This place nickels and dimes you. They’re on the higher side rent wise in Blacksburg and still try to squeeze every penny and dime you have out of you. They recently started charging for spots next to the building, even though they advertise free parking…. If you are looking to rent go someplace else.

My husband and I lived at Smith's Landing for 3 years. We really enjoyed it. The apartments are nice and comfortable. The office staff is helpful and easy to contact. The maintenance staff is quick to respond to concerns. The facilities are well maintained. We would definitely recommend living there.

Apartment itself is very nice - updated and spacious. Maintenance always available to help and making sure the area is kept clean (especially when it snows). Lisa, Dale, and Vicki in the leasing office were always very respectful and helpful to tenants when needed. In particular, Lisa was always there to help in any way she could. The gym and quiet study space were both very useful throughout my 3 years of living there. Overall, I would recommend this apartment as a great place to live while at Virginia Tech.

I have lived in many places in Blacksburg during my 8 years here (including Berryfield, Collegiate Suites, and Maple Ridge Townhomes to name a few) and I have never experienced such poor management. There are hidden fees everywhere, even if you read the lease 10 times over, there's always something else. Please do yourself a favor and go somewhere else. It was a safe environment and the apartments weren't bad, but it is not worth the money or the hassle of trying to get your security deposit back. There was also a leak in my ceiling for 2 years that I tried to have maintenance come fix and every
