Facilities are ill managed. You will be lucky if the laundry machines work. Place needs an upgrade, everything is too old and falling apart. Worst of all they are so money hungry that they will likely charge you for normal wear and tear. Please do yourself a favor and rent else where. This company does not care about its tenants and will keep you in a mold infested apartment and let you cough your lungs out in the middle of the night. Pool and gym are a joke! You may think it is cheap but will cost you. Please bolt while you still can!

It's a great, secluded feeling place in the middle of so much. Everything you need is close but also right next to a Lake Lynn. Management is friendly and very helpful. Neighbors are quiet. And aside from our apartment needing an upgrade, it's a great place to live. If the windows and sliding door were more insulated and upgraded, and if there wasn't popcorn ceiling AND walls, I'd be giving it a 5 star! It's dated but nice.

Over priced apartments that have minimal features and a horrible staff. Lived here (2) years and moved due to buying a home. The management said I had time left on my lease and instead of trying to rent the place out they are leaving it vacant and charging me to mess with my credit. They have serious rat issues and tried to bribe my daughter to take down her post about them by letting her out of her lease. Management is the absolute worst and rude!

Quiet neighborhood, staff is friendly and always work the maintenance request in a timely matter. The professionalism of the management and maintenance staff is something that stands in my opinion.
Pro: fair price for the apartment and area, management office staff: friendly and work your request on time, maintenance staff is also friendly, profesional and the works orders are promptly solved. Neighborhood is quiet and safe, no issues when the weather is bad, no flooding and the power is rare to go off when storming. Have many options for entertainments, venues, restaurants and food and retails

When I moved I had cockroaches in the kitchen and the bathroom, had to spray them and call the office to send a pest control person. Furthermore, 2 weeks after moved in Wendy from the office called me telling me that they did the math wrong and that I had to pay a $150 administration fee. Poor service!

I’ve lived here for the past few years and this is my honest review on my personal experience here at Woodlake Downs:
PROS:
1. Newest property management is proactive.
2. Maintenance is prompt and courteous.
3. Property management staff is professional and keeps you informed. I’ve never had an issue they didn’t resolve within a timely fashion.
4. Annual rent increases are fair and reasonable.
5. Free weekly pest control
6. Great location in Raleigh.
CONS:
1. Apartments are “dated” looking. (If you’re the type who has to have the newest appliances, lighting, valet trash service

We’ve lived here for over 4 years now and haven’t had any problems. Any maintenance requests we’ve had have been handled quickly and the office staff has always been nice to us. It’s always pretty quiet, except when the garage is being picked up or the leaf blowers are going (which is fine because it means the property usually looks nice and neat). So far, no complaints.

Be very careful with this property I am still battling them about my security deposit. I emailed them 40 days after I moved out and was told I should received my security deposit by the end of the week it was sent to my new address. A week later I got an email saying I owed for damages. How is it one minute you are telling me my security deposit is in the mail to now telling me I owed. When I stated the NC statue that they had 30 days to send me an itemized bill or they forfeit the rights to my deposit I never heard back. First, let me say that the location is beautiful and the grounds are well kept. While it is not directly on Lake Lynn as their advertisements imply it is just a short walk away. I lived there for over two years and for the most part enjoyed my time in the complex but I'm pretty easy going. I had roaches in my kitchen from the get go and despite investing all sorts of money in various baits and traps I never managed to rid myself of them. This is a great place to live! Like anywhere, it has its moments, but nothing that isn't attended to by the Staff promptly. With 2 swimming pools, there is never a crowd at either pool, if you just want some quality quiet sun time. The community has events and Food Trucks if you avail yourself to coming out you can meet your neighbors. The BEST thing about living here, is that the Staff treats us as residents, and acknowledges that these are our HOMES. Very unprofessional and rude. We go inside the leasing office where the lady doesn't even acknowledge us at first. Once she inquires about my needs, she tells me she's new and her manager will be here soon, so we wait. This lady just walks up to me and was like "uh yeah , what can I help you with". I didn't know who she was, she didn't introduce herself at all and then acted like she didn't see my application, when the property has been sending me online quotes for weeks. Good area of town, but terrible customer service. It's as if the staff is there to make sure they squeeze as much money out of you as possible because residents/customers are the enemy, not real life human beings. It's bizarre. Also... MOLD! If you want to stay around Lake Lynn, try Bridgeport Apartments. That's where I ended up going.

If I could give negative stars I would but one star is the lowest amount I'm allowed to give. I have lived here for almost 6 years have had a few problems here and there BUT recently they have proved what is more important! Woodlake downs apartments only care about one thing MONEY! I knew my lease was coming to an end and I had to give 90 days notice. So come February 11, I sent them an email giving my notice. They tell me that was not enough notice and I had to give notice on February 10. But why????? now I'm on a month to month lease which ends on June 11 AND and now I have to pay 250

I'm not typically one to leave reviews like this but I feel that people deserve to know the truth before signing a contract here. Personally I had a terrible experience and would NOT recommend. I know it's the cheapest place in the immediate area but it's not worth it: go somewhere else. The receptionists are not helpful nor professional, and maintenance is a joke. The keys they gave me the day I moved in didn't fit. I had problems with my heating on 3 occasions and each time maintenance did not fix the problem (I found a way to fix it myself eventually), the dishwasher didn't work when I moved

Apartments are small. They are very dated apartments for the rent they are charging. I had neighbors with dogs that were a nuisance, and I love animals, however the floors and walls are so thin it was pain to endure the noise level. Maintenance was nice but the repair jobs were poor, if you needed something fixed in your apartment. Now as of 2018 they have new Management staffing, whom seem to be more in tuned with professionalism and better business practices. Honestly I wouldn't recommend this property, I'm glad to have moved.

Not sure why someone put a horrible review because at first it kind of scared me off but I've been living here since July and I've had no problems! Move in day was pretty stressful. You can't check in until 10am, I got here at 10am on the dot. The woman in the front office was shocked that I was here so early and commented that she didn't think I'd come until later that day.
