Reading some of these posts I think , you cant please everyone, and Valley Oaks is far from slum. From the first time we met with " Jennifer Medrano" I believe she is the lead leasing agent, I Knew this was where we were gonna live, she was extremly pleasant personable and professional, The manager Osmara and her asst Devin also really nice and helpful. The rent and fee's are with in reason fromatleast 10 different places I Looked at. The up grades are great, the kitchen appliances WOW real nice BUT a WASHER AND DRYER come in each unit. So come for a tour you will be glad you did

!!don’t live here!! all of the negative reviews are true- changing management often, maintenance takes weeks to respond to a request, leasing office never answers phone calls, apartments are very run-down especially considering the price. our windows have absolutely no insulation which causes our ac/heat bill to be higher than necessary. “new” appliances were not installed correctly from the start. pest issues even though we pay for pest control fee monthly, i’ve never seen anyone spraying in the 8 months we have lived here. we also continue to pay pool fees even though both pools have

They are not here to help all they do is take your rent and then ignore all work orders. I have a son who lives here he has some comprehension issues so I handle a lot of his stuff for him. Management will not let you help without being on a lease. It’s a loop hole to not do anything he has been over run with roaches since the downstairs unit was bombed After moving out months ago. also we have put in request many time for bed bugs they have come three times in four months to inspect find them and say we will call you but never do nothing and never come back but we pay pest fees each month. this

Been living here since October of 2020. Have had constant issues with the AC system. Being 87 degrees at times when it’s 100plus outside. Still hasn’t been fixed after 4 different maintenance requests (over a 5 month period) have been made. And my AC still barely works. The trash system here is terrible and you pay $25 a month for that :) there is one dumpster in the entire complex and trash usually piles outside of it because it’s so full. Outside of that everyone leaves their trash outside of the door and they pick it up at 7 pm. But sometimes they don’t even pick it up at all! They also

Valley oaks does not know how or just refuse to do a call back or manage emails. The only way to contact them by home is continuously calling them every five minutes. They do not know how to contact you back by phone or email. When you sign up they do not give you any information on what you need or how much your first months rent is. They scam you into saying they are under new management and charging you a fee. They will not help you move in.

Unresponsive. Called over a week ago and left a message, no call back. Was finally able to reach someone on Monday, promised to have Martha call me, she never did. Scheduled an online tour, went in person and couldn’t find the office, no signage anywhere indicating where to go. No one answered the phone (surprise). We’re done, going to give our money to people who care enough to actually want it.
