My partner and I had a tour with Monica and the apartment grounds do not look well maintained at all. Pool was very dirty. Noisy street. We visited one of the staged homes and there was an open bag of garbage outside of the neighbor’s door, I assumed that it was waiting for trash valet pickup, however it was not in any receptacle, just on the ground where critters could easily access.
Monica was friendly but a little unprofessional with her personal opinions and side comments regarding autistic people and attending art school. As an artist myself, I do “know how they are”. The apartments

I am not a renter, but was going to be until I saw the comments left on the community board by the tenants after I applied. There's a tremendous amount of car break ins occurring on the property, unknown "guests" walking around, and what was more upsetting was the response from the community manager. While you can continue to say "crime has no address", it does when you purposely respond to your tenants that cameras won't work in the parking lot due to "grainy images" and that's why you won't install them. I did not feel safe moving into this community

This is a great place to live; quiet, clean, and they have food trucks come by at the end and beginning of the month- staff is awesome and helpful, Sal is great manager . I had some miscommunication issues when I first moved here, but Kiersten in the office was very helpful and worked with me to resolve my problem- highly recommend this place !!

These apartments are so beautiful and maintained so well! The amenities are great, the complex hosts special events that really celebrate the residents, and the leasing office is super accessible!
Our unit is a 2 bed 2 bath, but I'm pretty sure the Master Closet could count as a 3rd bedroom - what a dream come true! Tons of storage, tons of counter space, and generally great design!

Stella was helpful and was able to accommodate me last minute. Even though it was clearly closing time she did not rush the apartment viewing and answered all of my questions thoroughly. I was very happy with my touring experience with her. Ultimately, I had to go with another place simply because it was closer to work. The pool was a highlight as well as the patio and modern appliances.

I just moved out after living at Ladera for 3 years, only because I bought a home. When I moved to Austin from Boston, I was in a rush. An apartment finder helped me remotely by visiting properties and taking videos. Immediately Ladera caught my eye. Not knowing much of the city or the area, this helped immensely.
In the time since, I have been over the moon with Ladera. Best apartment complex I've ever lived in. The staff know you personally: helping get packages for you, letting in friends or housekeeping, and helping with any issues.

I like living here. It's been about 7 months and any maintenance issues I had have been taken care of in a timely fashion, its a nice looking complex, the staff is always friendly, they are around 7 days a week (one of the best features), they remember who I am even though I've only stopped into the main office a few times, and they also have resident events each month. I even got a mini cake for my birthday.
Sometimes neighbors can be loud and the pool could get cleaned more often but I just moved from college and have lived in worse places that I thought were "nice" and this place is a step

I have been at Ladera for almost 2 years now and I love everything about it! I made the move from across country for work and pretty much had to move in sight unseen in fairly quick fashion. Abby was super helpful in getting me the info I needed even 1400 Miles away. I felt at home the moment I arrived. The staff if always friendly and willing to help and their services team is on it if any issues do pop up. I have had a few minor service calls in my time here but they always still get to me pretty fast.

At the time that me and my husband moved in everything seems to be okay. The stuff was nice and friendly.BUT-
After i think the 3rd month things started to get really annoying.
BE CAREFUL- YOUR BASE RENT GOING TO GET CHANGE EVERY once in a while, And when your going to call the office to check what is the reason and to figure this out- Assistant manager- she is really rude and not nice. She make me feel like i'm the one that responsible for troubles.
The property is NOT getting clean (use to live there for one and a half year and hallway got cleaned ones)

These apartments are pretty nice. I have a friend who lives here and we enjoy our time spent here in this location. The pool is very relaxing with nice cabana's to lounge in. The apartment unit I've seen is more luxurious than many other apartments I've been in around Austin. They are very new and I haven't heard of anything negative from my friends who live here they really love these apartments so I wanted to share my thoughts about this place because there's many apartments that we should ask stay away from but these are rather nice and definitely recommendable!!

