I went for a tour at 5 Mockingbird and I had a great time. I was really good to get to see an apartment that looked like the one I wanted to rent. Jacqueline was really helpful and personable. I put in an application right away and I am looking forward to becoming a member of your community. We went on an apartment tour here and Justin from 5 Mockingbird treated us very well!

Worst apartments to ever live in. When I first moved here feb 2020 I called and asked what amount I needed to put on the cashier check and was told 1700 to move in. My move in day came & they never replaced the old carpet so I was forced to move with into a place with a huge stain on the carpet upstairs. The following month I get a huge bill in the mail saying I needed to pay 2k due to the leasing agent giving me the wrong amount to move in with. Remind you I had just paid for my sister funeral. Stay AS FAR AWAY FROM THIS PLACE AS POSSIBLE. If I could give negative stars, I would.
Upon arriving on my agreed upon move-in day, I received my keys, walked into my apartment, and found it ACTIVELY UNDER CONSTRUCTION. A man was in the kitchen, construction materials were everywhere - no cabinets in the kitchen, no cabinet doors or mirror in the bathroom. Not to mention the place was clearly not cleaned as it should be prior to move-in (and especially during a pandemic).
What's worse is that when I went to the front desk to tell them - THEY HAD NO IDEA. Not only was this highly inconvenient

I have resorted to google reviews as attempts to contact Valiant residential at the given emails and numbers have repeatedly failed. I have been living at 5 Mockingbird for almost six months now. While many amenities are nice, I feel deeply unsafe living here. On a weekly basis, we have homeless men sleeping in our hallway. There have also been many instances of feces left for at least a week on hall floors. I have spoken with the building manager, about this many times and she says that there are not enough funds to increase security systems. I am confused by this statement as thousands of dollars

5 Mockingbird exposed myself and my dog to a DEADLY chemical by forgetting to close the vents while they resurfaced the tub in the unit next to mine. They have refused to take any accountability for their negligence. I spent 22 hours in my apartment barely able to breathe. They shrugged off my complaint and assured me it was safe to be in there when it clearly wasn't. My eyes and throat felt like they were burning. It wasn't until the next evening when I got a hold of a manager, Sabrina, that she closed the vent and told me it was dangerous. Sabrina is a particular kind of evil though

DONT WASTE YOUR TIME LOOKING HERE!!! I have lived here for 3 years. Ever since Valiant took over in Nov 2020 this place has gone down the drain. The management is the most incapable group I have ever dealt with. They never take responsibility for their mistakes and constantly pass blame. I can’t believe they still allow Subrina to be customer facing. They have their own employees fill out 5 star reviews to boost their score.

I would leave zero stars if I could. Valiant is the worst management company I have ever dealt with in 18 years. I have major mold in my bathroom, I have had noise complaints, theft and more. Do not live here. They do not care about your mail, your packages being stolen or your guests cars in the guest parking. Theft is very prevalent here and no one cares. My most current request was that a package was taken out of my Luxor locker that is supposed to be secured. There is urine and feces all over the halls... garbage too.
I put in a work order for some outlets my first week of living there and did not hear back until I left a one star review on yelp. I moved out and my outlet still didn't work.
Management is rude and refuses to talk to you at times.
The garage door will be left open sometimes for days allowing anyone to enter the complex at any time and even closed on my roommates car leaving a large dent. The gate is obviously defective. Management would not give us their insurance information.

Overall, the experience with staff has been mediocre at best. They seem to be pretty clueless and don't provide transparency or communicate things that I need to know as a resident. The apartment itself is nice, with only a few inconveniences to deal with, like the water meter and plumbing being super loud and if you get a heavy walker above you, it will resonate throughout the entire apartment. Fellow residents are generally very nice and respectful of noise levels at the small pool and the small dog parks are great. The area is conveniently located near the highway, restaurants and SMU.

Do yourself a favor and live somewhere else. Seriously. Before Valiant Residential took over, this was a respectable place to live that was clean, well maintained, had wonderful staff and was SAFE.

My girlfriend lives here and every time I leave I worry for her safety. Her car was hijacked in a locked parking garage. A homeless man broke into somebodies unit. This complex has zero functional security. Anyone can get in. Also bugs everywhere and walls are paper thin. 5 Mockingbird is the literal definition of ratchet.

This is the worst apartment!! I first started my online application for studio option and then I called on the same evening to change my option to one bedroom. I asked for the price and they said they would GUARANTEE to give me the bedroom and the price if I complete my application in 3 days. Since I am an international student and I need to pay in full or have a guarantor on behalf of may payment, so it takes me 2 days to finish all the paperwork. Unfortunately I moved in just as new management was getting started so I was unaware of what I was getting myself into.
When I first moved in, everything was filthy. They sent a cleaning lady to my room but all she did was wipe out the bathtub. I went to get something downstairs and she was gone after 5 min. I went to do laundry and there was dog hair, dirt, hair, and lent all over the laundry room closet, in the washer and dryer, and the lent collector. Came here to tour the place after making a reservation online. Man is this place in shambles. Apparently a new management company has taken over and has hired temporary workers at their leasing office front desks. The girl who assisted me clearly had no idea on what was going on or what she was trying to sell. She was super sweet and honest with me that she had no idea about the floor plans or additional costs. I wish I could give -5 stars. The old management was flawless but the new one is egregious. If you want to stab yourself in the face out of frustration, move here. Every time an issue arises, contacting management creates 10x more problems than before. None of them know what they're talking about, they lie, send mixed messages, create overwhelming confusion & stress. The homeless people who live in the parking lot would be 10x more helpful. When I first moved in to 5 Mockingbird almost 2 years ago, I absolutely loved the complex and wanted to live here to get me through my 3 years of law school. However, it is an absolute understatement when I say that when our management went from Greystar to Valiant, the entire place changed for the worst. I am an incredibly patient person and can understand a lot, but this is absolutely ridiculous. -Amazing Location: everything you need is within walking distance (grocery, gym, movie theater, plenty of restaurants). I work downtown so having a DART station right by the complex was also a huge plus.
-Apartments were recently renovated with new appliances and are generally in good shape.
-Maintenance staff is very prompt and responsive. I normally got same day service when needed.
-Attractive pricing for the area.

Avoid this place if you want to sleep at night
I've been in this complex for 7 years, and I plan to move out cause we can not sleep at night due to the noise other neighbors make.
Since the new management took over the complex, it got worse, It looks like there is no control over this place, no patrols, no contact phone, nothing, and if you call the police, they show up in the morning.
