Have had a very positive experience living here. It is in a great location centrally located to many things and a safe area. The staff has been amazingly friendly, caring, and responsive to our needs making us feel at home. I love how clean & modern the apartment & units are compared to others I've seen. The staff organizes fun weekly events for residents. Johnny is the best! Would definitely recommend living here.

The move in experience was the easiest I’ve ever gone through. Also, Marissa and Johnny both make you feel valued in every step of the process! The weekly get together’s are fabulous and this Saturday’s event was fantastic.Every time I call they are understanding and go above and beyond! Awesome experience!!!

The building is gorgeous. Jonny took us through multiple units, answered all our questions, and never made me feel like we were asking too much stuff (I know I was lol I have anxiety and wanna make SURE a place is 100% right for me) They have absolutely built a community there and it feels like it's own little town in a building. I ended up not going with Oxbow 49 not due to them but my own work stuff BUT I would absolutely recommend this building. Talk to Jonny. He's amazing.

I'm giving a 5 star review because:
1. The layout of the apartment is very functional and comfortable, even with kids.
2. Friendly atmosphere. I see people laughing and chatting a lot. I really like that it's a community.
3. When you movie into a new apartment there are always little things that need to be fixed. The maintenance person is pretty handy and has handled things very quickly.
4. The part time maintenance man was very helpful with how the recycling and garbage shoot works. I've never lived in a building with a trash/recycling room on each floor.

Lots of issues with hot water (I took cold showers multiple times over the course of my one year rental period), cabinets are low quality and peeling in spots (plastic veneer covering), low water pressure, garbage chute is frequently overfilled/clogged and makes the hallway and even my apartment smell sometimes
I will say that I like the floors (LVT that looks like nice wood), kitchen fixtures. Windows are nice quality. I (am not wheelchair bound) initially moved into a wheelchair accessible unit that was lacking a few things (towel bars, upper racks in closets) that management kindly installed

We lived at Oxbow 49 for a little over 2 years, and truly fell in love with the community and the neighborhood! The location is truly the best in Portland as it's so close to downtown and certainly walkable to restaurants/bars, but it's also nestled in a more protected area so it always was peaceful and felt safe! The walking path along the south riverfront is literally steps outside the apartment front entrance. This area of the river is stunning and is a perfect trail for bike lovers and runners alike, and the best dog friendly area. We loved the accessibility to Willamette park!

It's odd my earlier review is gone... but I've lived here since February 2018. I have no complaints. Management has been good. Work orders have been handled easily and satisfactory. My neighbors are also nice and people are very friendly. They always say hi to my dog on the elevator! I can't weigh in on parking since I have a space nearby for work. But I know they're on a wait for spaces.

Warning: Oxbow 49 is currently trying to rip me off in the middle of this National Emergency by taking my security deposit to pay for unneeded services they said they paid for to clean and repair things NOT considered normal wear & tear in the apartment. Take a look at the move out video and tell me where the damage is .

I have been living here for over a year and the building itself is great and in a great location. Maintenance is friendly and responds quickly. Unfortunately we had people move in next door 6 weeks ago who smoke multiple times a day inside their apartment. The smoke permeates my apartment and the only solution is to open the windows as it comes from the ventilation system. I have emailed management multiple times, and have been told by them that others have also complained. While management is friendly, I have seen no enforcement of the no-smoking clause of the lease. My husband and I have lived at Oxbow 49 since it first opened! We love our apartment and have already renewed our lease for a second year here. It’s lovely to be right by the waterfront walking/biking trail. The management team is great- Dana goes above and beyond to make sure everything goes smoothly living here. The building hosts all sorts of free events like yoga and brunch- it makes it feel like you live in a community. We have met lots of friends living here and would highly recommend it!

LOVE THIS PLACE. I have never lived somewhere with such attentive and amazing staff! Ally and Lauren are both awesome to work with, remember my name, check in on me and genuinely care about me as a resident. I recently moved in and they didn't have a receptacle for pet waste at one of the street entrances to the building, I suggested they… install one as there were many dog owners on this side of the building. I expected push back and excuses as to why it couldn't be installed but to my surprise they said they were happy to install another one and it was in place a week later. Again would
