The Home Inspection is an unbiased, visual assessment of the condition of the property. It provides you with a professional report on the condition of the physical structure and various systems within. In the days before your inspection I'll talk with your Realtor (if you have one) to confirm the date of inspection and make sure I get access to the home when needed.
A pre-purchase inspection is intended to help prospective home buyers better understand the true state of the property they are interested in purchasing. The inspection will evaluate the overall condition of the property in order to identify items which may be in need of attention. The buyer can then use the home inspection report as leverage in re-negotiating with the seller to demand that certain repairs be performed.
A Listing Inspection provides home-sellers with an accurate snapshot of the current condition of their property. The home seller can then utilize the findings to preemptively repair or upgrade household systems that may be deficient, and make the property more desirable to prospective buyers.
The advantage of knowing the true condition of your property before it goes on the market will allow sellers to correct problems in advance and at a manageable pace, instead of being rushed into quick and potentially costlier last minute repairs and upgrades. The seller may also knowingly disclose and disclaim certain inherent conditions or defects in advance, and present the house in "as-is" condition.
