GreenTree Property Management puts Residents First in everything we do. Our buildings have unique character and so do the people who call them home. After learning some of the amazing stories and thoughtful intentions of our residents in 2019, we developed the 2020 Live With Character campaign to celebrate these local heroes. Each quarter, the Live With Character campaign will feature a resident (or individual nominated by a resident) who is making an impact in the San Francisco Bay Area.
All residents are required to wear a face covering when a maintenance technician is performing work in their apartment. At GreenTree Property Management, we always strive to ensure the safety and security of our properties for the benefit of our Residents. In order to do so, we need to track/document keys.
The GreenTree family extends beyond our residential apartments and homes. It includes many locally owned, family-run small businesses. Check out our GreenTree Retailers and support local businesses as they breathe life back into our city. From the Mission District to Russian Hill, there's a mix of local shops and regionally inspired cafes and restaurants.
The most secure and convenient way to pay is online in our Resident Portal where you can submit payment by e-check, credit card, or debit card. Rent payments may be made online using our Resident Portal. Please note that you will need your Resident ID code to register your account; it can be located on the Welcome Page of your rental agreement and on recent statements you've received from us.

MOVE - OUT ALERT. Stayed at Oak and Shrader, it is an extremely old building, we moved out because it was breaking down. They are charging us $800+ for a move out cost (we painted the walls and did not paint it back, remembering that the first building manager saying it's good to just let it be when we move out, it would only be $200) and when I asked for the breakdown, their agent says there is NO MEASURING FOR $/space area. It is merely because the paint is "darker" and requires layers of re-painting. The cost is ARBITRARY. Be careful. this is RIDICULOUS. Mind you, this is a SMALL

Review for 2128 Van Ness (specifically, Wanda, our property manager):

My roommate and I moved here for the first time from the east coast, and with any big move comes inevitable stress and worry. From the day we signed our lease and were still on the east coast, Wanda solely made the transition as seamless as possible. Currently living at 735 Taylor street. The staff is very communicative. My leasing agent was Koren and she was very patient with me even when I was indecisive about renting this place for a couple of months due to Covid instability. But most of all, Igor is an AWESOME property manager who is super helpful and cool. He is super reliable, and never hesitates to answer my calls and texts.

Greentree bought my building, which was already in great shape from the original owner doing such a great job. They've kept the building in good shape and they fix stuff when needed, but they can take their time about it. Plus, their office is somewhat disorganized, e.g., losing rent payments. They're mostly on top of things, and I have no major complaints, but they're not over-the-top fantastic.

I have lived at 735 O’Farrell St for over a year now and have been amazed at how awesome this company and management is! Every request or issue I’ve had has been fixed promptly without hesitation (including dropping my keys down the elevator shaft, holding onto my packages, etc). The building manager, Anthony, has been SO kind and accommodating. He responds immediately and is always willing to help. I have felt extremely safe and looked after living here, and can’t recommend it enough.

My experience at 621 Stockton was overall positive. Before I moved in in 2020, Greentree accommodated all my repair/modification requests and even made upgrades. Whenever I submitted a request during my two years there, it was acknowledged right away and generally handled in a timely manner (during the worst of Covid). Special shout out to building manager Jason who was always willing to problem-solve and help navigate building policies, he was a reliable go-to. Each Greentree building has its own vibe and culture, and building managers like Jason really can create a positive experience for everyone

I moved into the property at 320 Turk Street about 14 months ago.I LOVE my apartment. When I first moved into the bldg there was a different property manager, they were a couple and close to impossible to deal with or to get a hold of - just horrible. But since their departure from the property there has been a new property manager, Adelio Santos. I have nothing but great things to say about him. He's cleaned up the building, made it safer, and has been present whenever I've needed him. He and I even apprehended a dude that had been stealing the mine and other residents mail. I've lived in a unit managed by Green Tree for about a year, and my windows do not close because they are old and broken. I've been contacting Green Tree management, particularly Nancy Bell and Bryan Blake, since April 2021 about it. They usually are very responsive for other fixes like clogged sinks, but after repeated requests to fix the windows, the lack of weatherproofing remains unresolved even now in Nov 2021, 8 months later. Cold air, smoke, can all enter into my apartment freely. I've filed with the Department of Building Inspection and they're fining the management

I lived in 77 Glen Ave for about 2 years and I enjoyed it.
The building is clean and the community is welcoming.

The property manager, Vadym is responsive, courteous, and chill. I was once away for a protracted period of time and Vadym was kind enough to store my packages. The fact that he lives in the building and is accessible for most parts of the day made it really convenient to address any issues and needs.

Greentree Property Management has been notoriously litigious over the years. They try to evict tenants as much as possible it seems. I don't know if management has changed or if they're just using the CA rent relief program to their benefit but they have been helpful regarding California rent relief. I'm going to assume it benefits them just as much as it does the tenants. They have made an effort to reach out to the tenants to utilize the program for which I'm thankful.

I'm not sure if they're still as litigious and shady as they have been in the past, only time

Working with the green tree has been easy and whenever I've needed something fixed they have someone up here like the next day so I really appreciate them and we are going to renew our lease for another year because we're happy living here

There's a reason why greentree has a bad review and low stars, the office is filled with a bunch of ppl who don't know what they are doing and really don't care about ur issues. It's been the most miserable past 2 years here and I'm trying soon hard to leave this leasing company. Please save urself the headache and stay away from this company.

