My wife & I just recently moved from California to Arizona to witness the buildout of our new home in Peoria. I have lived at The Palms three times in the last 30 years, 1993-94, 1997-98 & my current stint is 2012-22. It's great to be back! Jenn was very helpful in helping us to navigate the lease while we were still in CA. She made it easy in the midst of our selling & closing on our home, transitioning in AZ or moving our personal effects into our apartment. She has been polite, is cheerful & energetic and follows-through. Gotta love it. The maintenance man, Travis also is very friendly, respectful

Misleading website. Their “fitness center” is only a treadmill, elliptical, and cable tower and its TINY and people have taken some of the grips for the cable tower while they advertise free weights. NO parking, our guests always complain about finding parking and end up parking outside the gate on the street often. One covered spot for a 3 bedroom, really? You can hear everything from inside. Everything. The neighbors dogs barking, people having conversations outside the next apartment next to you, kids at the pool. This place is a mess....
The Good: The location is fantastic! Walking distance to La Grande, North, Tee Pee. The grounds are very pretty and well maintained....grass, palm trees, flowers. The residents are, for the most part, very friendly. Very pet-friendly with lots of shady sidewalks for afternoon walks.
The Bad: Property Management is a HOT MESS!
The Ugly: Beware of scorpions.

I lived here from 2013 - 2017 and had a very positive experience. I think most people like to hate on their apartments because it's something you 1) spend a lot of money on and 2) spend a lot of time at and also 3) most management companies aren't great.
My experience with management was fine. They were easy to get a hold of and usually fixed problems quickly. The only issue I had that took a long time to fix was my window would leak when it rained all the time and it took like 5-6 times of it happening for them to fix it to where it didn't happen again.

We have lived here for what will be 2 years in October. The roof rats have also been living with us for about a year and a half. The office has decided that cutting holes all over our home, placing traps with poison, letting rats crawl off and die to smell up our home with decaying flesh and letting horse flies infest our kitchen is the proper way to handle this. I have videos of rats screaming in our walls at 5:45am and many photos of flies invading our kitchen after they die.

I came to visit The Palms THREE separate times over a period of a few months and every single time the woman in the leasing office was so incredibly rude. The people here clearly don't care about customer service. They made use very excuse to not show me an apartment and one even went as far as to say the apartment I wanted to look at was out of my price range.
I had hope this place would be great seeing as it's in a great area, but you'd be better off moving somewhere where the people actually care about their job.

Stayed here for 8 months while we were moving and looking for a house in Phoenix. Perfect location. Walk to Kachina Park, AJs, La Grand Orange, etc. 20 minutes from downtown, 10 minutes to downtown Scottsdale. Apartment was in good condition. Our second floor apartment had a lovely view of palm trees and the pool. Mountain view out the back. Neighbors were friendly. Management was very warm and responsive.

We have lived at the Palms apartments for 2 years. There has recently been a high volume of turnover in the main office resulting in some serious attitudes towards the tenants and the property in general. The landscaping has been undergoing some transformations after numerous complaints about dead trees the said trees have been removed. Why were they dear to start with...these were mature trees that had been here for years. The previous landscaping company has been replaced with a company that is far worse. So, unfortunately I am still living at the Palms. I renewed my lease because I was in school and didn't feel like moving while in school. So, new year starts and there is a bunch of new people in the office, old staff was great I don't know what happened. I go to pay my rent on the 4th and the woman in the office proceeds to tell me my rent is late. They use to take rent until the 5th, after the 5th it was considered late. I was confused cause they did not send out no email letting me know of the change. There lack of communication with me had me upset.

I lived here for a year. The area where these are located is pretty nice. Our apartment faced the park, so it was super peaceful. Also a walk away from restaurants like La Grande Orange and Postinos. The complex itself is a little older, which you could tell by the inside of the units. Issues were tended to, some quickly and others within a day or so. At one point the water heater in the upstairs unit was leaking and caused our ceiling to cave in the dining area and bathroom. Maintenance didn't treat it as an emergency, but did ultimately take care of the issue by patching the ceiling and

Just last month our mountain bike got stolen off our front porch. Now, our car got broken into-along with other cars in the complex(per office staff)-I thought this place was suppose to be a "gated community" ensuring a little security!!!? Also, we smelled harsh chemicals yesterday with the air on and called management about it-we are still waiting for maintenance to come and check on it-so we cannot turn on our air and this morning I saw one maintenance guy cleaning the pool and one cleaning spider webs off a light post! So far (we moved in 9 months ago) our experience has been wonderful! Great location, amazing remodeled units, beautiful pools, amazing management (that's so rare to find now), decent rates, super dog friendly and nice neighbors. I would highly recommend living here, especially because of what a great friendly neighborhood it is.

I lived here for 5 years until recently. Decent pricing for the neighborhood. Moved to another apartment in the complex when they weren't renewing leases so they could remodel. The new apartment was awesome! It had great upgrades and made me realize what crap out old unit was.
Unfortunately our new neighbor was a raging alcoholic and chain smoker. Ended up breaking my lease early so I wouldn't get lung cancer or the same drinking problem just to sleep with all his noise.

My registration tags expired July 31st so they were 1 month overdue. 1 month overdue and within 72 hours they had it towed from my parking spot. It is really really aggressive and unnecessary to hastily tow my car parked in MY assigned spot. The management staff and management company Lincoln Properties do not care about their residents. They explained it was company policy and would do it again.

I like the apartment complex. I've lived here 6 months and have no big complaints. The grounds are kept really nice and it is safe and clean. The units are spacious the updated apartments are really nice. The only negative I would say is the lack of parking or small spaces assigned. Neighbors are nice and it is quiet. I wouldn't pass up on looking here for a good and centrally located place to live.
