seemed to be mostly permanent residents, but the place did look reasonably clean. They look like they're installing tiny houses up front.

Worst rv park I think I’ve ever stayed at. Pictures makes it look nice but it’s ran down most of the people stay their full time looks like with the junk piled up. Water was suppose to be 20 dollars he charged me 80 an I never got to a full time spot I had to borrow water from restaurant to fill my tank they are extremely expensive on monthly rates. And they charge a 50 dollar clean up fee from your a lot even if you leave it clean

Friendly management, hwy noise isn't bad, good location for people that like to eat out or want variety of places to eat. Easy access with/for trailers. Not overly priced

Stayed a week after Christmas
will stay again,
Park was clean, hookups easy, paved parking for trailer
Gave 4 star instead of 5 because
1) Payment was Cash or check, I don't carry checks so I had to find an ATM
2) A bit of highway noise, that soon passes as just background noise

Some of these reviews are not for this park. It is old & rundown. Mainly long term residents. Who keep clean sites, however the facilities are not what you expect for $50 a night. Old bathrooms with rusty doors & fixtures, they don’t provide toilet tissue or hand soap at sinks. Only thing makes it better than a Home Depot parking lot is you have hook ups.
