I’ve been a renter from Prop M managed properties for 4 years. They have provided responsive and friendly service and the properties they’ve managed for us have been nice, clean, and more affordable than others in the area. I was locked out of my apartment on a Sunday. There was an issue with the lock and it had seized. I put in a maintenance request at 12:50pm asking for a locksmith to be sent.
While there were appointments available for the next day for maintenance, they hadn't even gotten back to me.
I had to call back that night to make sure someone knew, and was informed the property manager was notified.
The next day (Monday) I called at 3pm from work and the way the were dealing with me it had sounded like they hadn't even known untill I called.
I ended up having my own locksmith come. Can't trust these

I am currently renting a unit by PropM Homes and since I started living here, there have been a few issues and reaching the right people to fix those issues has been a hassle but then I got in contact with their Systems and Process Manager, Devon Abbott, who has been nothing but an absolute blessing when it comes to solving issues and reaching the right people! Hoping prospect owners find this in time. I used PropM for one year and their level of management is unacceptably low. Every repair and cleaning managed to break things even worse. Their cleaner shattered the window on my front gate. Their repairman forgot to return the drain hose of my furnace to the utility sink which flooded our finished basement. They insisted on professional photos even though they’d already secured a tenant (likely as a cash grab at my expense) — insisting I had to per their contract. I used PropM for renting my condo for about 3 years and have nothing but positive things to say! It was my first time renting out my condo and
I was admittedly nervous about having a property management company because of horror stories I'd heard from friends and family using other property management companies. We have been working with Prop M for several years now in managing our rental home in Portland, OR. Fantastic experience renting with PropM. I rented a very nice, reasonably priced home from them for 2 years and they were amazing the whole way though. Our company has a decently large account with PropM. Recently there was a utility chargeback change with the tenants and the solution proposed left about ~$900 or 1.5% of total utilities expense left on the table and unrecoverable. I find this an unacceptable solution.

Please note: PropM has a non disclosure clause in their contracts with property owners who allow them to manage a property. This clause basically states that property owners will not make any negative comments about PropM of any sort.

I strongly! advised letting PropM manage any of your property. They are easy to work with until you decide to move back into your home and terminate the contract with them.

I got my keys back after the tenant moved out. I was told the house would be move in ready. It was far from ready! The carpet was dirty, there was hooks and shelves on the walls in the living room, bathroom, and kitchen. The front and back yard was a disaster. The tenant left behind numerous useless items

This company is a joke. Because they added grass on the curbside after contracting with ( no where to be seen) HOA, we're now in charge of mowing a 6' length of grass. Half belongs to another property mng. So, that's 3 ft they won't cut. Never was it mentioned to us. We pay over $2,000.00 in rent + we paid over $2,000.00 in security. There is nothing to keep up in front except curbside. We keep up the back. This place has been trouble ever since we moved in here. They said they contacted the owner and they said no way are they going to take care of it. I'd say as of now

Can't brag enough about how great PropM has been as a property management company! I had a maintenance inspection scheduled last week that i completely forgot about. Devon was extremely helpful in getting it rescheduled! The tech was awesome and gave me a call the morning of, i let him know i wouldn't be there and that my Pug would be out and he was even excited to come and see him! It made me feel great knowing that awesome people like that work for them and that i can rely on them to be flexible with my schedule!

Don't rent from this property management!!!! We had multiple maintenance requests not filled at the house we rented and still had these requests taken out of our security deposit. We were also charged for fireplace cleaning even though the fireplace wasn't used by us at all. I asked for a referral cleaning service in case we wanted to use one before moving out. We didn't end up using it, but the amount we got charged was more than that cleaning service quoted us. We literally got only 25% back out of our security deposit. Be careful signing with them. I moved out and paid a professional cleaning lady. They weren't satisfied and hired someone for 600$ that came out of my deposit. In addition I was responsible for changing bulbs and batteries in the entire house and an additional 500$ came out of my deposit. It looks as though they use your deposit to cover their maintaining expenses between tenants NOT just for excess wear and tear. Very shady in my opinion

I was interested in an Apartment in the Sellwood area.
I messaged and was immediately called back by management. I was told that someone named Alissa would be calling me right away to give me a tour. A week later I still had not received a call from her. My roommates and I applied for one of their properties recently. The application fee was quite expensive (which is not a big deal) but they continually tried telling us to hurry up because "there was a lot of interest in the property." After we submitted our applications, we didn't hear back from them for about a week. Think twice before signing with this despicable management company. From day one this experience has been an absolute nightmare and headache. This is the worst company, they lye, cheat and steal from you. They are rude and unprofessional and don't care about tenant rights. My husband and I are beginning legal proceedings with this company. While looking for a new place as the lease on my current home is up I ran into these folks. While their properties seem to be nice and have everything I was looking for in a home rental, including pricing their lease agreement is quite discerning.

I live in Portland & have been a renter of theirs, for almost a year now.
They're professional, friendly, reasonable, and available. I am grateful for them. Treat them right, & they'll treat you right.
If I move, (which I don't intend on doing anytime soon, as moving is a pain lol), I'll definitely be checking with them, first, to see what other available properties they may have at that time. Easier to just stick with people you already know. But I don't plan on doing that anytime soon.

Awful. They don't communicate within their office and no one knew what the status of my property was. They rented to a person without talking to or meeting them. That person was not what they claimed to be and had serious issues. The family stepped in and stopped the tenancy within a month.

Insiders say PropM is about to go out of business. Stay away.
