I made 1213 walnut my home for 2 months now. and could not be happier. This building is top notch in every area. Immaculate, well run, and staffed by the most professional people I’ve ever met. I toured the premises one time and made my decision within an hour. Jennifer Hare was my leasing agent and gave me a tour of the building, it’s amenities and apartments. She is friendly, nice, very professional, knowledgeable and accommodating. She helped me sign into a lease immediately and I was moved in the following week. I could not have made a better choice and enjoy my new residence and friends

I absolutely love this apartment complex and feel like I lucked out! I moved to Philly almost two years ago and lived in another high rise luxury apartment complex and was so ready to get out of there due to its terrible management.
~my review is based on living here for 6 months in a one bedroom A5 layout
Pros:
- THE STAFF. Everyone I have interacted with here is so friendly and anytime I’ve needed something, I truly think they go above and beyond. Everyone is always saying hello and the concierge is always super reliable and they really pay attention to who comes in and out of the building

My experience has been phenomenal at 1213 walnut!
The location could not be more perfect!!! The size, layout and finishes are awesome, and the apartment has been a dream to live in! The management team, notably Jen - has been wonderful..as has the concierge team! The process of leasing with Jen went as smoothly as it possibly could- and so appreciative of the time, care attention and energy she spent to ensure I found the perfect place for my needs!

I finally moved out. Good riddance. Small, expensive, and management didn’t care about the building and neither did residents. So bad I paid more than $2000 to get out of my lease early.

Everything is shiny and cheap, and it's gotten worse as the ownership seems to be having financial difficulties. Most of the positive reviews here are from people who stayed when there was an hotel floor, not from apartment residents.
They’ve been very cavalier about COVID safety, allowing people to sit in common areas without masks. Also similarly indifferent to general security in the

I shouldn't have renewed my lease. Utility charges doubled, and the building has gone downhill overall.
Last week, someone apparently just walked in and stole two computers from the second floor common area. The stairs next to the elevators are unlocked and open on all levels, so there's effectively no security once someone comes into the lobby.
I still have the air conditioner on in October, because otherwise it's 75 degrees in the apartment when it's 60 outside.
Hot water never used to be a problem, but it's out a lot of the time, now.

I stayed here for 3 days last winter (2019) It's a very convenient place to walk to all the historical landmarks of Philadelphia and the downtown of PA. It's also very near to Chinatown where you can find tons of great food options
The interior of the building brings you a very luxury feeling from the guest place to the room. I stayed at the 20th floor and the view is just superb. Check out the hippo's photos to see for yourself
