I don’t recommend this place. I had so many issues with my roommates and the office barely did anything to help. Jada was the only helpful person but it was obvious her scope of power is very limited. For about the first month of issues, all I was offered was a phone call to the problem roommates or “mediation”. After doing both of those things just got worse. I gave up trying to tell the office for a few months because it was obvious they weren’t going to do anything. The last straw was when they held a party in the middle of finals week. After that I tried to get the office to do SOMETHING

Please stay away of this place, they just want to take your money. I stayed for two months, from June to July of 2021. Since the day I moved in, I reported that I was given an old mattress that was in bad condition. I even had to bring my own personal mattress because it was disgusting to sleep in the one that I was provided.
I moved out on July and then I was reported that I was responsible to pay for the mattress, that I never sleep on, in the two months that I stayed there. They just want to get any opportunity charge you. I wouldn’t recommend this place to any student.

If I could give this place 0 stars I would. This is the worst place I have ever lived in, they scam everyone, they don’t care about the people living there. The people in the office don’t care about anyone but themselves. And when you moved out you will get a stupidly large charge. They aren’t accommodating at all. Don’t live there. Just go to the hub.

If i could rate a place zero stars i would. i don’t like anyone in this place expect jada and manny (they’re the only two who know what they’re doing and are actually KIND PEOPLE). the assistant manager, stephon…he’s really rude and has major attitude. im getting charged for a fee after living a year in this place (thank god i moved out). they claim my carpet is stained and the proof picture looks edited. the carpet is LITERALLY GREEN. i left my room intact, but since i didn’t take pictures of the carpet (bc who literally does???) im getting charged 275.00. this place is a scam. don’t

Tell me how my car got towed after I’ve paid for parking for 2 years, and I turn in my keys and my decal letting the front office know ahead of time that I was going to be moving my stuff out these next 2 days and nobody thought to tell me I have to park in visitor parking? I pay 850 dollars a month for 2 years and paid for my parking spot in my rent this month just to have it towed and for them to tell there’s nothing they can do about it.

I’ve been living in Orion on Orpington since August of 2020 in a 1/1 in a 4/4. Car break ins have been a recurrent issue that’s been brought to the attention of the staff on multiple occurrences. I believe that part of the reason why these break ins are happening is beacuse the back fence has been broken for months allowing trespassers to simply waltz right in. I notified the front office staff that car breaking ins are in issue (mentioning the broken gate) to which they responded with some excuse about permits. I was told I would be contacted in a few days pertaining to a possible solution

My time at Orion is coming to an end after a few years. The staff, including maintenance, were always great. Parking was always accessible, and the location is fantastic — Publix, two gyms, Gas stations, great local restaurants, all within minutes away. There are only small dislikes/concerns with the property. The raccoons can sometimes be a real problem with the trash bins next to your door, even when the bin is locked or if it breaks from tampering. This will cause trash to sometimes be everywhere on your doorstep and Orion threatening residents with fees due to a problem out of our control

This apartment complex and staff are amazing! Office staff Alex and Manny are absolutely amazing as is their maintenance staff, especially Nelson. They truly go above and beyond for their residents! Any college complex is pricey, but it’s a very quiet area and the apartment is fully furnished and spacious for a college apartment. The office will help you work with any problems that you may have and work orders are processed and finished in a timely manner. Gym, study room, and the pool are all clean! The office even has floats for the pools that they have blown up for you! I once saw an office

I lived here for 2 years and never had any problems. The neighborhood is quiet and pretty. The staff is really nice, I never had a problem with packages. Everything is very clean, and for both of the leases I signed they did a good job placing me with my preferred room mates. They gave me a really wonderful living experience.

I've lived here for a few months now and I can say with confidence that it is worth living in. I have a platinum room and I LOVE it. Maintenance has come within 2 hours each time I've put in a service request even though they say 24-48 hours. I am convinced that everyone complaining about roaches for EVERY SINGLE apartment complex around ucf is not from Florida. No matter where you are in Florida or how clean you are, there's bound to be roaches. It's just our climate. That being said, I haven't seen a single roach in my entire time here. I just moved in last month and although orion has been pretty good there's been a really bad roach problem. And believe me, me and all my roommates are SUPER clean. There's never dishes out and we mop and vacuum once a week. I get that I live on the first floor, but they are everywhere. My roommate woke up with one on her back and every morning there's a roach in someone's room. They're in the kitchen in the living room- everywhere. We're going to try and move up to a higher floor for the rest of the lease if the office will accommodate. But who knows if that will

I've lived in Orion for a year. I used the matching system they provide on the website to assign me to a unit where our living habits are similar. Long story short, they put me in a room with 2 sisters and their cousin who have lived there before, would have random people in the apartment without them being home and not telling me about it, and none of them were In School. The apartment complex is great and my apartment is very spacious and well taken care of, however, the office staff makes this amazing apartment complex less than amazing to live in. This place only cares about your money. Good luck if you ever have a serious problem that you have to rely on them to fix. I stayed for only a year and had to deal with a plethora of problems. The one that made living there a difficulty was the extra inhabitant that we had. One of my roommates had a significant other that stayed practically the whole year while I was there. I really do love it here at Orion! Every time I have the opportunity to recommend it to someone I do. The prices are super low, but you get great value for what you pay for. I've never had a problem in the two years I've lived here and I plan on staying until graduation. Orion on Orpington is the place to be.

I love the location, and the staff is great. It's reasonably priced, and has great amenities. However, the walls are so thin you can hear everything going on around your apartment. Last year, it was the girls who lived above us stomping around. This year, it's the guys below us constantly playing music with a heavy bass. Other than that, I love this complex. Noise complaints are the only issue I've ever had!

Living at Orion is great! I love my room, bathroom and walk-in closet. The layout of the apartment is perfect! The staff is always super friendly and helpful. Internet is a little spotty and finding parking Is a challenge at night but its been an overall pleasant experience. Also, if you can try to live with people you know because the roommate matching isn't the best.

In a really great location orion has a lot to offer. The property is really beautiful and there is plenty of parking for residents and guests. The pool is nice to study by, hangout, and they even throw block parties every quarter! Publix is so close you could walk to it, and you can take a back road to UCF to avoid traffic. New management recently as well and there are a lot of good improvements coming in soon.

Undoubtedly the worst college apartment complex I've ever been in. The management intentionally screws over the residents by randomly changing policies, not enforcing the ones they do have, and just being generally unhelpful. In the time that I was there they forced everyone to re-sign new contracts so that they could force everyone to buy renter's insurance, they paved over most of the public parking spots forcing people to buy reserved spots, they tried to evict me because they lost my rent payment, and upon move-out they charged an electricity bill based on what they think I "
