You literally will not find a more incompetent group of people to lease from. You're 100% on your own if something breaks. A/C issues will always happen and will take weeks or longer to fix. They will never correspond with status updates. They will always make excuses. They will always say they are on their way and not show up. They will always ask for your number (as if they don't have a damn computer to put it on file) and NOT call you. They will screw up your rent amount and charge you late fees. They will randomly close the office early. I'm shocked that this establishment somehow

Terrible is all that I can say. Chances are the people who left positive feedback found themselves in a jam or was about to lose a housing voucher and the office swooped in and accepted. So that's the real reason for any positive reviews that you see here. All of these properties are old, mold and musty with tons of pests, roaches and un-liveable conditions. The water is off at our complex right now and has been for most of the day. No notice or communication. They take your money and treat the tenants like dogs. 0 stars all around. This place is so dangerous. I have a SEVERE mold problem in my apartment. My drywall is soft and collapsing from a leaking AC unit they have refused to fix properly for a year. I have visible black mold on my walls and my floorboards are rotted and warped. All the pictures posted are CURRENT. They believe these are livable conditions. I have been living here for almost a year and this is the worst place I’ve ever lived. They are aware of the issues in the apartment and still haven’t fixed it. You cannot walk in my bathroom without water coming up from underneath the floor. I’ve been having to put a drop cloth down as this is the only way to use the bathroom. Myrna helped me so much yesterday that I'd like to acknowledge my appreciation. A representative from a non-profit organization met with me and Myrna to discuss the temporary assistance I'm in need of since my husband's passing last month. Not only did Myrna prepare me before the meeting by telling me what documents would be needed, but she also guided me throughout the meeting. If I could write a zero star review I would! This place is absolutely horrible and its mainly due to the terrible people who work in management. They are rude, very unprofessional, and do not care about any of their residents. They take advantage of the fact that people who live here cant afford to go anywhere else. I've seen a residents apartment that had mold growing on the walls and extreme water damage on the carpets. After reading so many negative reviews I couldn’t help but truly fall in love with my apartment! I love the area and it is so convenient! Esther was so amazing helping me get approved in a matter of days! Maintenance is always punctual and grounds are kept clean! Myrna and Stephanie are always helpful when calling the office! I like the new website but this place looks nothing like the pictures on the website. I signed 1yr lease and move out in 8 months due to a list of reasons. When u call for maintenance repair they will tell u we are under staff. No estimate of time but it will never get fixed unless you call them daily till they come. I had a two bed two bath one restroom could not use to to leak. When maintenance does come they don't speak English so it a lot of pointing and useless explaining and they just rig it to work so they can leave and then next day not working. I do not recommend renting from this company unless it is the only apartment you can afford. When I rented, I did not have a woking refrigerator until a week after I moved in, so I could not have groceries. They shut off the air conditioning between the months of November to March, so you're out of luck if it gets hot. In Texas, the weather is just too unpredictable to do that to a tenant. At the end, they do not give back your security deposit within 30 days, which is a violation of state law. If you don't get it back, they do not provide a list of reasons for why they kept it. 0/10

I have been living here for almost 2 years, but I am OUT when my lease ends. I have continuously had problems with the master bedroom window, any time that it rains the water pours in, not leaks, but pours. My bedroom furniture, curtains, and vinyl planks on floor have been destroyed. The sheetrock and frames around the window are swollen with water damage, and it reeks of mold in here. After maintenance several failed attempts to have the window fixed, they have pretty much given up. The last maintenance tech who was in here, said that in order to fix the window problem they would have to reinstall

Focus on the reviews of tenants who have been there more than 6 months, not people who are signing papers for the first time. All first impressions are nice until you get to know them. Advice pay online and always check extra fees to leave your balance in cero. We would pay on time plus extra and they would still have late fees of a supposed backtracked electricity bill which they cannot provide proof of. Letters sent out recently (RULE CHANGE) YOU can only park one car vs 2 but she will make arrangements in private to allow certain tenants the comfort. I am sure there is a discrimination law

I love these apartments!!! I have to disagree with others.. the management is amazing Cecelia has always helped with any maint issues shes very nice! I have lived in dallas county most of my life but this apartment is bug free no issues with noise and its so quiet! and the schools in the area are amazing I would recommend these apartments!

I was reading the other yelp feedback and I couldn't disagree more with the things that I saw. I am moving to the metroplex and I fell in love with an Upper E Mananagement property. After selecting the place out of all of the options, I went straight to their office to begin the application process. From the start, I was treated with nothing but respect and genuine care. During my 1 year lease under Upper E; I went 6 weeks without hot water in the winter while making daily service requests, my car was towed 4 times from where I was paying to park, the laundry machines were constantly breaking and/or stealing my money. My breaker box was going out constantly. There was also a serious Roach infestation, even after extermination, from beginning to end. My bug traps were filling up over night and I had to throw away food packages Dailey. Once, I woke up with a Roach on my face. The people that work in the leasing office are Always rude and unhelpful. Living here

This is by far the biggest hellhole I have ever lived in. I live at their Sherman Oaks location. The problems have increased in intensity since we moved in. Some of which were solved after quite a bit of inconvenience, some of which are still ongoing. The staff is also extremely rude and unpleasant to deal with, probably because they are dealing with issues from tenants on such a regular basis. First of all and most disgusting, this complex is HEAVILY infested with German cockroaches, something I had never had the displeasure of dealing with in my life. I'm currently a resident here communication with these people is impossible unless you owe them money. I have a parking permit and my car was towed off the property I was told as long as I had a permit I was fine. There was no notice on any of the residents doors stating the recent changes and listing out the specifications nor did I sign any papers pertaining to the towing... I was not brought up to par on any of this... When I called the complex they were no help and gave me the run around. Also told me they can change anything they'd like on the contract and were not required to notify

Upper E has by the far the WORST management I've ever seen. I've currently been waiting for two days for them to fix my water (it's yellow - bathroom, toilet, shower, kitchen faucet).
