This place is on a rapid decline! Get out while you can and if you are considering moving here, I advise otherwise, AS THERE MAY BE TERMITES IN YOUR WALLS!
I moved in May 2020 and they were decently helpful and accommodating - as much as they could be during COVID. There were some minor issues such as occasional water stains and spots in the carpets in the hallways, dirty pool chairs and doors to common areas not being locked (see other people's reviews on this).
Then as the year progressed, there were many notices about people's cars and apartments being broken into, items being stolen

Peak 16 has been reliable for me from day 1. Moving from London to Phoenix can be daunting but dealing with accommodating staff makes it 10 times easier. From helping navigating the rental process to clarifying all my questions they have been there for me. Can I also highlight the startling job Jaqu has been doing? P.S. The thing am hoping is for is a rental freezing guarantee as can see some signs of non stop increment.

I lived at Peak 16 for three years. The property was sold twice and the management of the property declined rapidly. The property still looks good but it is not managed well. I nicknamed Peak 16 "Grand Theft Auto" because of all the issues. I shared this feedback below with them as well. Here are my reasons for not renewing my lease with them:
* Safety
-Items were stolen from my vehicle on three separate occasions. Also, the lack of cameras in the parking garage is a big concern for me.
-The door leading to the main office in building one has not been closing properly for months

After touring several apartment complexes, there was no question Peak 16 was the best choice. Given the COVID situation it was stressful looking for an apt in Phoenix from Texas. Jeff, at Peak 16, was extremely kind and helpful in the process. He scheduled a Zoom call with us and walked us through three different apt layouts with thorough explanations of each. He answered any and all questions we had. His customer service was the deciding factor for us. Even during move in he checked to make sure we had everything we needed. I really like my apartment and the location. My only issue is the constant noise of weights dropping in the gym which has increased over the last few months. It sounds like a bowling ball being dropped and it vibrates the floor. This issue has been reported to management by more than 1 person. However, management has not resolved the issue and it has gotten worse over time. This morning we could hear weights being dropped at 3 am and this was only a few hours after someone was dropping weights at 11 pm. Just a great living community! It is always in pristine condition, they offer engaging community events like concerts in the courtyard and postino board and bottle nights! Jeff has been a responsive, kind and interactive property manager. Any of my requests are met promptly when it comes to needing anything fixed or taken care in my apartment by Jesse. We are grateful for them both! I've made many friendships and enjoyed my two years of living here. Definitely recommend.

The new staff at Peak 16 is incredible! I just moved from Florida to Phoenix and had done a virtual tour with the old staff when signing the lease. When I got my apartment, though, it was not at all what I was shown and I was disappointed to say the least. When I brought up my disappointment to Jeff (the manager) and the other staff (Sydney, Davarion, and Jesse) they were very quick to help in every way possible. I have been living here for 2 1/2 years and I'll probably get a lot of retaliation from Peak16 management team due to this post. They don't tell you when there are break-ins or incidents that require police attention, such as multiple cars being vandalised and car windows being broken on the same day. This is definitely not the safest area that's why we have gates. We would never live here if it was not gated. People get shot, killed, robbed just down the street all the time.The front gate has been broken for a few weeks, so someone was just able to come in and steal my three wheel

I revised this review after management changed. It can still be frustrating to live her because the walls are thin and you can hear neighbors quite easily. The last few months have been rough will the facilities being closed a great deal of the time, this is due to COVID, I understand, but part of the value we pay for is in the amenities. So it is disappointing there has been no price adjustment to reflect this. Otherwise this is a good central location, next to a park with active an active dog group, and not a bad place to live.

Pros-
1. Nice Amenities
2. Maintenance orders are completed quickly. The maintenance guys are really good and friendly.
3. Great Location
4. The common areas are kept clean
Cons-
1. In building 1, we can hear the free weights being dropped in the weight room (even if you live no where near the gym). The gym is open 24/7, so it can be heard throughout the day and night and it is loud.
2. The entrance gate is always broken.
3. High turnover with property managers. We are on the 5th property manager within a year.
4. There is another apartment across the street

So I've called this place twice and emailed twice over the course of two weeks with no response attempting to find out more about these units. Unfortunately I haven't heard back. I understand there's a pandemic, but if there's options for phone calls and emails it would be great if they were actually useful. Thanks for your time.

To provide an update, immediately after posting my initial review. They said they would be returning my full security deposit and asked if I would take down my review. I told them I would consider updating it once I received the refund. I well it's now been 37 days since our lease has ended and we have still not received the refund. It's my understanding that in Arizona, the landlord must return the security deposit within 14 days. Buyer beware!

