Update 9/10/21: we've been using Mark for the past 4.5 and he continues to be amazing. He's honest, straight forward, consistent and has great communication. He has always found great tenants, and is transparent with everything.
Mark is an amazing property manager. On top of being very responsive, and easy to talk to--he's on top of his game with knowledge about the rental market. He'll also do his research and send you comps right away. His fees are reasonable as well. Will definitely use him for future property management.

Not only is Mark great he is the only good one in San Francisco. Save yourselves an ulcer and go with Mark. I dealt with two lying cheating lazy agents before mark and am so glad I found mark.
Most agents just want to get their commission and will push any renter or worse will push you to sell. During covid my last agent kept trying to convince me to sell. Another agent lied about having shown the place. I had a neighbor go check the place and It turned out there were dirty plates in the sink.

Best property manager I've worked with. The online portal is very easy, the property was as advertised, and there were no frustrations. They are also very understanding when you are in a difficult situation, and they focus on actually maintaining a real professional relationship with you. Everything was fixed on time as well. Mark has been nothing but fantastic. I have zero issues with him managing a property I own in SF. He has resolved any issue that has come up from the tenants. I've rented several properties in the Bay Area and beyond and M Properties (Mark) is the best property management company I've ever dealt with. He's prompt, diligent, and reasonable. Mark always addressed maintenance issues in a timely manner and the contractors he hired were always courteous and professional.

Mark was really helpful in finding a tenant for us. We were looking for a tenant for our townhome and we were able to find someone who was awesome and we will continue to work with Mark in the future for sure.
He went through a lot of the details, explained the different options I can take, gave me data points around what he recommends but at the same time encouraged me to do what I think made sense. He also helped out on finalizing everything + following up with the HOA related requirements for us which was awesome.

We hired Mark two years ago when we moved out of state to manage an apartment in SF. We liked him from the beginning and have not been disappointed. We had worked with another property management firm in the Bay Area that had too many properties under management and suffered from a lot of personnel turnover. Mark is the man. Found me a tenant for my condo in literally 2 days, in December during the slowest part of the rental season at a higher price than frankly I expected. He is professional, courteous, always returns calls (super under rated skill), and never makes you feel like he is talking down to you as many other property managers do.
Highly recommended for leasing services or for full property management. He has one of the lowest rates around, but that definitely doesn't mean lower quality service.

I have used Mark Mangampat of M Properties for the past year to rent out my SF property and I just used him again last week to draw up a new lease with my current tenant. Mark is always so kind, quick to respond to both phone calls and email messages, and he has patiently guided me through the whole process (I am a first-time homeowner renting out a property). My parents and I have properties around the Bay and we have been doing the self-maintenance thing for a while.
