We offer two options of finishes in homes, Classic and Deluxe, so you can find the home that best fits your style! Classic homes include oak or maple cabinetry, granite countertops, black appliances, and wood-style plank flooring with tile flooring in the kitchen and baths. Deluxe homes include espresso cabinetry, quartz countertops, stainless steel appliances, wood-style plank flooring throughout, and designer LED lighting fixtures.

Current Resident, I have lived in Orlando for 8+ years now I recently moved here in July with a broken electric meter. I would not have moved here if I knew I was going to be spending $425/month in electric and I am mostly gone for work. OUC confirmed it was faulty and I would have never known! Be careful when moving into this place. Check everything!
Don't move here if you want to shell out an extra $425 + just for electric and the office takes FOREVER to get back to you on payment related issues. You have to basically BEG them to do something about. It is now December and they are just now taking

Adrianna was great trying to help find us the perfect apartment. We applied and paid all of the fees for an apartment that was available end of December. We were waiting to hear back about being approved. A couple days go by after applying, my boyfriend calls for an update and we are told that the people who were still currently living in the unit were allowed to resign after we've already applied, paid almost $600 and went through the ENTIRE process to move in. Not once we're we informed of the resign, so if my boyfriend didn't call would we have been told? They then offered us

Seriously one of my favorite buildings I've lived in! Everyone is so sweet and kind from the front desk staff to the back office to maintenance! The pool is so fun on weekends, and the location could not be more convenient! If you are a single person looking for a place to live, this is IT!

I met with Adrianna to view an apartment at Paramount. She was very knowledgable, profession, and pleasant to work with. I left to view other apartments with a good understanding of what the Paramount offers. As a result, I returned later that day to secure one of the apartments. I met with Lilly, who worked with me to complete my application. Before I knew it, I was approved and scheduled to move in a week later. My experience with the Paramount staff was excellent and positive.

Very Happy. We have been at Paramount for about 6 months. We love it. It is very convenient. Hard to beat having a Publix in the building. The staff works very hard. It is a tall order to keep up on normal maintenance in a building this size. They do a great job.
I do think, that (if I had a suggestion) they could put more effort into qualifying residents. We have a number of party people that ultimately make more
Work for the staff; especially the facilities department. I worked in the luxury living space and there will always be a small amount of tenants that have a general lack of respect

The management staff is only nice to certain tenants. (They have their favorites.) Many issues Is not addressed, just thrown under the rug and they act like they don’t care. They never answer the phones. The elevators either doesn’t work or is really really slow more than half of the times. Be prepared to wait a while. The gate is always broke and that’s a safety issue.

Been here about 1.5 weeks so far, but very happy with my experience. Amanda did an amazing job in coordinating my move from NYC to Orlando. I could not be happier with her service. I had a million questions and she answered all of them promptly without any delay, and her help was priceless during this process. Regarding the apartment, I am loving the space - neighborhood is ideal as well, close enough to the nightlife where it is walkable but far enough were you can get some sleep. If you like looks over good management this is the place for you. They call it "luxury" but will treat you like you don't exist as a resident. After living there for over a year I can honestly tell you IT IS NOT WORTH IT. The environment is sterile anyways. Find literally anywhere else in downtown Orlando, it'll save you headaches, energy, and patience. All they care about is money.

I moved in to The Paramount last year and can only say good things about this building. Besides the location being absolutely amazing the staff is even better. Rosa Santiago goes above and beyond for the residents there. She truly makes that building a pleasure to live in because you know that if you have any issues she will do anything and everything to resolve it for you. I’ve dealt with a lot of rental communities and management teams but by far this experience has been the best. Rosa is definitely an asset to that building. We have been working with the Paramount at Lake Eola for the past 2 years. We had a very specific unit/floor (3/2 + den facing Lake Eola) in mind for our new home. We made several trips to look at the property during that two years, many great improvements were being done during this time. I've lived here for 3 months. Hot tub has not worked in the 3 months I've lived here. Elevators are a joke. It takes 15 minutes to get the elevator to the parking garage. Lobby was supposed to be done with renovations by mid August; it's almost October and we still cannot access the lobby to the Lake. It's really not clean or well kept and management does not seem to care. What I can say is it is quiet and the locations is wonderful.

They forgot my move in date, the apartment was filthy and had tons of issues ( laminate flooring popping up, scratches on doors, paint issues, etc ... ). I had to move in throughout the front doors, sharing the elevators with residents coming home from work. Elevators take turns on being out of service ( for the next six weeks now, each one of the four will be out for two weeks, taking turns)! The only good thing about this building is the location, you can do a lot better for the money in the area and the end of my contract can't come soon enough!

