I have been struggling to get into contact with people regarding my rent concession, which I had voiced was a concern even prior to signing my lease. I was assured that I would get 3 months free and now that the third month has come, they're saying that it doesn't work, even though I have writing from them stating the months I would get rent concession. You also have to remind them not to charge you rent when you have rent concession since they "forget" to put it on your file and if you have auto-pay set up, getting that money back is a nightmare. I lived in a Reside west-loop rental unit for a year and a half and honestly can't say enough wonderful things about the Reside team. During my lease, everyone from the building manager to the Reside concierge to the maintenance team was nothing but spectacular. Overall the property was well-maintained and in the off-chance I needed maintenance assistance they were always fast to respond, extremely professional and efficient.
This may sound cheesy, but I never felt like a customer to them, but rather a friend or member of the family and here are a couple reasons why:

Where to start….found a listing online of a large studio. Immediately inquired about it and set up a showing for two days later. The listing gives the pricing with the special applied across the lease term yet the company says they don’t do that. Get to the showing and I look at all three sizes of studios and find out the large I originally wanted… is MORE than what was advertised so I said I’d like the medium one. I toured at the 2010 Pierce earlier this month and was treated horribly from the second I spoke with an agent there. Terribly rude and frankly just lazy leasing agents who seems like they legitimately have a goal to NOT rent apartments. I can barely speak of the itself building because my partner and I were rushed in and out so fast but I can say that management should strongly consider a clean out and re-hire of leasing agents. In partial credit to these agents, I ended up choosing a Bozzuto managed building and I recommend you look into their buildings and stay far away from Reside.

Really disappointing experience with Reside. We had to haggle to virtually tour the apartment (even though it was unoccupied). Apartment was not cleaned at all before move-in, and we had to negotiate with Reside to be reimbursed for a cleaning fee. Several broken items in the unit upon move-in (light switches, cracked bathroom sink, kitchen sink drain cover falling apart, burnt out lightbulbs, etc.). Brick walls were covered in efflorescence - basically, Reside didn’t properly seal the wall and it’s falling apart. Reside has refused to hire professionals to address the issue.

My main complaint was and still is, 2 years later the fact, that Reside let a third party contractor into my unit unattend resulting in thousands of dollars related to personal property damage. Reside did not protect my belongings while allowing the jackhammering and other activities while I was not home. The jackhammering alone shot rocks at my furniture and left a blanket of dust across the whole apartment.
Reside acknowledged the damage and told me to repair my belongs and provide them receipts for reimbursement. After the receipts were provided, Reside no longer responded to my calls or emails

While I enjoyed my two years living at a reside property, I really can't overlook the decent-at-best management. Customer service, responsiveness, attention to detail, and communication are NOT strong-suits here. I loved my apartment, building, and the neighborhood; Overall I will remember my home here very fondly because I had a lot of space and I was very comfortable, but I feel disappointed in how the place was managed. Hello I came to look at an apartment 707 N. Sheridan on April 6th. I set up my appointment with Erik Byers it was for 2pm that day. I'm only writing this review because what happened to me shouldn't to anyone. Your employees Erik Byers and Matt Duffen are racist they said they had to hold on one our ID's for security purposes and just encase there… was damage to the apartment. They also ask me why I wanted to see the apartment if it was out my price range. I saw the apartment anyway. But, wanted your company to know these are the two individuals that you have working for you.

My wife and I moved from Dallas to Chicago last year, into an apartment at the Belmont by Reside. First, the location is fantastic and the apartments of excellent quality. It's an older building, so thick walls provide plenty of insulation from external noise--no footsteps above, no noises wafting through from our neighbors. From day one our… experience has been first class. The office staff made the application process simple and easy, and provide excellent ongoing customer service. The concierge team are simply fantastic--incredibly friendly, helpful and courteous. They were a huge help

Don’t waste your money. Speaking of which, they will bleed you dry with small fees. Honestly you could live in a much better building under a significantly more respectful property management company for a lot less money.

My experience with Reside thus far has been great! I've lived in their buildings for almost 2 years now. They always provide great service through the 24 hour desk that they provide. What I really appreciate most about reside is that I had to leave my original building because my roommate moved and they allowed me to transfer to another building which made the transition so much easier. The management staff has been amazing through this entire process and they answered each of my questions and I don't know where I'd be without them. I definitely would recommend Reside to anyone in the Chicago area

I've lived in Reside on Clarendon for the past 2 years and I am about to renew my lease. We worked with Noel and she was awesome. I also see maintenance each morning cleaning the windows/floors/elevators (we have a TON of dogs in our buildings so it's nice to see them cleaning everyday), responding to our requests promptly, and our unit layout is great. Location is awesome too! A block from the lake and about 1/2 mile from Wrigley Field.

Based on the overall Yelp rating, you know how this story is going to end up, but let me continue to tell you this lovely story that is Reside on 2727.
The moment I moved in, I realized the floor is not leveled (cue the How I Met Your Mother episode with the crooked floors). Don't mind that as much as the other issues, but figured it should be noted somewhere.
In addition, there are cockroaches. As many emails as you will get saying they are doing pest control maintenance, you will find semi-dead cockroaches just laying there. From personal experience of trying to kill them with my Swiffer

Like EVERY other reviewer, I had a terrible experience with Reside Living. Xan (Alexandra) and Katrina have an unprecedented lack of respect and professionalism when dealing with tenants. After living there for a year and asking them 4 times to change it, they still could not get my cosigner's email address correctly. They verbally assaulted me and my cosigner separately in different conversations because they couldn't do simple clerical work properly. Additionally, I had to submit a lease extension 3 times (twice via their horrid online application system and once via fax) before

I just signed a lease with them, unfortunately. Communication wise, it is nearly impossible to get someone on the phone and definitely impossible to get an email response. You're better off physically going to the office if you need to talk to them about something or ask a question and ain't nobody got time for that. There are a lot of hidden fees (including an $18.95 service fee every time you pay rent online) that weren't mentioned until I received the lease. Steer clear if you can.
