When renting from PPM, our maintenance staff is constantly working to provide you with a more comfortable renting experience. We have a freindly dedicated maintenance staff consisting of long-term employees who work year round. Before you move in we do a walk-through inspection of apartment conditions.

As a company we have the ability to make decisions for over 300 Units in Ithaca when a furnace breaks down, or a light bulb goes out, or when windows need to be replaced.

I began school at Cornell as a graduate student in 2018. I quickly saw that Ithaca’s housing market was absurdly overpriced. For someone who wanted to live alone in a one bedroom or studio, they would have to pay anywhere between $1200-1500, or more. I found it very hard finding a place wanting to live alone.
I met PPM Homes’ property manager Rob Armstrong and he was very helpful; he was professional, easy to talk to, and was patient throughout the entire process. I began renting a one-bedroom apartment via PPM homes in 2019. The rent for my apartment was $900, a HUGE steal in Ithaca’s market

I really loved my time living in a PPM homes apartment. All of my needs were met in such a timely manner by the staff from maintenance to property management. Rob especially was responsive to my calls and followed up on important things that arose during my lease. He also made sure that all of my concerns were addressed and I would recommend renting from them to anyone.

I lived in a PPM homes property and was a bit surprised by some of these negative reviews. I read some reviews before renting and decided to go with them. I've found them to be quite professional. I rented my apartment from Rob, he was receptive of what I was looking for in property and set me up with a good place. Maintenance was a bit slow once or twice but overall the people are friendly, down to earth and I've never had trouble reaching them.

Not happy. It took FOREVER for my son to get his deposit back. They charged $420 for moveout cleaning when the place was left totally clean. I had to call three times because the security deposit was never returned and then they charged my son $35 for a check cancellation fee because we never received the first check. I would give 0 stars if that was a choice.

They aren’t professional, maintenance takes years to do something. Broken window took them over 3 days to get in contact with me. They don’t shovel driveways which we pay for, even when you live in upstate NY with all the snow. Inconsiderate business and can’t ever get help from anyone! The landlord Rob is clueless, unprofessional, and never helpful. He is the most inconsiderate person I have met. He does not care about tenants, just about the money. You will regret meeting someone that has a terrible work ethic. Pure laziness and liar! He says he runs PPM homes, but he doesn’t. He won’t

Critical: Professionalism, Quality
PPM homes will nickel and dime you. Don’t expect to keep your security deposit if you rent with them. Also don’t expect to have them uphold their end of the lease you sign. They were late with trash removal and almost never shoveled/plowed our driveway. Steer clear of this company

Successfully suing you in small claims court, after you repeatedly refused to return our deposit (and, in fact, fabricated exorbitant and false charges in an attempt to keep it and extort more from us) was a real highlight of 2020.
Especially because you hired a fancy lawyer whose fee for the day must've been twice the amount of our deposit. Especially because the judge complimented me on how I argued the four-hour case. Especially because the judge, when giving the decision, said that he'd better not see this kind of (blatantly exploitative) case in his courtroom again.

We had a great experience renting with PPM. The apartment itself was really nice and in a great location. When needed, maintenance was timely, effective, and the staff were helpful and friendly. They cleaned the sidewalks of snow, ice, leaves, and debris and plowed the parking lot as needed throughout the winter. They were also responsive—if we had an issue with ice or snow we could get in touch and they would send someone quickly, without ever making us feel uncomfortable or burdensome for putting in a request. Staff at the leasing office were friendly and helpful whenever we needed to stop

I've been renting from PPM homes for 4+ years now and have always been treated well, even through moving-induced stress. The online payment portal is very convenient, as is the maintenance request system. Lindsay in the leasing office is great-- very patient and always willing to answer questions and find solutions. Although I was less happy with PPM initially (the heating vent in my bedroom was never fixed due to the expense but I was allowed to use a heater) they've definitely gotten better with time and I will likely stay with them for the remainder of my time in Ithaca, especially if Lindsay
