EDIT: updated as of 1/2022. Our representative Kimberly has been very proactive in responding recently and PPI has clearly stepped up their game. She has been an advocate for us when we've had issues with our condo's HOA being non-responsive, and any concerns have been addressed ASAP. We are much more pleased with recent changes and I'm happy to update my review to 5 stars.

Performance Properties, Inc. is one of the best management companies I have rented from. Specifically, PM Erica Leonard, went above and beyond for us at all times. I believe this company and Ms. Leonard to be highly communicative; everyone I have spoken to even in the beginning application process was so helpful. Just hands down great job for the last 1.5 years. The only reason we don't get to use their service is our duplex was sold! When it is time to move, I will definitely be looking for properties to rent from Performance Properties because I know what I am getting. And if PM Erica Leonard

I’ve been a tenant here with PPI for over a 6 years now. They recently switched staff and the new manager, Pete, is absolutely difficult to communicate with, complacent, and negligent regarding the health and safety of the tenants occupying 3109 NE Broadway st. I, the lease owner have done the work myself to resolve the issue of mold/mildew treatment in a commercial basement space that is a Health Clinic. Pete is not available and does not keep me updated with details to get the space tested and treated by professionals. This has been going on for a MONTH now! My next steps are seeking an attorney

PPI has been managing my rental properties since 2012. They are professional, Good accounting and statements monthly, Good customer Service for my renters, prompt repairs and replacement prices are good, Maintenance is fair, prompt leasing and keeps rents up to market, and current on Oregon Rental law.

First of all...I LOVE Sonja because whenever I have to call to discuss anything, she's always right there and helpful! She takes GREAT care of the tenants. Everyone who works on this staff is very friendly and always so helpful. They are responsive and communicate great too. I've lived in my building since 2015 and since Performance Properties Inc has taken over, Zach...the whole team...has been AWESOME!!! They truly got rid of all the tenants that were super sketchy and now, every tenant that lives in my building, on each of the 3 floors are such great tenants. I feel very safe now living in this

We rented a home for 7 years that was managed by PPI. I can’t emphasize enough how unprofessional this organization is. Owners you will not be well represented by this company. Find another company to represent you. Although we maintained the property as though it was our own; and hired a professional cleaning company to clean the house when we left; and hired a professional handyman to fix the small issues we felt were our responsibility; and hired someone to fill in the nail holes from hanging pictures; PPI still withheld a portion of our deposit. I find this unacceptable and will be contacting

Having lived in a Performance Properties managed home for the last 5 years I can say, quite honestly that they have been incredibly responsive to any and all requests for maintenance or repair. Not only was any work completed quickly and professionally, The vendors they used were very helpful, polite and easy to deal with. You really should not have any problems if you rent a property that they control.

I have been renting from Performance Properties since 2016, and my experience has been exemplary. I've had a single maintenance issue in three years, and the maintenance staff responded promptly and thoroughly within 24 hours.

I rented a house last month in Portland. I had put in a maintenance request for a small plumbing issue which turned into an awful drain backup in my shower. Performance Properties had great communication with me concerning the plumbers arrival. In the morning they returned my call, assured me the plumber would get here earlier than originally planned and they would send out someone to clean my bathroom. I am very impressed with the follow up of this company and am confident they will take great care of any concerns I have in the future!!

Fair warning: If you rent from this property management company you will not see any of your deposit again.
If you are already renting from them when you leave be ready for a fight. They took my whole deposit of 3400 dollars and claimed that, I owed more.
Right know I'm in the middle of getting all of my paperwork together to take them to small claims court.
They are the worst!!!
I'm also writing to the Governor/news outlets this kind of Business practice is completely unacceptable.
I will be sending them a complete copy of all of my dealings with Performance properties. I intended

Would never recommend to anyone. They took over our property when cascade (the original people we rented from) got shut down. Performance was incredibly rude on the phone, even hung up on me before. Raised rent $100 each year we were there. And when we finally couldn't afford it anymore and didn't resign our lease they started showing people our house before we had even moved out. They wouldn't tell us when they were showing and would do it when we were gone. I'm talking, all of our crap inside and could have easily been stolen. They charged us over $200 when we moved out for

PPI is full of every piece from the bottom of the barrel and they enjoy scr*wing you. It doesn't matter how much evidence you have to 110% your side of the story is true, they have more money, and people willing to slink lower than you.. NEVER DO ANY!!! Business with PPI. Very poor performance by "performance"properties. They treat the tenants very low with no respect.Make sure to make your payments on time and never to expect any repairs done. If you are satisfied with doing all maintainance yourself and ok with having your property/car damaged by a garage door opener falling and hitting your car and then having to fix the damage yourself, hey you do have a perfect rental.
They seem very nice at the start till you sign the lease, then do not expect to hear back from them. Also forget getting your security deposit back. They change the carpets and paint

I called the number listed to inquire about a property and never heard back. I also emailed the address listed with a few questions and the response from Performance Properties leads me to believe they didn't read my email at all. After reading other reviews, I'll just keep looking and avoid this dumpster fire of a company.

It says a lot that all the glowing reviews are from owners, and all the 1-stars are from renters. There's a very good reason why that is. Don't expect to get your deposit back, even if you spend weeks cleaning the place yourself and whoever you lease from tells you it all looks fantastic, and "you can't even tell kids or cats lived here!"
