I had probably looked at about 20 apartments in downtown and surrounding areas before finalizing my decision and I am glad to say that I had made the right one. If you are someone looking for a modern and luxury look while being in the heart of the city, look no further. Especially if you are someone who utilizes amenities, then this place will keep you entertained with an awesome pool that has city views, a productive work lounge and my favorite which is the 24 hour gym. The apartments themselves are great & have some of the best views is LA & is walkable to a lot of restaurants & bars around, maintenance & some of concierge are great residents services is one of the worst I've experienced in any apartment I've ever lived in. You have to send 3 to 5 emails to get a response to a single issue. The main lady of the resident services is rude & never empathetic to issues.

The staff there is waaaaay worst than hope+flower.
Those ppl who work there are so angry and the service and the way they treat you is all bad!?! Not to mention the countless drug dealers who live there. It's soooo damn obvious.... So after we got approved and kept just checking the area out we noticed this building isn't safe at all and then we looked for another building. Also they are the only building that takes your deposit and won't refund you. it's a joke. Just be ready to deal with

So grateful to have found this place! The building is beautiful and the staff is extremely professional and actually cares. Finding a decent place in a major city is extremely difficult but Mary and her staff walked me through the different apartment options and were knowledgable when it came to the building and overall area. What I love most is my apartment and ease of parking. If you are looking to move DTLA, this is it!!

Out of all of the apartments that I have lived in in LA, this is my fave. I don't see myself leaving anytime soon. What makes this building is the concierge staff. They make me feel safe. Karmel at the front desk even assisted my female guest that was leaving late. She called security to walk her to her car. It doesn't get much better than 825!

The leasing team isn’t helpful at all I wanted to live at this location ,however, I changed my mind within 72 hours and they advertise for you to get your refund check within 21 days. It’s been well over a month and they leasing team continues to give me the run around with getting my refund check of 500 dollars. I’ve called and left multiple messages and haven’t received a call back. The concierge will answer and hang up on you after explaining the issue. I wouldn’t recommend moving here at all after dealer with this simple issue.

I'll give them a 3.5 star. I would love to give a 5 star but as much as we like our home, from our perspective, after two years of living here it's apparent 825 does not enforce its rules and we are unable to use our balcony as much as we'd like
We battle flies because our neighbor uses its balcony as a dog relief area with pee and poo left out to attract the flies. They also covered their entire balcony with the "fake" grass to make a dog friendly setting for their multiple pooches. That fake grass is not allowed in our lease. Leaving dog waste is not allowed either.

My wife and I moved from KC to LA a few weeks ago. We rounded down our remote on-line search to a few DTLA properties. After getting to LA and looking at them in person the decision ended up being easier than we anticipated.
Despite being slightly higher priced than the other options we had, 825 South Hill had a level of cleanliness, amenities, and design/quality that we didn't see at others. The support Jazmine provided from the first showing, to the 2nd showing, and throughout the leasing process was exceptional. She is knowledgeable on details and always happy to help.

I don't even want to give it a star I had a horrible experience with them I had helped a friend of mine with her deposit which was 500 dollars and paid with my card with my name on file and the girl had a bad criminal background and got denied but they are sending my money to her in a check with her name on it even though I used my card with my name on it and I have the statements to prove it I called the manager and he stated he couldn't help me no matter what cause she was the applicant not me? How does it make sense to not send the money back with the name on the card that was used

825 South Hill is the best high rise apartment building I have stayed in. Firstly, the staff is incredible. The leasing office was great for my move in, and the 24/7 concierge was always there to help me. Kyle Masui was excellent in always resolving any issues I had professionally and made me always feel comfortable in the process. Izzy and Kyle are amazing as well, always made me feel at home when coming back to the building. The whole concierge staff goes out of their way to make you feel at home.

My partner and I couldn’t be any happier and pleased with our moving process in our apartment at 825. Britni (our leasing agent) is beyond helpful and was really on top of the whole process. She was so patient and so accommodating with all the questions we have. The other leasing agents James and Philip were very helpful too! Kyle at the front desk/concierge gave us such a warm welcome! It's kinda bittersweet writing this. I've lived here for about a year and a half -- recently switched over to a month to month lease to buy myself some extra time to find a new spot but I'm sad that I have to!
I love pretty much everyone at the front desk. They're so nice and helpful!! They always have a good attitude and are very accommodating. The building is also nice and the location is pretty much perfect. Definitely can get a little sketchy though.

I'm living in this building for 2 months now and I can't be happier!
From the leasing process, moving and to just day to day living here I feel very supported. The team is always nice and friendly and helps with any question or request I have very quickly.
The apartment itself and all amenities are brandnew, modern, just fantastic! So much light in the apartment, and of course views are stunning.
It's also a busy and loud area in DTLA but I have never experienced any issues, sound isolation is great too.
The way everything is organized here is very convenient, thoughtful and safe

The manager, Mary Duron and her team are some of the best professionals working in the business! I have referred several people looking to move to downtown to 825 S. Hill along with other locations and wether they chose to move there or not they always came back to me with not only high praise on their professionalism and knowledge but most importantly about their friendliness. Got an opportunity to visit this property. I'll preface this by saying... DTLA has changed, a lot, especially because of COVID. With that, as I've looked around for apartments, there's an increasing dis-interest in being helpful.
The Pros:
- Self-guided tour, decent options to view so you can feel like you're making an informed decision
- Well secured. Difficult to get in AND out of, which is perfect for the neighborhood

First off, let me start by saying how lovely the staff from the front desk is. Kyle, Izzy, Stephanie... they are simply the best. They had to deal with agressive tenants all the time - I have seen people shouting at them at least 3 times.
That leads me to the first issue, the neighbors. The neighbor that lived above me, for instance, dragged furniture across his living room from 1am-5am on a daily basis. I have been looking for a place to call home for about 2 months and have finally decided on 825 South Hill! There are many competitors in the DTLA market, however 825 hands down has the best to offer. Their staff is top notch, and their floor plans are so thoughtfully laid out. I was in the market for a one bedroom, however their pricing and promotions are so great, that I was able to afford a 1 bedroom + den with 2 bathrooms!! This is game changing for me :) My leasing agent was so attentive, and the concierge staff is great. I can't wait to move in and get settled for the Holiday

Finally got around to updating my post. Moved out at the end of August and the process was surprisingly easy.
Overall the thing I loved about 825 was my unit. Obviously spent most of my time in there given everything was shut down due to Covid and I was wfh.
My last few weeks there I could tell things were getting increasingly bad with Shootings happening at levels etc. Matt and the security team did what they could to keep the building safe and from the dangers spilling over to 825.
I'll say the biggest issue with this building is management and the fees! They get you with everything

2019 was a rough year. 2020 and the pandemic has proven to be a challenge as well. My last apt had bad juju in it so I needed a change of venue and moving to 825 S HIll was the best decision I've made in the last few years. My leasing consultant Bryanna felt like meeting an old friend. I love her personality and shew as incredibly helpful during the move.

It has been a week since I moved from this location, but the nostalgia is hitting me.
I lived in other DTLA locations, but none of them compare to the Onni complexes, especially 825 S Hill. The attention to detail in the apartment itself, the staff/management, and all around beauty of the complex is second to none. I enjoyed every minute of living here, and if I could have extended my lease, I would have.
