I’ll give it a 0 star, I’ve been asking for reserved parking for the last 3 months I haven’t receive any response at the moment, I had two cars parked in lot 3 which is by the office, my first car was wrecked by a drunk driver we couldn’t fill out a report against the Driver because there’s no surveillance cameras around, after 5 months I got my other car broken, someone broke driver side window and stole my airbag and other valuables items, still no cameras, after that few days ago, I had my inspection VA sticker expired the A1 towing towed my car and scratch and dented my rear bumper

This is the worst place I have lived in my life, for a year I had problems with rats, lack of water and carelessness of the manager. I am trying to get out and they still say that the rat infestation is not enough excuse to break the contract twenty days in advance. I do not recommend this place to anyone. Honestly, I can't wait to get out of this house. I'm going to call the health control department so they can see the danger of living here.

I have lived in this property for almost two years. My car was stolen from the apartment parking and no surveillance or anything whatsoever. There is always loud stereo music all the time ( day and night) that comes from a upstairs, as a student We never been able to study from home or sleep. I address the issue to the management couple of times and called even 911 after midnight because we weren’t able to sleep no change so we are now leaving the property. I don’t recommend this apartment to anyone

If you're looking for luxury just outside of Del Ray and such a short drive from DC, you'd best be prepared to pay for it. Eaton Square is a nice apartment complex with good people at a reasonable price point. I love the location and I've never had any problems with any of the residents. That said, one of the kids in the neighborhood asked me a question the other day that hit home. He asked me how long I was staying at Eaton Square. Even the kids seem to understand that this apartment complex, although nice enough, is temporary until you can move somewhere better.
My three real complaints are

I wouldn’t rent here if you enjoy have basic things like hot water. The boilers give out every 3 months or so and the response from the leasing office is that they will fix it in a couple of days. It usually lasts about 3 days with out hot water the longest was 6. This place is trash, they don’t care about you or how you live, just your money.

Kudos to the image they created in my head at the first glance when I see the apartment website. Firstly, they charged me $450+$230 non-refundable for the amenities which were partially open to the tenants. Secondly, I was disappointed on the very first day with the bedbugs roaming on the carpet and mice showed up too after a week or so. My third star to these people is just for the few people who responded on time for my frequent maintenance issues.

I actually loved living in my current apartment when I first moved in a year ago. The management was nice, they handled all my services requests right away and mostly it was very quite and peaceful. Now it is really sad, I am suffering from cockroaches , mice, definitely coming from the neighbors , it is scary. The pets control people came and did their thing more that once but nothing has changed. I honestly don't know what kind of people they are renting these apartments . The apartments are very close to each other and you have very disrespectful tenets who plays loud music 24/7. You also have

This place is a disaster. I left after months of hot water issues. They lied to me and said they bought a whole new water heater, but the next winter it happened again. It took them 3 months to fix it AFTER I had to call corporate and the local news. When I finally left they never sent me my deposit and I had to call corporate again. This time, I also got back two extra months of rent. The manager is a joke and the staff is incredibly lazy.

My honda civic was recently broken into while parked in front of my residence on Milan Drive. The thief managed to steal my airbags. I thought that this was an odd thing to steal of all things, so I read articles about airbag theft and found that Hondas are commonly targeted for their airbags because there is a growing demand for them on the black market. For those unfamiliar with the area, there are no surveillance cameras in the community whatsoever so honda drivers are extremely vulnerable if not careful. If you live in this community and drive a honda please be advised that there is an airbag

Don't move here at any cost, they are essentially slums reborn. Management is awful at fixing both hazards and amenities despite court regulation and law involvement. Expect to pay a full months rent for broken appliances, no doors, molding walls, and unwelcomed house guests, while management ignores both you and court orders to collect rent from other tenants. As long as they get their money, your living conditions are irrelevant.

