I cannot emphasize enough how terrible Peak Property Group is. Seriously listen to the bad reviews, because my roommates and I made a mistake by not looking before a renting a house through them. They are unresponsive, uncaring, and lack all professional skills when interacting with their tenants. We have had countless issues since moving into our home 6 months ago. It started with the house being trashed on move in day with things being broken and there being feces left in the bathrooms. They shut down our basement by dead bolting a door without our knowledge, and we only received an email saying

I've been renting from Peak since April 2020 and live in one side of a two-family home in Weinland Park. My process of looking at properties and signing a lease (from out of town) was positive overall. Upon move-in, it was VERY obvious that the house had NOT been professionally cleaned, if cleaned at all by Peak, after the previous tenants had moved out. There were also maintenance issues that surprised me, such as doors and cabinets that wouldn't close, a bird's nest between the screen and window in the master bedroom, and EPIC, haunted-house-level cobwebs in the basement. Woke up to a water leak from rain overnight on a Thursday. Called the office and had my request transferred over to maintenance (Columbus). We expressed urgency because there was more rain expected over the weekend. Maintenance showed up the same day to clean out the gutters (we are on the top floor) and came back Friday to reseal the crack in the beam and repaint. Everything was back to normal within 36 hours. He was extremely nice and kept telling me to call any time and he is happy to help. Really appreciate the quick response and fix!

I regret not listening to the reviews on here when I first thought about renting from them. They are 100% reflective of the experience you'll have.
Never responsive, slow maintenance, my mail kept getting stolen and they do nothing about it, and they towed my friend's car out of our lot that is never full.
Typical landlord behavior, avoid and find a better company.

Peak properties took over our apartments in Cincinnati and we didn’t think much of it. Until we stopped getting our water bill and no one told us why. We then proceeded to have construction go on without anyone telling us making one of our entrances inaccessible. I guess it didn’t matter too much with that entrance since they changed the locks and didn’t tell us. That may have had something to do with the fact that an employee walked right into our apartment and found my husband standing there wondering why a stranger walked into our home. They had no record of us living there. How does that

UC STUDENTS: DO NOT RENT FROM THIS COMPANY. 2 and a half months after renting from this scam of a company, I am still having to deal with their unprofessional business. I have yet to receive my security deposit despite following their instructions for leaving a forwarding address. Now they claim I don’t have one. The past year was a disaster in which our roof caved in slowly over 4 months and they refused to fix it, and only did when water was pouring through the entire half of the ceiling. Our neighbors sued them for a water bill issue and won, if that tells you anything. These people prey on

I've dealt with 5 property management companies in the past, and Peak is by far the worst. We live in the 76 W 8th apartment complexes currently, and when we initially signed our lease it was with Craig King's property management company. Our first two years under King's management was phenomenal - quick response to noise complaints, maintenance requests, and he/his secretary were always available over the phone to ask random questions. Believing we would continue renting through King, we resigned our lease for the third year. What we didn't realize is management would be switched

I've been leasing with this company for over 2 months and my apartment has had numerous issues with it. They take over month to fix a simple thing such as an outside light that has never turned on since I moved in. There's black dust covering one of the vents in my apartment and I've asked for this to be addressed multiple times and nothing has happened - it's disgusting. The place was barely cleaned when I moved in and the flooring is cracked in the kitchen. This is the worst property management I've ever dealt with.

After living in one of their East Walnut Hills properties for going on three months, I can't recommend renting from Peak. Our experience has been bad from the start.
First, they pushed back our move in date, when we had already expressed that we had a tight window in which we needed to move. When we tried to move in, we found the apartment completely unlocked. We tested out the door codes they gave us, and found that they didn't work. The apartment was not ready for us to move in. Was taken advantage of as a college student. Gave our security deposit back 2 months after moving out, instead of within 30 days like the lease said. Charged us after move out for extermination fees, even though we put in multiple requests about rodents in the house and they ignored. Horrible communication responding to maintenance requests. Campus housing is hard to come by, these people know that and are screwing kids over. If you can avoid leasing through them.

