Services
We both own and manage large apartment communities, so we have firsthand knowledge of large community management. We also have experience working with Section 8, the Affordable Housing Program (AHP)/Land Use Restriction Agreements (LURA), and HUD. Small to mid-size communities require a specialized management approach.
Mid-size apartment communities require specialized budgeting and maintenance schedules to help you maximize profits. Because these complexes are generally not large enough for on-site, we instead utilize territory managers to ensure the needs of our mid-size communities are met. Some of the services we offer to our mid-size community owners are below.
We manage a portfolio of single family homes and duplexes. We offer comprehensive management services, beginning with advertising and leasing and continuing through turnover. We typically charge a monthly fee of 8% of gross rents collected, subject to a $100 minimum. Provide owner with access to owner portal which allows owner to run a multitude of financial reports.

Sellers: Before you decide to sell, we will have a discussion with you about 1031 considerations, anticipated due diligence concerns, and the ways to make your property the most marketable.

They currently manage every investment property I own. They've always found a tenant right away, and only high quality tenants too! In my experience, they're great about communicating with owners.
From listening to the Bigger Pockets podcast, one of the most common challenges I hear about for real estate investment is finding a reliable general contractor and a trustworthy property manager. I still don't have a general contractor, but I'm very happy to not have to worry about the property management at all!

Tara is amazing. Besides having extensive experience with rental properties and legal expertise, she is so pleasant to work with. She gets along well with our tenants as well as with us, the landlords. She gets a problem resolved with as little stress as possible to both the tenants and to us.

I HIGHLY recommend Breakwater Northwest. Tara’s team is currently managing over a dozen of my rentals so I have a good sample size to give an accurate review. I live on the East Coast and only visit Oregon once every few years, so it’s import for me to find trustworthy and self-motivated management. Breakwater is all that and more!

Deciding to go with breakwater northwest for my rental property has been one of the best choices Ive ever made. Tara has been polite, punctual, and over all demonstrated a level of customer service and integrity you just don't see nowadays.
Their rates are competitive. Their maintenance is below average market cost and with those variables you have absolutely nothing stopping you from being hands free and care free.
I signed their onboarding paperwork, and in less than 2 weeks they found a respectable tenant, got the security deposit/rent and the process automated.

Tara is great to work with. She walked us through the process of renting out our condo and everything she laid out has gone exactly as she explained it. She and her qualified team got our condo ready to rent and on the market quickly, and within 2 weeks we had great renters. Tara communicates clearly and in a timely fashion, and has gone above and beyond to make sure everything has gone smoothly for both us as owners and for the tenants.