Gosh. I lived here for 4 years when they first opened and have a friend that still lives there. Went back today for the first time in over a year and the place has gotten very ghetto.... beat up cars in the lots, STILL NO PARKING, and obvious wear and tear all over. The gates don't close on the right so anybody can drive in and now they have lock and hide signs at the entrance for car burglaries....
Had so many issues when we lived there and it's obvious they must still have them by the appearance of the place.
Don't waste your time on this one people!

Ladera is definitely one of the best apartment complexes I have lived at. There aren't many maintenance calls needed, but when I do put one in, they handle it that day. The staff are all very friendly and the property is kept clean. The apartments are nice and I rarely hear my neighbors. Definitely check this place out of you are looking at living in South Austin!

Nice apartments, excellent staff, love washer & dryer included in unit, selling point! We use the gym and like that as well, the pool looks really cool, but we've never used it. Would recommend if you're looking in the area because there is a back road to get to and from the complex off Circle S. This makes a huge difference! (Note: Don't think Apt. on the east side of 35 have this kind of option and frontage looks like a nightmare of there. This side is currently under construction, but should be completed this summer)

Of all the places I've lived, Ladera has far outshined them all. I have spent the past few years here and I cannot imagine living anywhere else.
The amenities are top notch and are always getting better. I actually chose this property for the pool (and the closets!) because it is beautiful. The maintenance team does an excellent job keeping the pool sparkling and clean! They've also got a great area to grill that my family and I love to spend time at. The property is gorgeous and you can easily tell it is well kept and loved.

One of the nicest complexes I have lived in.
The staff, grounds, and apartments are all five stars. The parking, however, is not the most convenient .
The maintenance is always super helpful, and we always felt safe and like the staff really cared when isolated incidents happened. They always work with us when we have concerns, and always lend a smile.
Our apartment is on the third floor and has the BEST porch EVER. It is huge, the layout is bomb, and the bathroom with a shower AND tub is to die for.
You definitely get what you pay for here, so check it out!

I was seriously impressed with the quality construction, appliances and staff at Ladera. So many apartments sign you up and then forget your name after your first check is cashed. The apartment complex manager at Ladera always made me feel like all of my input was important and that I was her only customer. Extremely high marks!..

Even after move out this place still cannot get their act together. My final bill included a $50 charge for pet treatment. According to the assistant manager this was due to urine stains left by my dog. When asked for proof of said damage I was told they are unable to do so. The reasoning behind why there was no photographic evidence of this damage is because a third party vendor did the assessment using backlights. Nobody at the property apparently has time to verify these assessments and I guess black light doesn't show up on camera anymore. Somebody should let all the crime and cop shows

About this place it's nice and great looking, but it seems like when they built this place they didn't think about sound proofing the floors and walls.
It seems like they used rice paper instead of sheet rock because you could hear everybodie's business living around you.
I could hear people flushing toilets and vibrating pipes from the showers.
It seems like you don't have no privacy because the walls are like rice paper.
I can't even watch a movie, because they start to complain.
These places look nice, but I think they put lipstick on a pig and called it good

Ladera has the best management and staff of any complex I've lived in. (And I've lived in, let's see . . . six different complexes over the years.) I've lived in one other Greystar complex before, and their management was superb, as well. I think it's a Greystar thing.
I'm moving out of the state, but my boyfriend loves Ladera so much, he's trying to stay here for the next year, even though he commutes all the way to San Marcos. The only real pain is the traffic, but traffic in Austin sucks pretty much everywhere. For us, it's far more rare and valuable

Khanh was a great leasing agent and was available to help all the time. Gym was very nice, lounge area by pool and by fire pit were amazing. Grilling areas were very nice and easy to use. Grounds were kept very well. Office staff and management were always very helpful. I wish they had a hot tub and were on the bus route but other than that very good location - easy to get downtown and back in 10 minutes. Airport

I have lived at Ladera since July, 2013. As this apartment complex is brand new, there have been plenty of maintenance issues during my stay. However, what I look for in an apartment complex is not the absence of problems, but how those problems are addressed.
