We have visited River City today and it was a very interesting visit.
The reception staff were very helpful, and especially Mr. John who took us for the tour, he seemed quite knowledgeable and experienced with this task.
The location was extra clean and quite, very friendly for families and pets, the outdoor garden attached with the building is wonderful for a walk or picnic BBQ, wide space in Gym as well as comfortable sitting area all around.

Ok I had to update my review as I been living here for over a year things have change. The units are nice and updated, nice appliances and floors. Views are ok, lucky mine is decent. Maintenance and door staff are friendly and usually quick on maintenance request. The building got a nice package room now which is nice to know when we get a package waiting. The building is quite for the most part you don't hear much noise which I love. Now the reason to only 3 stars is mainly the gym situation. After they finally opened the gym which took way too long from what I was told, not only it took much

At first I was really impressed with the the management. I booked a virtual tour online, which was confirmed by email instantly. After the virtual tour I expressed that I was happy to move in and filled out the application for the apartment within 24 hours. After I submitted the application, I had not heard for over a week and after emailing (no reply), I had called and they said "everything is good, just one or two more things". Again I did not hear back and called again the following week. I then received a generic email that my application was denied, presumably because I am a Canadian citizen

Recently moved in. The move was smooth and the building accommodated an early arrival of the moving company. The management and staff are very friendly, helpful and responsive. The apartment has plenty of storage, usable space and new appliances. The management was flexible with our move in date and delivered on what we asked for. The on-site convenient store is a big perk. We are very happy here. Gave only 4 stars because the gym is still under construction.

Pros. Much of the common areas(lobby, front desk, marina level) are finished and looks good. So that is a positive sign that once the building is complete it will be a very nice place. Staff still super nice and helpful even with all the construction hassles they have to put up with and listen to people complain about. Communication between management and tenants is great, weekly updates on what we can expect as far as construction shut downs and noise. Management is still responsive to emails and and does their best

There is construction 260+ days a year, which often includes power outages, water shut-offs, HVAC shut-offs and malfunctions, loud demolition of concreate and drywall, bathtub refinishing with harmful fumes, elevator shutdowns, loud drilling/hammering/scraping, roof removal, parking garage closures, Wi-Fi connectivity issues, front entrance closures, trash chute closures, and more.
Also, they didn't provide heat until November (which is illegal) due to the massive flood in May that displaced residents for 6 weeks.

Upper level management has finally been called in to deal with the fallout of the flood, and have been proactive with their response. I spoke with Victor and he was very understanding about my frustration from having to wait 3+ months to receive any rent abatement from the weeks that the building was uninhabitable. We came to a mutual agreement and my roommates and I are happy to finally have a resolution after receiving no responses to the multiple other emails I had sent to building management.

Ok so I'm updating my review. Now after being flooded out of my apartment for 6 weeks, losing my car under 14' of water, $1,000 worth of food and houseplants that my renters insurance won't cover, returning to my apartment with no functioning air conditioning, construction noise and dust everywhere, outside workers roaming the halls without masks, a lobby that they claim is finished (it's not), and still none of the promised amenities available... my rating remains the same.

An iconic place anymore?
As a tenant of the building for more than 6 years, I enjoyed the close proximity to downtown and what the neighborhood had to offer. Since the flooding incident in May, the management has gone increasingly unresponsive fearing lawsuits, Calls won't be answered, emails won't be responded and if there were responses they were vague.
As much as I don't want to blame the management for flooding incident, construction noise, dust and dirty interiors, there is no denying the hassle tenants had to go through in the recent months.

I would be very wary about renting here. The units look nice upon first glance, but they're pretty shoddy. Within the year we lived in a brand new, rehabbed unit, we had so many things break, including our fridge, our closet door kept falling off the track, and our bathroom grout cracked (mold, anyone?). We also had cockroaches because the construction crew didn't bother to seal all openings in the wall.

River City has once again been flooded, and the tenants have once again been forced to vacate their homes. River City management just sent a message advising clients that River City's insurance won't cover the tenants' losses, and encouraging tenants to check their own insurance. No mention of any rent rebate for the period when the apartments are uninhabitable. That is all you really need to know to understand what it is like to live at River City.

BIGGEST SCAM! BE AWARE!! I just got an email from the building for the unit that I signed a lease on and to my UTTER surprise the apartment is NOT renovated as it was advertised online! They sent us videos and pictures of an apartment similar to the one I signed a lease on and they kept a saying that it was the same! Because of COVID and being out of town, I trusted that the pictures and the videos they sent me were honest replications of the apartment. BUT I asked them to send me a true video of the apartment before we move in and shockingly the apartment was NOT a renovated unit! We are a week

It's a construction zone, when moving into our unit we anticipated staying 2-3 years so, we put time and money into personalizing our unit, buying furniture specifically for it etc. Only to be told that we had to move at the end of our lease or move into a renovated unit. That time has come, we met with a leasing agent to see our options

The building is one of the best once to live in. This building is ideally located to downtown, and close proximity to the transport around the City of Chicago. The management team is a good bunch of people who support the residents in the building. The Maintenance crew is hardworking and meets the needs of the residents in timely manner. The problems in the building from old times, and are now managed more efficiently.
The building is self sufficient with its convenience store. Its postal service and mailroom service is good.

River City is a beautiful building in the south Loop that resembles Marina City because it has the same designer. Condo owners can also rent indoor parking for their cars and one of 70 slips on the Chicago River for their yachts. Sadly, a homeless village has grown next door along the river. See the photos.