Just moved in!! Best move-in experience I have ever had! Jeff and Sydney are extremely nice and helpful. They have made this move-in a truly awesome experience. They are very understanding and go above and beyond to make sure I have been happy with Peak 16! I feel at home here already. The interior of my apartment is beautiful and very nicely built. No complaints!

The former staff was amazing but the new staff that have taken over the property are an absolute NIGHTMARE to deal with and the complex is no longer the luxury appeal it use to be. ( Notice how there is no positive reviews since 2020...)
My apartment would leak from the ceiling every time it rained, AC Unit would break during the summer, I would have electrical issues and my entire kitchen would have no power, ceiling fans would not work, and the hallways always smell like trash because of the trash shoots. It makes me so sad to write this but for the good of the community (and people considering to move into Peak 16) I feel like I need to share mine and my boyfriends experience living here over the last few months.
Let me just preface my review with the fact that we absolutely love our apartment and the community grounds (hence the 2 stars). You will love living here! I have had such a good experience from the day of touring to the day I moved in. Alex, Rachel and Emily have been so kind and helpful. The property events are always fun and a great chance to meet people. Maintenance has been quick to fix anything (part of my issue was human error lol). I have family over constantly and they never have any issues parking which was a big seller for me. My only "complaint" is that I work too late to make it to their free fitness classes.

This place is amazing! I've stayed here a few times now at their guest suite apartment since my friends live here. The office staff is so friendly (Rachel, Emily and Alex are the best!) and go above and beyond to ensure my stay is top notch. Today they had a "shark week" themed pool party with free drinks and plenty of food. The pool is excellent, always spotlessly clean and refreshing and the apartment interiors are beautiful. So glad I get to stay here during my visits to AZ, if I lived here full time I'd choose this place for sure.

Prior to moving into Peak 16 I did a large amount of due diligence to find an apartment. I went to a few places and Peak 16 was one of my favorites. They had great reviews, so I went to meet with Brooke from Peak 16 and she took me through the complex. She was great, and it was an overall enjoyable experience. Since moving in I haven't had any issues, everything is well-kept, and the staff is very helpful.

The best apartments in the city of Phoenix. Everything is brand new, once I've seen the reception I was 100% sold. The staff is super helpful and they are always there for you. The best feature in the complex are the amenities. Also, all the appliances are brand new and they are definitely fancy (5 stars). I like the hot drink machine, which is available for you anytime. If I could give it more than five starts I would without any hesitation.

When I moved into Peak 16, I loved it - thoughtful welcome gift, clean environment, gorgeous lobby, and the most helpful staff. Unfortunately, the only consistent quality is that the staff is still great, but Peak 16 isn't nearly as nice as it appeared.
1) Flooding - For months now, I've had issues with the Juliet doors in my studio not being able to withstand any rain. There's been constant flooding issues to the point where I have to borrow towels from neighbors to prevent my items from getting ruined. We went through a 2-year process of downsizing from a large home to apartment living. Suburban folks gone Urban! That's us! We considered four different areas of the valley and landed ourselves at Peak16. To start with, the location is spot on. I guess it's considered the Biltmore/Arcadia corridor. Here's our life in a nutshell.
We have 8 min commute to work and the airport. We are foodies, so the restaurant/bar scene options are endless. We Uber/Lyft most of the time and beach bikes are now on our must have list. Always something to do in Phoenix and Peak16

This complex has given me the BEST experience I've ever had during my apartment hunt and living all over the country in LIFE. And I'm not kidding. The way I was welcomed from the second I stepped in the door made all the difference. Emily was my agent and she asked all the right questions and personalized my welcome package to my needs which showed that she was listening. Rachel and Austin were also amazing during my hunt and remembered my name! My fiance and I were the first residents to move into Peak 16 and we fell in LOVE with the place from day one! Emily and Rachel have been such a great help with our transition into a brand new community. As I'm sure with any new build, there are a few kinks to work through and the Peak 16 staff were on top of every single one! The maintenance supervisor, Jesse, promptly attended to our maintenance requests and made us feel right at home. The leasing staff even made us a housewarming/welcome gift that was just PERFECT! (Thanks Austin, Brooke, Emily & Rachel!)

I have lived in the area and have been watching these apartments closely due to their location right on the 51. We finally got a chance to tour the apartments and fell in love. We (my partner and I) already had an apartment on hold at Elevation on Central on the fourth floor. By moving to the uptown area we were compromising with what we ideally wanted in an apartment. After seeing Peak.. we immediately applied! With Peak there is no compromise! We get to stay in this area, I get to keep my gas stove, we get to still live on the forth floor, we are getting more sq footage, and get a decent view
