I am a current resident approaching my 3rd year in this property. I've seen a constant effort for change and upgrade, but I also see the type of problems the management faces with people destroying the upgrades. The high school fortunately is amazing, and that's the ONLY reason I've stayed in this place this long. During my time here I've dealt almost solely with Ms. Alicia in the office. She's great. I really dislike that they allow people who don't pay rent to live in their black suburban on the property. It's an open invite for people who live in their cars because the gates are always open. If you don't have an apartment you shouldn't be able to live here. And even if you do you shouldn't be allowed to sleep in your car every night for over a year straight

Tara is one of the best team Staff members. From my move in date there was problems with my unit. For a month almost going on 2, my unit wasn’t move in ready I wasn’t satisfied until Tara came out with another solution that helped both of us in this situation. Every time I had a problem it’s seems like no one knows what’s going on or the person I’m looking for all of a sudden she is busy. Tara made my move in date a real happy client. If you need something done I would highly recommend only talking to Tara she Understands the Assignment. Tara is the one who needs to be the Head manger

From the beginning my experience with this apartment complex has been horrible. I didn’t get to see my apartment before signing my lease which meant there were multiple issues with my apartment; painting over outlets and hinges, apartment smelling like cigarettes for months, etc. Maintenance workers have entered my apartment while I was in the shower multiple times so I wasn’t able to hear them. The skylight in my bathroom leaked and flooded my bathroom and it took multiple months, maintenance requests and a speaking to a manager for them to come to my apartment and the skylight wasn’t fully

A friend helped me to locate this complex in March of 2020. I was in an abusive situation and needed a place to move to fast. The office staff and maintenance have ALWAYS been polite, professional and courteous towards me and my daughter. The issues and negative experiences that I have had and continue to have are with the building's structure. Upstairs neighbors are loud and can be heard at all hours of the day; the issues are when the noises occur at 3am. Recently there is a pest issue; hopefully it will be resolved soon

I've been a tenant since 2019. I cannot count the amount of times that Diamonte on Bell has shut off the water for ENTIRE BUILDINGS with little to no notice. I've experienced two summers (in over a hundred degree weather) with my A/C non-functioning for weeks on end. There was a leaking pipe in our closet a few months ago. It took multiple maintenance requests and weeks before they came out to fix it. They had to cut a hole in the wall for access and HAVE YET to patch it up or clean the carpet (from the mold/mildew that resulted from the leak constantly dripping for weeks). The water is currently

3 months been here and it's terrible. 15-20 minutes to get hot water the water is allways shut off the parking sucks..broken down cars in the un covered parking the electrical outlets don't work sometimes and there's no GIF on them. Maintenance takes forever to fix things my dish washer flooded again last nite the a/c unit was pouring out water in are 1st week here and it wasn't even on..day of move in they said they had the apartment cleaned but there was trash in the closet the air filters look like they haven't been changed in atleast a year treekers allways digging in the dumpsters or walking

This place is trash, they don't respond to maintenence requests, the over charge without telling you then credit your account with out giving any information. Their managers in the office are lazy and won't help you above bare minimum. They don't pay attention to charges in general (charged for 2 spots over 4 months despite telling them I only use one.) When maintenance did work, they left huge holes in the bathrooms (still there currently) and haven't bothered to come back despite asking. If you can afford these apartments I'd go with a complex that is better at communicating and caring about

we have been without AC for almost 7 days now it is up to 90° in our unit with kids. This has been a continuous issue since we moved in three months ago and they have yet to replace the AC they keep trying to fix it a little here and there but it keeps going out we have stayed at a hotel three different times and are paying $1600 per month to be without AC and having to stay at a hotel which they will not reimburse us for.
they refuse to fix the AC they gave us one small portable AC unit for a two bedroom unit. The office does not return

This is why we won't be renewing our lease. These are the worst apartments ever. This was our first time renting. So happy we will be getting a house. 2 years of this BS. Very first request I put in for the AC was in 2019!!!! 2 years of this!!! And they have never fixed the AC. Doesn't cool our apartment sometimes and then literally POURS water out of the vent. I just moved in on the 15th, and I can tell you this place is something out of a horror movie. I moved in and nothing was right, the unit smelled like pet urine had paint everywhere, covered in pigeon droppings and after fully moving my furniture I found out there was a huge roach problem. I spoke with a manager and he reassured me that he would assist me with getting everything corrected. The manager also stated that there was never any pets that lived in the unit and told me he didn't smell the urine, after further reviewing the unit I noticed every corner had built up pet hair. Gorgeous interiors and well maintained with pleasant staff. Something that is not beige and cheap looking... this is for you. You also won't be embarrassed to have friends over for light entertainment. Diamanté is relatively quiet and they do a good job screening.
Amenities are in abundance such as multiple swimming areas and exercise areas. For the urban dweller of any age, this property is visually green and landscape maintenance is never a nuisance. It is lush and walkable throughout the large complex. My friend has been treated very well here.

This place was on my list for potential new apartments, but I try to make sure a place is safe before moving in. This complex seems to care a great deal about their golf cart, because it's locked up nice and tight in a cage. Evidently they don't care as much about their residents because half of their security gates were sitting open at 2am. Granted there was a security vehicle parked near the leasing office, however no security guard in sight and I was able to drive through the whole complex. Thank you but no.

The pedestrian gate on NE corner has not been repaired former property manager Nicki made the decision not to repair so now you have homeless sleeping in the pool chairs and bathing in the pool and the assistant property manager who will ask YOU the resident to handle these situations.

After living there for 4 1/2 years I can give many examples of why not to choose this property. Today I am sharing my frustration with the office staff (which is normal).
I moved out May 31, 2019, turning my keys in the same day. I have been waiting for a refund of the 2 pet deposits I paid. There was not any damage to my apartment so I expect a full refund.
I have left 6 phone messages, emailed, emailed and face book messaged Capilano Properties. I have not had a single response. I expected to receive a refund within 2 weeks of moving out. It has now been 8 weeks.

Went to look at an apartment here and they have no model apartments! They said we could put an apartment on hold and look at it when it was vacant. Also, the picture on the website show they have no carpet in the living room. I was informed they have carpet in all the living rooms. Their water, sewage. And trash range 75 to 90! Looks like we wont be renting here. Glad i looked at the rewiews as well.

Terrible complex, people park in open spots for months or weeks and take up all the spots for any visitors. Smells like weed in half the complex and dumpster divers are occasionally in the dumpsters. gates never work...also lizards or other bugs infest the apartments and nothing is done about it even after reporting it.

I would absolutely never recommend this place to anyone, they let people forge signatures on their leases and then say "you signed, there's nothing we can do" and good luck with anyone getting back to you from the property management company. The incompetence of this place is absolutely amazing, unprofessional, unhelpful, Unknowledgeable. Ok, here we are again with a maintenance/office issue, well, more maintenance than office. It has been raining a lot lately. In our spare room is our office/spa room/ storage space.