I've had nothing but a positive experience with this property management company. My building manager has been very responsive to all my maintenance requests and for any other issues he's directed me to their property website which is very user friendly. The couple of times I've reached out about my account balance, there's always an option in which I preferred to be reached / contacted back. They also have a partnership with Rinse laundry services and a new free resident rewards program called Bilt. Unlike any other property management companies or landlords in the city, they've been far the best

DO NOT RENT FROM THIS COMPANY

We were promised by our leasing agent that we would be able to our motorcycle at our apartment.

6 months in they decide to revoke our parking and say that it wasn't in the lease. I showed them the communications with the leasing agent to which they replied it didn't matter.

We have contacted an attorney.

It is clear they will say whatever it takes to get a lease.

I just moved out of a TL one bedroom on 691 O'FARRELL street after 2.2 years. My property manager, Mr James Dials, was without a doubt the best PM I have ever had. Folks, it's the TL, you got to know what the area is about, but not once did I feel the least bit unsafe in my building, no missing packages, no delays in any maintenance issues, James was on top of it, immediately!

I can't say the same same for the company, I would have stayed another 12 months had they agreed to meet the market standard, that they were offering NEW tenants for me to sign on to another year, big mistake

Greentree has been amazing. I started my journey with them in September 2020 when I was desperately seeking a place to live and didn't have much time to find a new place and was on a tight budget. I was connected with a leasing agent, Koren, and Long story short the process was super easy,fast and smooth. I became a resident at a greentree property and the property itself is clean and well maintained and The building manager, Igor is so helpful, friendly and kind.

Fast forward a bit and although I love my current building it has become too small for my needs and also I now have a bigger budget

We wanted to add a follow up about the building manager Wanda at 2128 Van Ness Avenue.
In the days before our move, Wanda gathered the residents to have our daughter trick or treat through the building. She had so much fun knocking on doors and receiving treats, that Wanda had helped to distribute prior to us coming through. It was such a fun event and special way to see everyone before we moved.
Wanda also invited us back to celebrate the holidays at the apartment. We brought our daughter back to visit and explore the decorations. They were extra special this year with not only the lobby

The management company is taking advantage of the residents in the building. During covid when people are working from home, they decided to completely redesign a turf of the apartments by increasing the number of rooms. There is construction going on for 8 hours a day including knocking down walls. Water shut offs happen every week. The company is offering 15% off of rent after we yelled and screamed that the conditions are unlivable.

Also, the apartment maintenance is appealing. Buckled hardwood floors dimly get screwed in with huge screws. Walls and ceilings in the bathrooms never get repainted

Don't even bother with these slumlords. The building I was living in was acquired by them two and a half years after moving in.

I'd have to write a novel to list all of the problems with this management company, but I'd avoid at all costs.

***Update to Danielle W.'s response from 12/6/20:

Danielle has made several incorrect or irrelevant points to my review which I will address, but does not change the fact that she was motivated enough from a public relations standpoint to reply to me in under 48 hours, but no one contacted me for over 2 weeks about the issue with my stolen property. Let that be the main takeaway here, and everything I wrote previously still stands.

That being said, Danielle talks about elevators in historic buildings requiring special parts. That's probably true, but only means that management should

Avoid Greentree.

After I moved out, I received the most frivolous charges for normal wear and tear items.

Frivolous charges include:

A) Window Hardware: These items were noted during move-in as missing and documented upon move-in, yet I was still charged.
B) Replace Blinds: The only visible damage to the blinds would be from seasonal fire smoke build-up.
C) Garbage Disposal: The leasing company is attempting to charge for a contractor error upon initial construction. This was also noted on move-in
D) Bedroom Walls: Being charged $750 for new paint
F) Repair Toilet: The toilets were cleaned and

I have been renting from Greentree Property Management for almost a year and I couldn’t be more pleased with my experience! I have a great property manager named Jason who has been super responsive to all of my requests and has gotten them fixed in a Timely manner! They seem to really care about their tenants especially during the Covid 19 pandemic in making sure that we felt safe in the building. I am moving into a bigger place and through the same property management company because it’s been a great experience so far. Highly recommend

We lived at 755 O'Farrell for 3 years. While our interaction with Greentree was limited (and this review is not really towards them), we had a wonderful property manager, Jeff. Jeff was always very responsive and timely. We knew we could always count on him when needed. Once, I was locked out of my apartment while doing laundry (maintenance had come through and adjusted the lock setting without me knowing - when I shut the door it auto locked). At that time, Jeff was out of the state, but he still managed to help me by calling another property manager to get me into my apartment. I was only

I feel the need to give a review because I think our experiences with Greentree have been better than the average rating of two stars. When my boyfriend and I moved into the building, it was owned by a family (so no big property management company involved). The unit was newly renovated and the building common areas were well maintained. Our resident manager has been amazing from the beginning. The building got bought by Greentree (or whoever owns them) about a year and a half ago. They have continued the maintenance and cleanliness of the common areas and have even done some upgrades to units
