If I want to re-finance or sell my apartment, how do I get the documents I need for disclosure?. If a chat (or two) has no effect, you can file a complaint with the Board. Keep in mind, however, that Boards may be slow to involve themselves in such matters. Boards require sound evidence before they can act-otherwise, it is one homeowner's word against the other's.
At PMC, integrated team management means that all of our staff members participate in overseeing all of the properties in our charge. Most property managers assign a portfolio of several properties to a single person, who then acts as the management company's liason. It's simple: When Boards and homeowners need something done or a question answered, they usually need it fast.

PMC headed by Susana MacKenzie became our property manager for a 5-unit condo in SF after they took over a book of business from Citywide Management. In the few years when PMC managed our property there were four instances when they messed up which are inexcusable,
1) made a payment from our Operating account for a wholly different, unrelated Association in the amount of $3,000. BTW, our Association head of finance was not astute enough to catch the large discrepancy. Luckily, I tirelessly double-checked other peoples work.

Worst property management company ever! I paid $900+ a month HOA, got my car broke into in the locked garage. They had a video camera sign but the camera is not working for years, when asked about when to fix the camera, no reply. Moved in less than 6 months, had packages stolen 2x, asked for a solution. Please see the attachment file from the email replied from our property manager Piers. Basically tell us to send amazon packages to UPS to pickup or at our work place instead of home. What?! The best solution is to send my package elsewhere other than home?! And there's nothing they can do

Very poor in accounting records. The bookkeeper/accounting clerk doesn't know basic accounting 101. I have to point out their mistakes; did not collect HOA fees from some homeowners when due and expenses due us for over a year, until we asked for it. Wasted money on expenses that was not wise. they should provide better advise to the prior HOA president and should focus on repairs really needed.

The problems with PMC continue at every turn. Our last HOA meeting began with a conference call with a homeowner whose refinance has been on hold over 2 months because PMC has ignored his repeated requests for disclosure information. Today there is work they ordered to be done to our building that we specifically requested not be done.

I could add a whole new list to the problems i listed in my initial review (see below). It's really nonstop incompetence (or worse) from them. The only reason our HOA has kept them as property management is to avoid the hassle of switching. That's

Frustrating!

Will not answer basic questions like, "how/where do I obtain a copy of lobby key?." Will not return emails.

When calling, they still will not answer the question and they are quick to get off the phone. Repetitively apologizes without providing a solution/answer.

I'll start by saying that I have dealt with a few property management companies in my time either as a home owner or an HOA board president, and I have yet to find a good one. Having said that, PMC sucks just as much as the other's I've dealt with. They are disorganized and unresponsive. They don't seem to have much regard for the rules that are supposed to govern an HOA and seem to be unable to guide an inexperienced HOA board on proper proceedings.

Wow. I'm so glad that I am not along in thinking this is the WORST HOA management company!! Reading the rest of the reviews actually made me laugh pretty hard....well not the actual reviews but the responses from PMC about the reviews. "Perspective clients should read our testimonials on our website" Seriously? Do you think we're all idiots? YOU choose what you want to put up on your website.

We have had black mold growing inside our apartment from water damage/leaking and the PMC was notified months ago. It took threatening them to get them to actually send out the first

All the negative reviews about PMC are 100% accurate. I have expierenced most of the same issues mentioned on this review. Initially when our HOA board interviewd PMC they came across as very professional and promoted the HOA portal which I felt put them a step ahead of most property management companies ...IT IS ALL SMOKE SCREENS !!! They do NOT know how to manage or update the system.Most of the request or complaints are on the portal for weeks before any responce is posted And in most cases they only update it once you call to check what is going on with the issue posted. Clearly I am not alone in feeling that this company is an absolute joke. Do not expect them to return any emails or calls in a remotely timely manner. They are incredibly belittling and rude once they finally do respond. There have been several incidents in the removal and throwing away for resident's personal items within our building. The ineptitude of this company has trickled down to the individual residents and has created a negative place to live within our own building. Many of the issues my roommates and I have experienced could have been easily avoided with any other management company

Absolute worst property management I've ever had to deal with. I've lived in my building for three years now and these people are so awful to deal with. They're rude and condescending, and worst of all BAD at their job. They never notified the building that a unit would be going under construction for over 6 months and it's caused nothing but strife amongst all of the neighbors, all of which could have been avoided had everyone been notified ahead of time. Do not use this company.

Seriously terrible service and attitude.

I waited in the locked front door for two minutes, and knocked on the door since no one is seeing me and opening it for me.

This I knocked on the door. The guy in front of the table immediately turned around and gave a disgusted look. Then an old guy comes, with his terrible London peasant accent, "hey! You can't knock on the door"


For god's sake, if you don't want ppl to knock, either get a door bell, or open your God damn door.

If it was possible to provide negative rating, this would be my choice. One of the worst property management companies in SF. Having past experience with several property management companies for comparison, PMC is by far the worst. Don't ignore the reviews, they are written by clients and HOA members who have had direct experience with the company . PMC is unprofessional, unethical, inexperienced, and inept to conduct business in the property management space.

Absolutely great!
The service that we get from PMC is excellent!
When we started with them, our building organization was poor; legal non-compliance abounded.
PMC oriented us towards using our CCRs and ByLaws as everyday working documents that should guide how we operate. That has made a world of difference!
When we can arrange, we hold Board meetings at their offices--so we have their expert consultation available and/or they set up call-in line for phone meetings.
Their book keeping systems and their monthly reports are very transparent. And if we ask, they keep us on schedule for routine mandatory

I just put together that one of the only two positive reviews for this company was written by the company president, from the fake account of "Rowley A." I think the post may have been already been flagged and deleted but I couldn't resist sharing my discovery.

Some months ago I got two messages from Justin MacKenzie, aforementioned PMC president, expressing concern over my negative review--one from his real account and another from the account of "Rowley A." Both were signed "Justin MacKenzie."

Busted! What a bunch of goofballs.

If I could rate ZERO stars I would!

One word to describe this dreadful mgmt company "CLUE LESS", they are all incompetent. I work in a family business and we are all aware of customer service being the staple of any business. Without happy clients there is no business. The lack of follow-up and knowledge this firm has, I am surprised they are still in business.
The VP which is Susana rarely replies to any emails and when she does it never provides any depth to the issues or any solution. Majority of the owners in our building would agree they all (every single staff member) lack any

I won't get into specifics but you don't even get what you pay for here. PMC is slightly cheaper than other management companies in monthly fee but you will pay in other ways through the nose.

They make a lot of promises but they rarely deliver unless you press and press and press and even then they find new ways to drop the ball. The other reviews here pretty much cover it. They don't really seem to care about doing a good job and don't really manage your building for you as you would if you had the time or try to protect your interests.

My experience with this company started out fine in the beginning, but as the months rolled by, the service declined. Promises were made but not kept.

Examples are:
Weekly walk-thru of our property with a status report.
Budget analysis.
Contacting the Builder/Contractor to address property/building issues.
Collection of past due HOA dues.

There are many more items, but these few should give you a good idea of how they don't even provide the minimal services expected of a property management company.

I couldn't be more disappointed and would definitely NOT recommend this company