I cannot put into words how horrible this company is. I highly recommend never leasing with them. We got our house in horrible conditions, spent hours arguing with management, and was not fairly compensated. The company has notoriously been neglectful of its properties and does not care about its tenants. If I could give them zero stars, I would. The pictures shown are a glimpse into how the house was given to us on our move-in day.
Maintenance orders were completed in a timely manner and calls were always returned.

I scheduled three separate apartment viewings, each time they were cancelled within hours of the tour notifying me that the property was no longer available. The last viewing I scheduled, I found out that the apartment had been leased through meeting the future inhabitant of the apartment rather than Peak property letting me know that this property was unavailable. I emailed the person in charge of scheduling showings and asked whether or not the tour was cancelled, which they did not respond to until the day AFTER the scheduled showing.

Slum lords. My building has a rat infestation they have chosen to ignore. Maintenance requests take one week and are sometimes never answered at all. They went up on my rent in the middle of the Covid-19 pandemic and forced everyone to renew their leases 4 months in advance during the same time frame. Terrible company that gives absolutely zero s**ts about their tenants. Zero.

I am a neighbor of a house managed by Peak. As I was walking by the house, several people in the large group on the porch mocked me and called me abusive names. I was stunned, and turned around to talk with them. I later phoned and emailed the leasing manager, Ms. Flores, to express my dismay at her tenants' behavior. She did respond quickly, but did not say that there would be consequences for her tenants. And when I requested consequences (I suggested written apologies) -- or at least to know that Peak would do nothing, she was combative and said that she would not be speaking to me further

I would highly recommend finding a different company to rent from if you can. I stayed in the same place for two years and they jacked my rent by $80/month from one year to the next, which I could understand if it was in any way a decent house. The property is kept in terrible condition. The maintenance guy is alright and responds quickly, though only on weekdays, but the contractors they hire are absolutely terrible and peak doesn't correct their errors. We had the ceiling literally fall off. Twice. The paint continually chipped and peeled. Several walls had massive cracks going through

I rented with Peak Property for 2 years at the same place. The person whom I was dealing with (Ms. Flores) was responsive. My maintenance request were dealt with at a reasonable (not quickly by any means) manner, although I did not have many problems.

The place was kept in terrible shape, the front door had holes in it and they "replaced" my windowed sun room, which I at first had when I moved in, was replace with flimsy plywood. They simply stapled that in front of the windows.

Your deposit is your first months rent, which I got back less than sixth of what I paid (97$ for 625$)

This company does not diligently handle the application process. I applied once and was asked to re-apply all over again because of an unexplained processing error. After applying again and receiving no correspondence for a number of days, I had to call the office to ask and both staff whom I spoke with on the phone were rude to me. One argued with me that I'd been sent an e-mail that I never received ("Well, it's been forwarded to me, I'm looking at it.") regarding the outcome of my application. I was approved and decided not to rent from this company and my best advice

I would give a 0 if that was an option. I moved into my peak Property Group apartment and within 2 days I had cockroaches. I am completely unsatisfied with managements response. I have more pictures of the cockroaches if anyone is interested.

Not the best, not the worst. Would certainly recommend them over University Manors or other big campus rental companies.

Pros:
- Online bill payments
- Nice, large house
- Accessible and never rude or overbearing
- Abide by the lease, e.g. giving notice before entry

Cons:
- Occasional miscommunication problems
- House was "clean" upon move in, but we still find dog hair and other signs of past tenants
- Maintenance can take a bit, but we admittedly haven't had many problems

Changing from two to one stars because this update finally occurred and everything was fixed. I still have a sour taste in my mouth because it took so long, but it *was* done, and it was done satisfactory.

Also, other small maintenance requests are always fixed promptly, but this huge issue was just so slow and it seemed like they didn't care.
