I am quite happy with how streamlined and user-friendly the whole ZipRent process was. Being able to set up showing appointments at the click of a button and complete the lease application digitally was such a huge convenience and alleviated a lot of the stress that comes with looking for a new place.
Their customer service was on point too. All the representatives were quick to respond and always had helpful answers, or provided resolutions if it was needed.

I have used Ziprent to place tenants as well as to act as property manager, and they're wonderful for both. They're well-priced, efficient, and make rental property ownership in the Bay Area as easy as it will ever get. I will not ever manage rental property in the Bay Area without them. As others here note, because everything is automated, rents are timely collected and received, repairs are timely reported and made, placing tenants and entering into new leases is easy peasy. You never get the same person every number is for a different part. I had to pay 4000 for a deposit and now I have to wait 21 days to get it back when the inspection great so great they put the house on the market that same day. I'm still waiting for my security deposit it been 11 days and still no one will help me.

Me and my husband are so glad we found Ziprent via Yelp. I did reach out to few folks in our community to get feedback about Ziprent before reaching out to them and the ones using Ziprent gave positive feedback.
While looking for property management companies online, I mostly contacted local agencies at first from Newark, CA before reaching out to Ziprent. We were put off by the 7 to 8 percent property management fee they were going to charge us with out taking care of the maintenance and even for the rental price they were trying to push us to list at much lower price citing covid and that finding

For a reasonable flat fee, they arrange for a photographer to capture the details as well as the vibe of the apartment. They market your property by posting far and wide- even on sites that I've never even heard of!

This was my first time using Ziprent and it has been an overall great experience. The agents are knowledgeable and keep good notes from previous calls so they are able to quickly help answer questions/concerns. The online portal is convenient and tracks progress through the leasing process. Highly recommend for tenants to simplify the renting process.

As a landlord, I have not used a property manager before and wasn't sure if I wanted to use one. The pandemic has changed the rental market significantly and I was not as familiar with where to post listings online anymore (besides Craigslist). I am a renter in SF and my landlord used Ziprent to lease out their apartment. Ziprent's website was easy to use to apply, process payments, complete walkthroughs, etc. My application was approved pretty quickly with good communication -- my total turn-around from applying to signing the lease agreement was just a few days. I'm still on my first month of living here, so I haven't requested any repairs yet, but I have no complaints so far.

I am set to move into my new space next month, and I'd have to say Ziprent has made it very easy to work with in terms of time, simplicity and convenience.
I love the fact that they are modern in terms of how they accept payments directly through their digital platform via ACH. That is key for me as we are in a digital world and the days of writing checks are far and gone.
Docusign is another feature that pleases me as it's so simple, quick and efficient. We got the pdf copies signed by all parties for the lease contract next day via email.

Post my last review, Ziprent reached out was very apologetic about my experience. 2.5 stars does not exist on Yelp but that is what I would give this updated review. 3 doesn't quite feel appropriate but leaving it at 2 would not be honest. An extra .5 because I experienced no *major* inconveniences since my last review, but my overall opinion of Ziprent still stands:

I had an impressive tenant experience with Ziprent. As soon as I identified a property I was interested in touring, their technology let me immediately schedule an appointment. Then I was able to arrive and access the key via their slick lock with personalized, timed code. I have to be honest, I'm not big on writing reviews. I only take the time to do it if a business sucks, or is exceptional, there is no in between. In this case I cannot say enough good things about Ziprent. I'm engaged and planning a wedding, as well as a move to Puerto Rico, all while dealing with the worlds worst construction company completing repairs on my place, and becoming a landlord for the first time. Needless to say I've had a bit going on, and none of it has gone smoothly, until I started the process with Ziprent. They are the only ones who have actually made my life easier

Ziprent helped me rent out a flat that is in my building. I was very impressed by their service. They are very knowledgeable about the rental market and their company is efficient and streamlined. Their agents are available, responsive and polite. My vacant flat got photographed, listed , vetted. I chose an open house rather than the lock box as I wanted to meet the applicants in person.
I'm a senior and this process was new to me but my experience was very positive. This company really fills a niche in the rental market.

I switched over to Ziprent in Aug 2020 and have been really happy with their management. They're approach is perfect for me. They provided frequent updates on the property listing, interest from candidate tenants and were able to find qualified tenants within a few weeks. Communication is also quick when it comes to resolving issues with the property (eg front door lock, kitchen sink repair). They quickly found vendors and coordinated times with the tenant to fix the issues.

Tenants should never rent with Ziprent. Period. We (3 people) have been living in the property for 256 days and our days with major inconveniences: 119. Guess how much refunds we got for our experience? $700, a week's rent, less than $2 per tenant per day (we are talking about no toilet, no fridge, no dishwasher and living with rodents).
First, I would still like to acknowledge a few positive aspects, despite the absolutely horrific experience:
1. Team members are decent people, always respond fast, do their part for coordinating between tenants/owners/vendors

Software platform that works! Ziprent solves one of the toughest problem for Landlords, renting without dealing with tenant issues. Self renting and traditional property management both have pitfalls. Ziprent makes renting process more a science than art. Owner dashboard provides daily update on showings and leads . Comprehensive report of all applications and pricing guidelines made my renting process seamless.
