Services
Each resident signs their own lease for their specific bedroom. So, if a roommate moves out, the other residents are not responsible for that person's rent. Please note that common areas are a shared space. Why is my rent not prorated? A rental installment is a payment made as part of a series of payments.

The Edge is such a friendly complex that really cares for its renters. They have great opportunities to get to know fellow residents and chances to have a free coffee or meal! The staff is wonderful and very helpful. The apartments are very cozy and offer a great amount of personal space for each person living there. I am loving my experience here so far!

I absolutely would NOT recommend living here. The Edge is far worse than any other typical, expensive college apartment. They will charge you for absolutely everything, and will even make up bogus "damages" to charge you for after you move out. They do quarterly checks of the apartments, in which they are supposed to check for damages and other things. Everything repeatedly "looked fine" and yet they charged my roommates and I, each, hundreds of dollars when we moved out for false "damages." I really love The Edge Apartments, they are high quality and very updated. The apartments are so spacious they give you more room then you even need!! The kitchen has tons of storage for all your roommates to store everything which is a huge plus. I can confidently say you will never ever have an issue with storage considering they also have HUGE walk in closets in every room so you'll never run out of space to hang your clothes. The balcony is one of my favorite parts of the apartment since you can sit out and enjoy the views. This apartment complex is super well kept and definitely an amazing

However, the staff is awful to work with, and they will charge you for everything you have upon move out. If you are an independently wealthy college student or have parents that can bail you out financially at the end of your lease then by all means live here. At the beginning of your lease, they will give you a form to fill out to note any damages that are already in the apartment. Do not live here!! Apartment was disgusting and had not been cleaned. Fought freon leaking in fridge from day one and never got fridge replaced. Couldn't even use fridge because food took on chemical taste. We had to shampoo carpet ourselves when moved in. Bathroom sink drain never worked. Paid our down payment at move in time and dealt with issues at all times. Then we were charged additional costs when we left place cleaner than was at move in!! Poor management and very disgusting place!! Would not recommend!!!!!

Too bad you can't select negative stars for this place. This place charges a lot for rent and then charges additional charges upon additional charges for electric, their dust and dirt, their damage that isn't your damage and the list goes on. Had to transfer to another apartment because of violent roommate, charged over $300 for that and the carpet had spots all over and it was dirty. Very dishonest organization. DO NOT RENT FROM THE EDGE!

Bianca always helps me out with the influx of packages I get. She is so sweet and friendly! Ariana (I believe but I can't be sure if that's her name) is another friendly face that continues to greet me in such a nice way! Absolutely adore the front desk--Alex as well! He is spectacular and helped me sign my lease last year. Wonderful group of individuals:)

Do not sign here. It's run by college students and they are just straight up rude.(aka the manager). I had just moved in and I was handed a slip do measure damages and such and I had to turn it in within 24 hours. They changed there hours due to COVID-19 and didn't tell me that so when I showed up at 4:02 they wouldn't take it bc I was "late". I even called to see if there was anything I could do and nothing lined up. They aren't working together to make it easier on anybody. They also said I could've dropped in the drop box which was never mentioned to me or

If I could give this place 0 stars I would. If you are looking to rent here PLEASE notice all the 1 star reviews and consider the following ISSUES you'll have. I moved in with a group of 20 people, we all signed elsewhere the next year. Look into Young America properties or even First Site properties!!

Do not live here! This place is only out to get your money. They overcharged you every month even if nobody lives in the apartment for utilities that you did not use. They never fixe anything if it breaks and management is unwilling to work with you on any issues. Do not get me started on management, they are so bad. All they want is extra money from you every month. Do not live here, go somewhere else. Wish I could give negative stars.

I would recommend living anywhere but The Edge. They are the most unprofessional and sneaky company out there. If you run your heat or air conditioning, you will go over on your utility bill because of the very small allowance built into the already over priced rent. My apartment went over the utility allowance over winter break when no one was living there, everything was unplugged, and the heat was set to the lowest setting of 60 degrees so the pipes wouldn't freeze. When I asked the staff about why we went over, they just replied it was a cold winter. They will find every reason to charge

The Edge deserves 0 stars but they make you give at least one star. THE 5 STAR RATINGS ARE FAKE!!!! I've been here for a year so far and got tricked into signing a new lease so I'll be here for another year. (They told me if I resigned my lease early my rent would be lower but of course it wasn't true.) This place is a money trap and a huge scam. They squeeze every penny they can out of you (random fees on rent every month that they can never explain, you get charged for every little thing maintenance has to replace even if the repair has nothing to do with you like light bulbs and

I wouldn't recommend the Edge to anyone. Overpriced for a bad quality apartment. The walls are paper thin, you wont sleep and everything smells and falls apart. Then they'll charge you $500 per roommate when you move out claiming things are broken when they were already broke and beat up when you moved in. Between me and my roommates they are charging us $2,000 for repairs total. Management is a bunch of scumbags who scam college students for money. You'll regret living here

Oh, The Edge. I would give 0 stars if I could. I have a lot to say about my experience here. Off the bat they lied to me to about being able to live with the roommates of my choice. When you first visit them for the first time they shove all of their "free" resident events down your throat and they show you a nice apartment. The apartments in the building you live in do not look like that apartment at all. A apartment my friend lived in actually had exposed wires under the sink with no doors to cover it. To anyone at ISU looking for a place to live, NEVER live at The Edge. My roommates and I received an overage just about every month that we lived there including a $120 overage for Winter break when we were not even in the apartment! We also just received move out charges which were each well over $100, mine being $227. Our total move out overages were close to $800. The Edge also has the worst customer service with extremely rude property managers and I would never recommend these apartments to anyone.