I have loved living at The Paramount at Lake Eola for 2.5 years. They have been nothing but accommodating!
Many changes, many upgrades. Even the problem that aggravated Tenants seems resolved after Management went to a new elevator company. You can walk almost ANYWHERE. Publix is a two minute walk, Starbucks four minutes. You can get to so many restaurants, theater, banks, train station and on and on. Lake Eola, right across the street, is a great .9 mile walk.
I feel this is the BEST building to rent in if you want the conveniences of Downtown Orlando.

Went to look at the complex about a month ago. Staff was VERY friendly to us. Unfortunately when I went to see the units they looked a little dark and dated, although they assured us that the building was in the middle of being remodeled I just didn't want to wait a year or two for this to finish taking place. Overall, staff seemed nice, and the location was GREAT, I'm sure this will be an amazing building once renovations are completed.

DO NOT MOVE INTO THIS BUILDING. We've lived here for three years and the place has been run down the last year to where it's hard to believe it's the same building. Anything that gets broken stays broken here. Elevators are constantly down. So it's not rare that you are carrying publix groceries to Central side, both elevators are down, so you go to Pine side, where the other two elevators are down, as well (no kidding, zero elevators were working in a 17-floor building). Not recommended. I've lived here for almost three years and things have progressively gotten worse. My electric bill went from $170 on average in 2016 to over $400 in 2018...and absolutely no changes on my part. Both my roommate and I are gone a majority of the week and we crank the air up to 78 when we leave and put it at 72 when we sleep. The apartment always seems warm too, no matter how low we put the thermostat. Ive called OUC multiple times and they said it had to do with the building. I've contacted management many times, before and after this review. The building has only gotten worse. There are workers constantly in my apartment. The hallways always smell of pot. As I write this, a drill and hammer are banging away in the adjacent apartment. This has been going on for weeks. I work from home. I can't wait to move. This place is a dump. Don't, don't, don't live here. Oh, and my OUC bill is always around $450, but I can't get my 1200 sq ft apartment ever below 74°. The Paramount used to be one of the nicest apartments in Orlando until Northland bought the building. I have lived here for several years and loved it, but am now counting the days until my lease ends so I can get out.

Now the elevators are always breaking. It seems like there is always one that is inoperable, and sometimes both elevators on each side

This used to be a wonderful place to live. Great location and varied floor plans. Within the past six months, a new company, Northland investments, bought it. Since then, it has gone downhill. It is a piece of crap. At any given time, maybe one to two out of four elevators are working. Once, we had none in operation at all. They focus on superficial things like power washing the outside of the building (so it will look pretty to prospective residents) while neglecting the needs of its current residents. I have lived in 4 different condos downtown Orlando over the years without any issues and this is hands down the worst building in Orlando. Management is atrocious and unwilling to help with even the most basic things. The only answer you will ever get is "there's nothing we can do about it". If you're looking to move to the lake eola area you're better off setting up a tent in the park. You'll have a better experience than living at the paramount.

The property was purchased by new management group about a month ago, who have caused nothing but headaches. Staff does not appear to be trained well.

Elevators, grills and hot tub never seem to work.

Recommend trying one of the newer buildings in downtown, which are generally less expensive and better managed.

I've really loved living here. As they say, location location location and I think it's the perfect location. I've had friends living in several of the other high rises in the area and this is easily the best, and not just because of the location. Of course there's been little gripes over the 4 years or so that I've lived here but they pale in comparison to the issues I've heard from my fellow downtown dwellers in other buildings. The staff has always been easy to work with (the few times I've needed to). I would certainly be staying here if I weren't buying

I lived here for three years and am leaving because I'm moving out of state, otherwise I would stay on. The management and staff are excellent and the people in the building are very friendly. You cannot beat the location as it is close to downtown, but not so close that you have to hear all the noise and traffic late at night. Close to Thornton Park and all sorts of great restaurants, and you can't complain about living on top of Publix!

My favorite part might be the construction. The floors are concrete, meaning no complaints or issues of hearing footsteps, problems with music

I would highly recommend the Paramount to anyone looking for a place to live in downtown Orlando. I have lived here for close to 5 years which means I obviously have enjoyed it! I moved in when I was 22 years old after touring and comparing many other places as well as visiting friends in other locations downtown. Every friend I've had that has lived here and moved out has told me how much they miss it and they wish they didn't move.
