312 has great facilities, and I was especially impressed by how well maintained their gym is. They have the one of the best sets of equipment across all the apartments in college town (e.g. multiple treadmills, ellipticals, rowing machine, free weights up to 50lbs, and more), not to mention a water dispenser that is always refilled. Maintenance requests are handled within 1-2 days, and the office staff is really friendly!

I decided to write this post mostly because I am not huge fan of the review written prior to mine. I am a current resident of 312, and first things first, the building itself has no issues. It is well built and kept clean. Living spaces are large for similarly priced places in Collegetown. While the appliances are not brand-new or state-of-the-art, they are all functional. In addition, 312 has a great maintenance team that fixes problems quickly (They work Mon-Fri though).

Renters BEWARE!!!! Hopefully some of you parents are out there reading this. This company is extremely unethical. They will have the kids come in in late August/early September and show them apartments. Then they will tell them that if they pay a deposit now, they will be able to pick from a list of apartments for next year later in the month. (They do state that it may not be the exact one that you looked at, but then you can add a bathroom for slightly more money.) WRONG! They have absolutely no idea how many apartments they have available next year because the current tenants have not