The reviews are true. Mice and cockroaches should pay rent to live here. I am currently turning my apartment upside down to rearrange for a "mice treatment" (I'm sure it will do nothing as multiple holes have been patched up and they still get in) that requires to empty all closets and cupboards, wash all the walls, move all the furniture, as well as vacate my apartment for 2 hours after said treatment that will happen sometime between 9am-5pm. Was given notification 4 days prior and given that I work on the weekends - I am now getting home from work, doing all this, and will be

This apartment complex is terrible, and unfortunately, the bad reviews here are true. My unit had mice issues. I reported seeing mice at least 3x in a year, and while they tried to fix it and patch up holes, I saw mice again shortly before I moved out. There are potholes in the parking lots, which are not repaired. There was a pipe from my building which leaked water directly onto the parking lot and contributed to the worsening pothole. Why it was not stopped I will never understand. The dumpster is oftentimes overflowing with garbage. The residents, unfortunately, contribute to the beat-up environment

Stay away from this complex and its management team. I was charged an additional "market rate" and some sort of pro rate fee plus mysterious utility fees totaling $150 after I gladly departed this complex in October of 2018. I was not even made aware of the charges until I received a voice mail from management some 45 days after I moved out threatening to turn me over to a collection agency unless I paid them. After I asked to see a statement, I noticed, in addition to water and sewer charges there were already paid, another $127 in "unpaid" rent.
It turns out that the

I've lived here for 2 years. While the apartment to live in is fine, it's the surrounding environment and staff that make this apartment complex less than desirable. There is absolutely not enough parking. Good luck coming home after 8pm and finding parking on your street. I've often had to park in other complexes in the area that don't have permits or in neighborhood streets. And often the reserved spots are empty (trust me, i come back after midnight all the time and the same reserved spots and lots are almost always empty/half empty). Good luck getting a reserved spot. The reviews on the company website are an absolute joke!! Who did they pay to write those?!! Nobody would every describe this place as really clean! Trash all over, garbage dumped all around the dumpster area. Maintenance requests are routinely deleted instead of resolved, and they charge a "boiler fee" when there are no boilers, and you have to pay your own electric and gas. They also add TWO fees EACH for water and sewer, charge you to pay your bill on line, AND charge you to bill you...What a bunch of BS!!!

Don't even try to get a place in here. If I had to put no stars on this feedback I would. The property manager is clueless about what is really happening in the community. Honestly, living here is a nightmare. First things first: The apartment is old, there are bugs and roaches coming out of walls and even in closets. I have addressed this issue several times to the management and tried to fix it but it is still there. The hallway will have dead roaches. Sometimes the garbage pail for the dog stool is overflowing and has not been taken out for the whole weekend.

This place has become more then disappointing!! The new property manager is rude unfriendly and condescending! I didn't have a car here for the first year I lived here which great and now that I have a car it's been nothing but issues they have the most absurd thing for the tow truck driver to look for! My car was towed and had to pay 150$$ because I had a sticker on my car!!! When I went so upset to the office the property manager was smirking like it was a joke!! Besides all the police. I wish I would have listen to the review below...I moved in and am counting the days til I move out!!!! I went from not having hot water for 2 months (legally I was allowed to break my lease but wasn't able to find another place to go to at such a cheap rate), and now I'm having issues with bugs!!!! I told them to have the exterminator come every week until the problem was taken care of...I saw them for 3 weeks and have not seen them since!!! You seriously be what you pay for! I will pay the extra $300/$400 to live somewhere nice and pay the extra $50 to park my own car! Run! Run! Run

I moved to Eaton Square @Arlington Ridge in 2009 and am VERY happy to have put in my notice that I will not be renewing my lease. As the previous reviewer mentioned, the quality of residents has gone down hill. This is quite unfortunate, because the location of these apartments is great.

Management: The building management is very poor. They are not responsive and do not do a great job of of wanting to keep quality residents. In September, I waited over 30 days to get a plumbing issue resolved which resulted in my not having hot water for a month! That was pleasant.

Grounds: The garbage disposal

I've lived there for a year and the roach problem is disgusting. Instead of spraying cabinets, they need to bug bomb the entire place. The roaches come out of the walls through electrical outlets and drains. They aren't just "in" the kitchen cabinets. They are in the bathrooms too. Calling for pest control did nothing more than what i was doing; spraying when I saw them.

Maintenance is very unresponsive. I put in online requests that took weeks to resolve and one never did get resolved. And if you like the soothing sound of being in a submarine, then you'll love the top
