S & S is now managing Pebble Creek Apartments where I've lived for two years. The difference in how the complex looks is amazing and there is always someone ready to help in the office.
But I can't say thank you enough to the maintenance guys. They have quickly fixed every issue that has come up and even worked early on a Saturday morning when I called in a panic. These guys are great and deserve a big fat bonus for dealing with all kinds of people and problems in a polite and professional manner AND with smiles on their faces. It continues to be my pleasure to work at S&S. I came on board shortly before a new year with lots of ideas and enthusiasm and then a tornado hit the office followed by the global pandemic. It revealed the character of the team here. I saw them work through so many issues with tenants that would often prove to be very complex and highly personal. Horrible horrible company to rent from they will play you like no tomorrow they will try and convince you that everything is all great and good with their properties but they aren’t they are horrible to say the least if you have an issue expect them to take months to deal with it if they deal with it at all. Hopefully if you do have an issue they don’t send the assistant regional manager Jennifer she’s extremely rude and unprofessional 100% would recommend avoiding Jennifer at all costs!!

Absolutely horrible company in every way possible DO NOT MOVE INTO A PROPERTY RUN BY S&S! We live at one of their properties we have had really bad issues with the since day one. The assistant regional manager Jennifer is extremely extremely rude and aggressive she is a bully at the end of the day she will word her messages or phone calls in a very unprofessional manner we have had issue after issue with her she’s continually ignoring serious issues people are having and when she does get to them she is so rude the way she carries herself is no way shape and or form the way a manager would act

Absolutely terrible all the way around. My roommate and I are currently residents at one of their properties in Chattanooga. We can never get ahold of our leasing office or maintenance crew. We have gone months without anyone coming to look out our shower drains that don’t drain, we waited weeks for them to come look at our dishwasher for us to then have to wait even longer to get a new one. We have a wasp issue, and their solution was to put plastic over the vent in my roommates bathroom. We are looking to move and found other properties managed by the same company and they won’t even answer

I have given them two more stars because Jennifer, an employee at S and S Property Management, contacted me to go over my concerns. She was very kind and understanding and quick to respond. So I want to clarify/correct some of my original statements. First and foremost, our apartment has been going through changes and probably somewhere between switching managers, new trainings, and COVID-19 there was some confusion and lack of communication. Secondly, she clarified that the lease doesn’t automatically renew and it goes into a month-month for residents who don’t communicate

My daughter, who is a police officer leased an apartment at Oak Hills in Chattanooga. She was pregnant with her first child and also a heart patient. When I arrived I immediately went through the apartment, as I own real estate, also. We both called the office, because the maintenance guys were just gerry rigging the complaints of mold, water damage, the a/c not attached to vent and was blowing into the walls and the upstairs was never cool where she and the baby slept. I reside in one of their units...the property manager quit..we never received notice that she quit well over a month ago. A new lady came in who sends maintenance to send out letters. She never introduced herself. I paid my rent on time she tried to send me a print out of charges she claims is owed after the rent was paid on time that shows it was paid on time and I have pics of my money orders... When I went to office she didn't answer the door on purpose. Another person came that they pay to clean up the grounds she didn't answer either. And left out as soon as she thought I had left to avoid

If you find a property managed by this company, do yourself a favor; do not walk, run away, as fast as you can. You will suffer humiliation, retaliation, and be repeatedly ignored. Their staff members are uneducated, extremely rude, and clueless, when it comes to meeting their tenants needs. I am disabled, and when I asked that a handicapped parking spot be put up in front of my apartment, it took management a month to do this; then I was contacted by the Regional manager Tabitha. She told me in her email that if I was so unhappy, I would be let out of my lease. Oh, and by the way, did I mention

I would have to agree with the review from the tenant from Chi G. in 2013 below. The management company does not know what they are doing, and they treat their residents poorly. Tabitha Albert, the Regional manager, acts offended, and put off when you call her to talk to her about issues that you are having with the property. She does not respond with a follow-up email, or telephone call either in order to address your concerns; you have to chase after her. I understand that the state of Tennessee has a poor applicant pool, but if that is the best that S&S property management can do, they are

Honest Review from tenant of a 2 bedroom apartment at Maple Creek apartment owned by S&S Property

The rent will increase every year, but it takes months/years for anything to be fix. They recently started charging water and a building fee plus rent increase... ok but there is no pool, no gym just a small laundry room that the machine doesn't work all the time. The apartment keeps mold, and bugs. There are more than 5 people in most 1-2 bedroom apartments no wonder the water bill is so damn high! the apartments aren't worth over 500 a month! Don't waste your time at any S&
