If you want to live somewhere that you feel safe during the pandemic, this is not the place. Half the people that live here do not wear masks in the hallways or elevators and there is zero enforcement. I hate leaving my apt to walk my dog because I alway pass an unmasked person on the way out or in. I can't wait for my lease to be up. It's very unsafe.
The staff is lovely, by the way. I just wish there was more being done to keep us safe.

A Real Resident Review:
Management = 0/10
Community Manager, Steve W., is rude and unprofessional. He acts as if you're inconveniencing him when you ask a question or voice a concern. Absolutely, no customer service skills. Unfortunately, he is unavoidable and really ruins the living experience.
Building/Security = 2/10
-There is no formal waiting area/lobby area for guest.
-The building's main entrance are open to the public because it shares the parking garage with Joes Public Parking, so non-residents have access to the building and can easily gain access to the mail room and elevators

Wakaba is a plight on this neighborhood. I've been a resident of this community before they were built. SRG Residential came in with their corporate dollars and cant afford a security guard? They pay for a security "service" that has one location based out of Northern California (Onview Security in Fremont)-not very safe if there's an emergency. Ive seen vagrants sleeping in boxes right in front of their front entrance and their "security" calling the phone system to try to disturb them-the phone rang all night and they still didnt leave! If they had the common courtesy to respect the neighborhood

This review is definitely for Wakaba and not some other business. My vehicle was towed while touring at Wakaba. If you don't validate parking, then my parking stub was taken by William and he scanned the barcode on the parking stub that I received when I entered your garage. My understanding is that the intention behind scanning the barcode was so that I would not have pay for the parking upon exiting the garage.

Excellent service, management and maintenance! Steve, the manager, is super helpful, answers your questions promptly. Deana is very professional and kind, always willing to help. Tim is also very courteous. Moreover, they've added a new team member, Johnny, who is still learning but is very helpful, kind, and professional! Also, maintenance personnel and housekeeping services personnel are friendly, and keeps the entire place maintained and looking pristine! Overall, everyone has made our experience residing at Wakaba an enjoyable one! Thank you for your hard work and kindness.

Property itself looked fantastic...but I put in a rental application but was rejected because my rental history had 2 late payments in the past 3 years. If you've been late on any rental payments in the past 3 years, you may be better off applying somewhere else and saving yourself some money by avoiding the application fee.
The leasing staff didn't know what criteria they used to approve potential applicants, and of course the 3rd party they outsourced this to also couldn't disclose this information. Wanted to like this place but this standard is pretty outrageous, and no one

DO NOT RENT HERE. Security is a total joke. After multiple thefts and homeless trespassers, they got rid of all the live security officers who used to patrol the property and now have installed an obnoxiously LOUD speaker announcing that you're being videotaped or something (can't even make out the words). It is ridiculous and completely ineffective. And if you live on a floor near the parking garage then you can hear this message play ALL day and ALL night. It's a total noise violation and nuisance, and it sounds militant and extremely oppressive. Not the environment that I want

The location, apartment spaces and management are A+!
The units are also really clean and modern. My boyfriend and I have a spacious 1 bedroom apartment with a view of the downtown skyline. Yes, it's more expensive than living outside of LA, but we are enjoying urban living while we're still young.
The amenities are also clean and hardly used by any of the other residents. We grill on the rooftop or downstairs community areas at least 2 per month and love that maintenance does the cleaning of the grill so we don't have to. The gym, pool, and hot tub are also awesome for unwinding after work.

After moving out, I got a pretty fat bill for cleaning ($150), repainting ($240), and carpet cleaning ($75). If you're planning on moving in, just know that there's nothing you can really do to affect the ~$460 in "non wear and tear" charges are slapped onto every tenant that stays here, which effectively takes away your security deposit (and then some). I left nothing broken and nothing needed repairs, so this is the best case scenario for any tenant (unfortunately).
After reading the lease terms carefully before signing 1+ years ago, I was in hindsight naive to think that

Place is great, company who runs it SUCKS. Loved the location, nothing was wrong with the apartment itself- brand new everything, modern amenities, etc. It's not even that noisy and we lived in a corner unit right over the busiest area.
The staff sucks. No. My apologies to the staff. SRG (Saris- Regis) sucks. Packages are left strewn all over the mail room because the package lockers are full. The leasing office is on a separate floor from the mailroom, so the delivery guys just leave packages everywhere. Packages have been stolen, and the leasing office won't do anything about it.

