They started a masonry restoration project outside of my apartment without even letting me know and can't even get a professional housekeeping crew to come clean my apartment after the mess they created. The cleaning crew that showed up moved my stuff, left me a rude note and damaged my furniture and plants. Gorgeous building but horrible management company. They do not care about their tenants at all. Do not waste your money and time.
PS: David McSorley, the so called president, called me the day after I wrote this review and yelled at me for writing this review- this is the level of customer

Never ever trust this management. The worst people I have ever met.
We lived in Royal York apartment 102.
The apartment itself is fine. Although overall is old, the rooms are spacious with wooden flooring, which I think is easy to clean. However, the management is terrible. They tried to take money using a various of excuses. They refused to return our deposit claiming that we sublet the apartment. However, guests are allowed to stay with tenants for a short time. I cannot think of why they made false claims without any evidence. We paid our rent on time and keep the apartment in good condition

I lived in Old King Edward for a year. For the most part it was fine. However, there was leaking in my apartment from the one above and it did take time for them to respond.

The issue I have is when I moved out. I made sure to clean and scrub the entire apartment including the kitchen, stove and oven. I moved out two days before my lease expired on the 28th and before I moved out I asked if they would do a walkthrough with me (like most reputable companies do) to make sure everything was ok and if not I could respond to it as I had time. However, they refused to do a final walk through because

I lived in New King Edwards apt. I won't recommend it. The apartments facing Sterling Plaza are very noisy. It's even noisy at night. Additionally, the management is unkind. I made complaint about the bad and bubbling heater on early October. It was fixed one and half month later.

When I learned about some details about moving-out, it is said that the laundry card fee and balance would return. However, finally, I didn't get any penny back. If I know this truth before, I won't ask my friends to return my laundry card before the end of lease term.

I lived in King Edwards Apartment. There are two buildings side by side: Old King Edwards and New King Edwards. They are identical in quality. To be honest, the apartment is pretty good and very cheap for someone who has lived in NYC/LA/Boston. By Pittsburgh standards, it may be slightly pricey. The office is on the first floor of the building, which is convenient. If there are maintenance issues, it will be fixed in a day or two after filing a request. The location is superb - right next to a bus stop and plenty of restaurants around.

The reason it is getting one star from me is because of SECURITY

This is a review of my experience interacting with the leasing office of Sterling Land Company. I will also be uploading and consistently updating (to ensure accuracy) a review of my time staying with them after I move in a few days from now.

I have been interacting with this company since early Spring 2017 for an Aug 2017 move-in. For the most part, replies from them have been prompt (within 24 hours), detailed, and helpful. A special shoutout goes to Mara N., whose professionalism has been outstanding.

The leasing office has been quite accommodating with me, and the rent/utilities package offered

Son just moved in last week, Granted it's an older apartment, but it's much more spacious than the newer buildings/apartments.
The staff has been very responsive with all the minor fixings requirements.
Courteous & professional mgmt staff. (Special Thanks, Alyson)

I give them 2 thumbs up in doing a fine property management job.

On the good side, my rent is cheap and the building is safe and in a pretty good location.

On the not so good side...
(1) They screwed up my move in date in a way that cost me a nice chunk of change.
(2) My apartment was filthy when I moved in. Moreover, the renovations that they had told me to expect had not been not done.
(3) I generally find the office staff rude, unhelpful, and incompetent, and getting them to make basic repairs is like pulling teeth. I sort of dread calling them to complain about even basic issues because I know it will be a frustrating waste of my time.

Having lived at Sterlingland Co for one year in the early 2000s, I wish I could write a positive review about the experience. As many reviews have stated, the company has many problems with the upkeep of their properties and professionalism.

So let's cover this pro/con style:

Pro:
- the buildings owned by Sterlingland are some of the most lovely old apartments in Pittsburgh with hardwood floors and crown moulding

Con:
- the buildings are in desperate need of updating. The carpets in many units are dirty and are not cleaned before new tenants move in.

I lived in the Wellington Apartment building from 2013-2014. There are several reasons I'm giving Sterling Land a 1-start rating.

TLDR

PROS
- Pretty building, decent sized room, good location.

CONS
1. No respect or privacy, they come and go as they please without notice.
2. They do NOT give you 24 hours of notice before showing your apartment, and if they can't catch you on the phone, they'll show it without your consent.
3. The apartment was NOT in livable condition when I moved in. Rust all over the kitchen, dirt everywhere else.
4. BUT, don't worry, they will take a ridiculous

After reviewing some comments about Sterling Land I felt compelled to write a positive review after a good two years renting from them. I Just finished graduate school and recently moved out of their apartments. I enjoyed the architectural detail of the building, especially the lobby and the apartment itself. I loved my apartment for its amazing amount of square footage, hardwood floors, mantels and spacious closets. I also appreciated the building's older concrete construction, which helped dampen noise from surrounding apartments. This is a plus for studying late. Lastly, the staff did
