Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is $2500. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances. If I am part of the military and receive deployment or reassignment orders, can I break the lease?.

Some people will say great place and some will say not so much. Some of the people are nice there and some aren't. Some of the maintenance could be done better instead of just band-aids for the price you pay for rent. The ventilation in the apartments don't flow well at least in my complex unit. There was some good but there's been some bad. Make sure you take care of your unit, make sure you get all maintenance taken care when you have the chance. Their buildings are very outdated, especially with rodents roaming in the walls and ceilings, make sure you seal everything up food wise cuz those rodents

I am so happy that I chose Seven Trails. The leasing staff began my experience with friendly helpful information and concern for my new living experience after 20 years in my condo in Arizona. The size of my apartment is only surpassed by the amount of storage. I opted to purchase my own washer and dryer. Raese was so kind with all my inquiries to be ready to make the move. My home wasfresh and cleaN. Though I often paint my walls I chose to start with the white decorating with pictures and colors here instead. Who knows down the road. I just moved into my apartment here at Seven Trails and it was the smoothest move-in experience I've ever had. I worked with Kayla in the management office and she made everything so easy for me. She answered all of my questions and is great at communicating. She will surely be my go-to person while I live here.

My sister and I just moved here and so far our experience has been great. Kayla is so nice and helpful and made the move in super easy and smooth. When we first moved in, a couple of things were broken, but the response time was fast and we were able to have them fixed that day. The apartment itself is not super up to date but that doesn't bother me as everything works just fine and looks decent.

Monarch Investment and Management Group is definitely not to be trusted. The folks working in the office here are great, but their hands are tied by their bosses in Colorado.
It should be noted that this is the same company currently tied up in court for ignoring the moratorium placed on evictions due to COVID. They run several large apartment complexes in St. Louis county. Seven Trails has great neighbors, but is run by an incredibly out of touch management company.

People in the office/maintenance are very friendly people, always greeting you when they see you very helpful. Kayla is the sweetest and I don’t know how she does it, can remember everyone’s names… however actual apartment is extremely outdated!! Not worth the price at all! You are simply paying for the location. The central air is extremely loud, almost embarrassing… I have stayed in several apartments and have never had to call maintenance as much as I had to here, from the garbage disposal not working, leaking coming from the bathroom toilet above me, dishwasher not working, stove not

I just recently moved in but so far, everything has been excellent. The apartment is clean, spacious and incredibly nice overall. The service team was on-time and very friendly when installing my washer/dryer. All of the neighbors have been very kind and helpful as well.
Mainly, I have to thank Kayla. Without her, I wouldn’t have even been able to get in the apartment. She went above and beyond to help make sure I would be able to move to the area and start my new job. She’s really just a pleasure to work with!

First time getting apartment and seven trails has been amazing, from the first time i walked into the leasing office everyone greeted me and my mom and made us feel so welcome. We were so blessed to be able to work with Kayla throughout this process, she is literally amazing and made the exhausting process a breeze! Anytime i needed anything or any question i had (which i had a lot 😂)she was just a phone call or email away and was so patient and sweet throughout the entire process and so quick to help. I lived there from Jan 2012 - April 2019. The management company changed about 3 times in which the place rapidly declined in appearance and quality of tenants. The biggest thing that brought me here is.that.they had the balconies redone.on.all of.the apartments (weren't passing code).and used the cheapest company they could find to do so. At my apartment the used the wrong measurements and replaced the balcony with one that was about a foot too short. Also during the contruction/installation I ended up with a crack in my window. I reported it first on the app, didn't get a response

A 0/5 is more appropriate. I signed a year lease with them, and when I did that, I knew that they were under new management, and they were very nice. However, after I had begun to move in I found a multitude of issues with this apartment complex, such as, when we got our keys, they told us to lock our doors as there had been a rise in burglaries in their community. The biggest of which, was that they did not take care of maintenance issues. I had a leak for months, and they did not fix this, it progressively got worse as the months went on, I made multiple requests for this to be repaired, as the

I can't stand to know that I have waisted my money in this horrible apartment complex! The lady with the trailer trash frizzy blonde hair was a complete b*tch. I think she was the manager or something) This was the worst decision I have ever made in my life! I hope she gets fired for the way she spoke to my family! She needs some calm down anxiety pills or something because she has a temper on her...all we did was politely ask a simple question about a problem with our living space and she freaks out on us...not even wanting to hear the whole entire reason of why we politely asked for a remedy

This place doesn't even deserve a one star rating. If I could, I would give them zero stars. This place is the most disgusting, unsanitary, unclean, a**hole infested neighborhood and management I have ever lived in, in my whole entire life. I'm embarrassed to say I even live here...i have been here for 6 months only and since the first day we moved in, we noticed cockroaches. I have called every month to get them taken care of and they came and sprayed a few times but the cockroaches still keep entering my apartment. What a rip off! I pay $100 extra to be on the top floor and avoid noise caused by living in an apartment. You can hear the people under you every time they close a cabinet or open a door. Not to mention when they chat among them selfs, or walk around. New neighbors moved in and had their stereo blasting with the subwoofer on full past 1am. Called the office, left the a message, got a message back "can't be mad at your new neighbors, they are still figuring out what apartment living is about." Um no! Lease agreement states "community quiet time is 10am-10pm daily." Instead

This use to be the best place ever to live. Now they switch mangers frequently, you wait days sometimes weeks for repairs to get fixed, the office doesn't respond on time nor do they answer the phone. I am totally fed up with this complex. Not trying to discourage anyone from making this your new home. Just telling you my experiences. Renters don't seem to care about cleaning up their animal waste. There's just other options in west county to chose from.

I've lived at Madison for over 2 years and won't be continuing to live here much longer. Unfortunately, I like lots of things about my apartment and the complex (size, pet friendly, access to park) but the things I don't like (read: HATE) win out.
The soundproofing and weatherproofing are pathetic. Another renter said, "You can hear everything. And weirdly, smell everything too." I agree 100%. I can tell what my upstairs and downstairs neighbors are watching on TV, smell what they are cooking for dinner, hear their toilets flushing, and a lot of "personal interactions

Don't rent here!!! We rented out the club house for a party paid the deposit etc. They wouldn't let us in before 5, they told us they would remove all of there advertising, they didn't, kept the deposit for "miscellaneous" reasons. There are geese ALL OVER and the crap on everything. Had problems sending my kids out to the bus because they would get attacked. So when we finally got out of there, they kept our deposit and then charged us another $1,000, so almost $2,000 because they said they had to replace all the carpet. Reason for that is because they found to small

I have lived here for over two years in a apartment. Rooms are large. Nice size closets.
Sound proofing between floors is bad. You can hear everything. And weirdly, smell everything too. Also, I can hear every sound from the parking lot . Hardly ever hear any noise from next door though so sound proofing there must be pretty decent.
The road through the complex is pretty busy and noisy. The park nearby holds some festivals that are super loud.
Great snow removal, good at putting salt down, great grounds maintenance. Not too good at keeping laundry rooms maintained and most are in basements
