This complex floods all the time and has black mold everywhere… plus the rat/mouse infestation…. And the constant break ins/stealing

Living at this property is anything but "Grand". Do your research. Believe the reviews here - and check out the Instagram page @notsogranddenver that current and past residents have sent in videos and pictures of their experiences here.
Management is the worst I have ever encountered at any property - this isn't just with Anna and the staff that is directly on site, even the Regional manager Joanna could care less about how poorly the property is ran and all the issues that keep occurring. They avoid in person contact as much as possible like they are the secret service.

Just the absolute worst apartment building in Denver. Run from this building before it ruins your life. All 1 & 2 star reviews are real. Anyone saying they had a great experience is being paid by the Grand.

Great apartment building. Fetch package delivery will be the reason I move out. We used to be able to get our packages delivered to the building. Now we have to send our packages to another address, wait for them to receive the package, then schedule a delivery. They fail to deliver almost every package, meaning I have to make a phone call and re-schedule. I should be able to deliver a package to my own home. Fix that & I’ll renew.

I do NOT recommend and would never send anyone I care about in this direction. They can’t even do something as simple as preventing me from getting charged for rental insurance when I already have my own and have proven this last month when I sent verification that our unit is covered. What an absolute joke of a property and current management team.
My wife and I time here have been a flat out disappointment and worst rental experience we’ve ever encountered.

The only people who give good reviews to this place are AirBnb occupants. The people who actually live here day-in-day-out have to put up with incompetent management... during my 1-year stay here are the issues that arose that I wrote in my response about the lease renewal. I will be moving...
- Increase of $247 for a 13-mo lease for an apartment that overlooks severe homeless problem and drug use (see attached sign from other concerned residents)
- No concessions toward $175 parking spot or $75 storage

While the community is great, there are massive problems in this building. Most apartments getting flooded, glass panels have been falling, very little to no response from management team, maintenance team has been short staffed for the longest time without any clear resolution, the 3rd party package delivery company to receive packages (fetch) is a mess and there are a lot of delays to receive the packages, and they don't want to be responsible for anything that happens to a package, the building sends packages back if they are delivered straight to your address. I moved in early August, so just over a month ago and from the start it has been a miserable experience here. I toured a Champagne layout unit, which was nice, about what I expected. I was told my apartment I would be moving into is the exact same layout, but since someone is living there currently, I would not be able to take a look for myself. The community is great however management is terrible. They are incapable of just about everything except for fobbing people up the elevator if need be. It’s expensive to live here and I expect better service and up keep of the building. Anna Jensen who is in charge of managing the building won’t answer any of my phone call and emails I have sent her. My stuff got stolen from management at the front desk when I left it for a short time period.

Stay far away from this building at all costs. They've had multiple water issues. Water floods at all times. Twice, we've had the water shut off for over 12 hours. In the year that I've been here, the power has been gone twice, one time for over 12 hours. Elevators are always down without fail. Homeless in the building due to the lack of repair on the doors. The garage doors to the secured parking without fail are broken multiple times and once a stranger tried breaking into a residents car. This entire experience has been absolutely abysmal. DO NOT LIVE HERE. My unit has flooded three times, most recently two nights ago when I woke up to pounding on my door at 4am. when I stepped out of bed, I landed in several inches of water. The entire bathroom was flooded, my bedroom and the kitchen. With this being the THIRD time in a month my unit flooded, I pressed management to move me into a similar available unit in the building. They told me they won't be doing this and told me to move out of the building instead. Absolutely ridiculous that my options were to stay in a unit that has continued

Now that I moved out and won’t get evicted for leaving a bad review online, here is the REAL life at The Grand from a resident that lived there from “The Grand” opening to 2021.
Horrible construction, falsely pulled fire alarms, constant flooding, full-time amenity closures, stolen mail/packages, poisoned pets, relocations for weeks, down… elevators, car towing, stolen bikes, in-building hotel, paid 5-star reviews, contracts making it illegal for residents to leave bad reviews online, few employees with a high turnover rate, and constant littering of joints, blunts, cigarettes

We have given the mngmnt staff ample time to resolve our several concerns. Unfortunately, we get lies and un-fulfilled communication or contact from the mngmnt and Grand staff. If you are looking for a luxury property on the LODO area- I highly advise to look elsewhere, we have several friends at the surrounding properties that have no where the… issues we have had since living here since last Sept. Anna avoids difficult situations and any solution to issues. Pros: Units are great- we love our layout and unit. Resident events are well thought out and put together. The Gym is one of the best

I love the property and staff! So glad to have them back. I'm really impressed with the time back office takes to answer questions. Sometimes it takes a while for a message to get relayed and there were some uncommon weird situations that occurred lately but once i was able to speak to someone, i get it. ive been at Grand for a year and i will be staying. Happy to hear coffee is finally coming in with the new coffee shop!

The apartments are beautiful. Great finishes, great amenities, whole nine yards. Wish the bath tubs were a tad bigger, but that’s about the only complaint. The community of people itself is pretty great - everyone welcoming and super active plus lots of great groups to get involved with and events to attend.
Concierge and leasing have been awesome throughout the entire lease since move in. Briana at the front desk has been extremely helpful in corresponding with me about any loose ends that have needed to be tied up. Daniel in leasing was so helpful in getting the apartment lined up and move

Building Amentities have not worked basically since move in. Have not been able to find a working grill in months. Building always has people working on projects but never seem to be complete. Building has the appearance of security but is just the appearance.
Building also started using a remote package service and it is the Worst! adds a day to package shipping most of the time. They gave us no option other then dealing this recent change.

I stayed here when I went on my winter vacation and I'm glad I did. So it took me a while to decide on this place because I was going to stay at an Air B&B. I decided on Grand because it was in an area I wanted to be in and it is very close to Union Station.

Okay so staying at The Grand isn't very affordable but once you walk inside you'll see where your money is going. I loved that there is a heated pool and great views of the mountains.

I’m staying at the Mints and I had stuff stolen out of my room! This place is terrible!! They have zero security and no cameras! Do not stay here! Worst stay I’ve ever had!