Wakaba L.A. is a lovely property with lots of amenities and nice apartments. The staff are friendly and responsive. I don't really understand people complaining about the homeless. Wakaba does not create homeless people. They live in the area. This isn't a review of a specific area of L.A. but a review of a specific apartment building, which is one of the nicest in the area. Moreover, security at Wakaba is generally excellent, meaning that the homeless are kept out of the building, which is the most that can really be done about them, and the staff have done a good job.

THE GYM? I'm all for people making their money, however not at my expense! A personal trainer has his music LOUD to the point I cannot even hear my own music with earplugs on! Contact Ashley at the office and she states there is no policy for loud noise. I cannot believe she opened her mouth to say that! The common areas are for everyone! This place has gone down since Doreen left and it is truly sad that you pay so much money, yet the office does not care enough to address your concerns. Love our place though. I just pray I NEVER need assistance from the office, unless Doreen comes back

DO NOT RENT HERE!!!!! Seriously, do not rent Wakaba LA unless you don't want your security deposit back. I lived here for 11 month and just moved out last month. I cleaned the apartment thoroughly and as you guys can see from the pictures there were nothing more than normal tear and wear. Still, Wakaba LA charged me more than $260 for cleaning and painting. If this is not a ripoff I don't know what is. I've been trying to dispute this with them but none of the management staff responded. The building itself may seem new and modern but you will soon regret living here. I have a package

If I wasn’t getting such a great deal on rent here, I would give it 1 less star.
Pros
The amenities are really nice and well kept.
It’s usually pretty straightforward to get in touch with building management.
I can’t hear any of my neighbors while in my apartment. (They can’t hear us either) I can barely hear them when walking through the halls.
It’s quiet at night and fairly quiet during the day which is such a blessing. It’s generally quiet out but in the mornings when trash is collected, I can always close my windows and the sound is just gone. Thick windows, contrary to what

First off, I want to say thank you to William L. of the leasing office at Wakaba La! True professional that knows how to handle business and take care of the residents. If you are looking to move in Wakaba, I highly recommend you speak to William. I've lived here since this place opened and saw many employees come and go, and I'd say that William has far exceeded expectations.
As for the property, I recently renewed my lease due to the fact that they have great customer service. My hats off to the management team.

After taking a tour of Wakaba myself! I Was looking forward to moving in here because of the location and it being a newer building. I had my GF go check it out even tho I had all but made up my mind..
Then she met the staff... They treated her awful refused to answer her basic questions, were extremely pushy, rude and even yelled at her... After listening to her disturbing experience, and reading the many negative reviews about the staff and management of this building it is clear they have a real problem. So I will definitely be choosing from one of the Many other properties near by. I strongly

I live here and am going to list the pros and cons for me. I’m a woman in my early thirities. I’ve never seen a homeless person in the building. They are outside of the building sometimes, but have never approached me. I also work and go to school downtown and feel that you cannot avoid homeless people in any part of downtown. If you really have a problem with homeless people you honestly shouldn’t live, play, or work downtown.
Pros
Beautiful common areas
Fully furnished kitchen (stainless steel microwave, fridge, stove, and dishwasher)
Washer and dryer included (con: Queen or King size

I have been living at Wakaba LA since April and I DO NOT recommend this apartment to anyone. There have been multiple security issues with this building that management has blown off and given cold responses to.
Over a month ago, I was chased out of the lobby by a homeless man at 7:30am. The elevator doors opened, he was standing there, and started to harass me. I was polite and continued on my way outside. He continued harassing my and when I looked back he was running after me. I luckily was not harmed, but could have been seriously hurt. When the situation was brought up to management they

Do not spend your hard earned money with these penny pinching people at wakaba la. The parking here is atrocious. My car was towed after me living here for 11 months without notification. Why? Because my car was never registered. Really? Why would I not register my freaking car? Also, tried to buy a different parking space because my roommate and I have very different schedules, I was on a waitlist. What happened to that? They wouldn't help me get my car back because admittedly I was parked in someone else's space. However it was an electronic charging station and no other car parked
