I just moved into my building last month and am really liking it here. Vasif, my building engineer, is genuinely so kind and helpful. I needed help getting a piece of furniture up my stairs, and he even offered to help me — which is above and beyond, something he totally didn’t have to assist with. Very responsive and attentive to any building needs. The property is always maintained well and I love this community. So appreciative!

Vasif is an almost daily sight, always doing a through cleaning of the hallways. Including the walls and common areas. Any issue is taken care of with urgency and competence. My friends comment on how clean he keeps the building when they come over. Always makes sure the hallways smell nice and are warm. The back door could use some padding so the building doesn’t shake when it closes though.

Arnel is one of the main staff who I’ve had the opportunity to interact with on occasion in the building and he’s absolutely awesome. Friendly and fast, he was there within minutes when I needed something looked at and is always quick and courteous to respond. He’s one of the main reasons I resigned with the building. The management here has been phenomenal.

Update: They responded and fixed the issue this past weekend. I greatly appreciate this company for following through and resolving the issue.
I moved into the Ainslie St apartments in Lincoln Square/Ravenswood in November 2021. Everything has been great except for getting critical maintenance issues fixed. However the building engineer Ernes is amazing and very responsive despite the issues I am having and I know he’s trying his best with the situation - that is not what I am complaining about. I have emailed the office countless times and informed the building engineer of an ongoing water

***Update: We have received a new oven. While this situation was very frustrating, once we were able to clear up some miscommunication, it was handled professionally and quickly by Beal. They wrote us a sincere apology and have been much more communicative since we expressed our concerns. Aside from the incident below, we have overall had a very positive experience and find that the property is well maintained and the building is safe and quiet.****

Had great experience with BEAL my 3 years here. My building engineer - Ernest is super helpful, responsive to text, friendly, professional and knows how to fix things in an efficient matter. I've lived in many buildings before and it really matters if the maintenance person cares. I can honestly say that Ernest is by far the best building engineer.

Loved my experience with my property managers, Julia and Martin! Any time I had an issue, I would call or text Julia and I always got a response either right away or within at most 30 min. The building common space was cleaned every week and I really loved my unit.

I recently moved into a one bedroom. The quality of the apartment has been great. The building manager, Dennis, has been especially kind, friendly, and diligent with his help of my recent move. I had a few instances of requiring help or needing something changed and he always responded in a timely and professional manner. The company itself has been smooth to work with throughout the process. No complaints thus far.

I've lived her for a year with almost no issues. The common areas in the building have been updated since and look much better. Jasmin (building engineer) is always around and quick to help or respond when you need him. Management is good at communicating any maintenance or issues that have be brought up by tenants. I renewed my lease specifically because any issues that arise will be resolved quickly by Jasmin or the property management team.

After living here for almost a year, here are my honest thoughts. Some of these issues aren't necessarily the buildings fault, but this is my experience living here nevertheless.
Pros:
-Amazing location. You are less than 5 minutes from the lake and grocery stores like Mariano's, Walmart, and Trader Joe's. The awesome street of Broadway that's filled with restaurants is also nearby. It's far from the CTA trains, but there is a very convenient bus stop almost right outside. This is easily one of the best locations I've lived at.
-Responsive and friendly building

Whenever I do laundry it takes me days to finish it up. The dryers don't dry well. You have to run at least two cycles for your clothes to dry and each cycle is two dollars. Some machines fill with water so slow that it literally washes for two hours. These machines are so old they've been in the building since the Flintstones. Beal needs to step up.

I noticed that the most people are respecting rules that Mike and Alma requested from everyone to take their dogs on the back door, which is much better because building smells better now.
They are always on the floor and they are responding fast on all request. They are really taking care of this building like is their on. Couldn't ask for better building managers.

Mike and Alma (building managers) have nothing but help with my move to Chicago. Honestly, I probably couldn't have done it without their support. It's nice to know that their are decent people working for apartment complexes, especially this one. They also work hard to keep the place clean and running and I can't thank them enough!

UPDATE March 7. For the past couple months the water was never fixed. Mike would come in, "fix" it, then we would have water for a few days, then it goes off again. I think he came for about 6 times. Currently for we have had no water for four days and the same black dirt is in out kitchen sink. CANNOT WAIT TO MOVE OUT! Mike is not responding to me, i guess there is nothing he can do. I swear this is the worst company in Chicago!!! Plumber came in yesterday and confirmed (again) that this is happening because these cheap people turned off the central heat. The building is not designed

So sad to see how bad this place is deteriorating over the years. Been a tenant for over 4 years and things have not improved. I pay for a parking spot along with my rent. One night I get home from work and a car is in my parking spot. I call/text the building manager, email the office, and never received a response. I would recommend finding a different place to rent. We have asked Beal to fix the lights that went out in the parking lot. A month later and they still haven't addressed our inquiry. Also, the trash at the bottom is always over flown, and infested with rats.

Much like other reviewers have said - this used to be a wonderful place to live. However, when I found out Beal/Apartment Management Group was taking over, I knew things would turn for the worse. Rent in my unit was raised 17% in an attempt to shove people out for the "improvements" they were going to make. My unit that rented for 1200 was going to be over 1900 when they were done with it.
They put poorly painted drywall on top of the beautiful pink marble entrance that was there, replaced our windows with cheaper windows that wouldn't even close properly because they were installed

I can't wait to leave this place! Since new management took over, this place is the pits. We have roaches in our apartment from unkept grounds and previous nasty tenants. There's dog feces left outside the building area, dog urine in the elevator left unclean, and very loud tenants at all hours of the night. We use to have a building that was awesome but the company fired him and things have gone done hill. Management refuses to take care of these issues and constantly goes up on rent! Do yourself a favor and find somewhere else to live! Don't make my mistake!

I live on the 445 W Barry Ave building. I have been living there for a little more over a year, and have seen it go from a pleasant place, to a tenant-neglecting building.

Rent is increasing while amenities are going away. They said the pool would be closed temporarily. Ended up having a floor put over it and turned into a boring room with a single ping pong table in it. Heat was taken away and now they put in cheap a/c units with heat. On-site building engineer who was always hard-working and attentive was fired in order to hire an off-site worker for less money. The front door is occasionally unlocked meaning any stranger can walk in. Overall, Beal Properties is terrible. They promised "improvements", but its quite the opposite. All of the good things
